这些店都是西马分行过来的,毕竟新欣老板与西马的品牌商行都有来往的

The Spring建成后就是砂拉越最大型的商场了,详情可查阅“砂拉越2007年零售业走向 (WTWY)”。

Jusco、Tesco、Giant

Parkson to be The Spring mall’s anchor tenant
By Alexius Barieng

KUCHING: Parkson Grand Department Store has signed on to become The Spring shopping centre’s anchor tenant.

In a press release issued recently, PSB Realty Development Sdn Bhd, which is the developer of The Spring, said the signing ceremony took place in Kuala Lumpur last week.

Parkson Grand would occupy 102,800 square feet of trading space on three floors of the 400,000 square feet shopping centre.

The department store would house a wide range of products currently unavailable in Sarawak, and would be positioned on a higher level compared to existing outlets in the eastern states.

PSB Realty Development explained that it agreed to a long-term tenancy with Parkson Grand after a considerable amount of careful tenant mix planning, selection and negotiations.

The developer said the signing of Parkson Grand as anchor tenant signified an important milestone in the development of The Spring, adding that it was also confident that Parkson Grand would be a major attraction for shoppers.

The Spring, costing RM150 million to build, is conceived to be Kuching’s largest regional mall, with a gross built-up space of 700,000 sq ft, or about 400,000 sq ft of retail floor area.

According to PSB Realty Development, The Spring has received an unprecedented level of interest from retailers, particularly from Kuala Lumpur.

The project is expected to be completed by the third quarter of 2007, and when opened would house at least 150 shops, mostly fashion, food and beverage, entertainment and lifestyle goods and services.

It would be the only centre in Kuching that is not strata titled, allowing a much needed tenant mix control that such a shopping centre is expected to have.

The Spring would also boast of the first gourmet supermarket, a large eight-screen 1,400-seat cineplex, the latest mainstream fashion names, and “chill out” and alfresco diners.

According to the marketing consultant for the developer, The Spring is expected to have a 50 per cent ‘take-up’ by the end of December this year, and that it would be almost 100 per cent leased by the time it opens next year.

Habib Jewels to open first Sarawak store at The Spring
By Puvaneswary Devindran

KUCHING: Renowned jeweller Habib Jewels Sdn Bhd will soon open its first store at The Spring here to better serve its growing Sarawakian clienteles.

Its retail operations manager Mohd Zaruddin Mahmud felt this was timely given requests from clients in Sarawak for Habib to have a store here.

“We have so many Sarawakian customers coming to our showrooms asking us to open one initially; so we decided to hold exhibitions and after seeing the demand here we decided to open a store here,” he told reporters here yesterday.

He said the majority of Habib’s customers in the State were from the Chinese community, accounting about 70 per cent; and that for the market here the company would cater for the lower to higher-end customers.

Having been in the jewellery business for 50 years, Habib currently has 15 showrooms throughout Malaysia.

Zaruddin said prior to the store’s opening Habib hoped to enhance its presence by holding exhibitions such as the present one at the lobby of Hilton Kuching which would go on until March 26.

Customers here could have a look at Habib’s unique Empress collection and get to learn more about diamond certification, besides comparing Habib’s good prices with that of other jewellers, he said.

“We work with very slim margins, but we have the volume so we can guarantee the customers that they are paying the lowest price in town,” he added.

The exhibition carries Habib’s gold collection, the international brand ÒHearts on FireÓ, its latest Empress collection and Export collection among others.

Customers would get 50 to 70 per cent off on all diamonds and gemstone jewellery plus RM5 off for every gram of its 916 gold items.

Customers could also trade in their gold jewellery, and Zaruddin assures that Habib trade-in rates are competitive as it only deducts 15 per cent on its selling price.

“They could either exchange for other jewellery or sell their gold for us to melt it down and sold off as new jewellery,” he said, adding that Habib dealt with 916 and 999 gold.

On its Empress collection, Zaruddin explained that this was a signature series of Habib, and it was made of a combination of five-piece diamonds, four Marquise cut and one Princess cut, set in a round or oval shape.

He said that the Empress collection allowed customers to get a bigger piece diamond, but at an affordable rate.

