不过三个PROJECT (PEARL GARDEN， PEARL VILLAS， IMPIAN) 的屋子模式都近乎一样的，只是外观一点改改而 ...

现在的发展商有些都会这样子做, 可能会省下不少设计的费用吧.
Tambun indah 也不是第一次这样做了. 之前从 casa impian, juru height, tambun emas 到 casa permai 也是差不多一样的设计. |

除了不可以装修之外还有什么呢？
他会有subsales 的价值吗？ |

里面可以装修, 外面不能装修.
坏处, 连外面要油你喜欢的油漆颜色也不可以.
还有就是要给管理费咯...
以后的价值, 可能会比较值钱, 因为现在越来越多类似的住宅区.
价值往往还要看需求而定, 这当然也包括了地点. |

想问一下，pearl garden 的垃圾管理方式。
由于 pearl garden 采用 open space concept, 屋子后面没有路给垃圾车过，而且是 strata title 将实施公寓式的管理方式。所以是不是也类似公寓一样有一个集中的垃圾地方让全部居民自己拿去丢在那边的？
如果是的话，有谁知道是在哪一个角落吗？ |

According to Law Of Malaysia Act A1289 HOUSING DEVELOPMENT (CONTROL AND
LICENSING) (AMENDMENT) ACT 2007
Progress certification
22F. (1) Any architect or engineer, as the case may be,
who issues a progress certification knowing that the works
therein referred to have not been completed in accordance
with the provisions of the sale and purchase agreement shall
be guilty of an offence and shall, on conviction, be liable
to a fine which shall not be less than ten thousand ringgit
but which shall not exceed one hundred thousand ringgit or
to imprisonment for a term not exceeding five years or to
both.
(2) Any person who knowingly and willfully aids, abets,
counsels, procures or commands the commission of an offence
under subsection (1) shall be liable to be punished with the
punishment provided for the offence.”.

今天看报纸, tambun indah 又有新的 project, 是在北海 raja uda 的 condo 叫欣嘉苑 Tanjung Height.
有谁知道确实的地点和价钱吗?
这将是 tambun indah 继 carissa park, dahlia park 后在北海的另一个 condo, 看来 condo 是现在北海的趋势了. |

有没有人发现 pearl garden 的 semi-D 和 DST phase 1 都有已经建到完成蛮多了(应该有超过 60% 了), 可是 DST phase 2 和 pahse 3 却一点也没有动静的?
所以我猜测是不是到时候会分开拿 OC 的?
然后一边 OC, 另一边继续建筑? |

没有记错的话，phase 1，2 的OC 会先拿到。phase 3 & 4比较慢。 |