“Just imagine buying a solitaire in which a carat could cost RM15,000 and above, but an Empress, which looks like a one carat on a single piece, would cost you around RM2,000. It looks like one piece of big diamond when it is actually a combination of five,” he pointed out.

On its Export collection, he said these were pieces meant for overseas market, but as some locals preferred these designs and since Habib had excess stocks, the exhibition also carried this collection.

With its prices starting from RM800, the designs were more for the European market, and among them are traditional British and French designs, he added.

Zaruddin disclosed that Habib’s diamonds basically originated from Belgium and some from South Africa, Australia and Russia, and cut in Belgium and the USA since there were no diamond cutters in Malaysia.

He said Habib carried thousands of design because it manufactured its own jewellery although it accepted requests for custom-made pieces.

On buying of diamonds, he advised customers to make sure the diamonds they were buying were internationally certified and graded by trusted independent bodies like the Gemological Institute of America (GIA).

Besides this, customers should also know their 4 Cs - carat, colour, cut and clarity, as these determined the grade of a diamond, he said.

“For example, even if you buy a D-coloured diamond which is colourless and the best, but not a good cut then there’s no point. All the Cs play a significant role in ensuring you get the best glitter,” he said.

Hence, it always pays to ask more questions before buying a diamond, he advised.

The Spring makes history
By Gerald Chung

KUCHING: The Spring Kuching - an upcoming shopping mall built at an estimated cost of more than RM150 million - created a kind of history of its own by being the first building of such a big scale in the State being built using a pre-cast concrete structure and it also bring good news to physically disabled with designs that cater for wheel chair and strollers.

Project Manager Joanna Ling from PSB Realty Development said the design of the building is in such a way that it is disabled-friendly as most of the access routes including the main entrances are easily accessible by those using wheelchair or those who are bringing their children on strollers.

She said that the access into the building are rams, escalators and walkalators where those especially who are disabled are able to access the building with ease, the architects are very particular of such detail hence making the Spring shopping mall a physically disabled friendly place.

Based on the Australian suburban shopping malls, the Spring is designed by award winning New Zealand architecture firm of Warren Mahoney Limited, deemed as a pioneering development in Sarawak in terms of design, construction and for breaking new ground in lifestyle retail development, its construction methods are not the only reason it is gaining the public attention.

Ever since the launch of the Spring in April last year, retail spaces in the Spring has been filling up steadily, response from Grade A retailers have been incredibly encouraging, finally with the opening of the mall Kuchingites shoppers can make less frequent trips overseas to fulfil their shopping needs.

The Spring is planned by retail experts to comprise tenant mix which caters to all levels of income group, especially youth and middle income families, the mall includes typical Australian friendly features such as low rise pedestrian friendly layout, abundant voids and skylights, alfresco dining areas and plenty of car park lots with 100 open space parking bay and around 900 space at the basement car park.

Christine Ling, the Leasing Manager for the Spring said that a 25,000 sq feet Food Haven will be open up for registration soon and it will be the largest food court here in Kuching consisting of five restaurants, fast food outlets, at least 35 food stores made up of stalls, mini restaurants, kiosks and a food hawker street.

With a seating capacity of up to 630 people with an internal playground, this new concept in communal dining is designed to provide a variety of experiences and interaction within one space, with 15 per cent of the mall planned for F and B outlets, no shoppers will go home hungry and empty-handed.

Yesterday morning a group of more than 100 members of the Institution of Engineers Malaysia Sarawak branch made a trip to the construction side. The entourage of civil engineers were there to study the state-of-the-art pre-cast building technique which is being adopted by the developer of the Spring.

The trip to the site located at Jalan Simpang Tiga here which is a stone's throw away from the Kuching District Police Headquarters is also being organised in conjunction with the Engineering Week. The engineers were taken around the site and were given a briefing by Jari Silventoinen, the Managing Director of JEKS Engineering Sdn Bhd who specialises in designing the pre-cast structures.

The concrete structure is prefabricated using Finnish technology in Peninsular Malaysia, then transported to Sarawak in barges and installed in blocks. The Spring is the first building of such scale in the state to be built using a pre-cast concrete structure and according to Jalmes Ling the director of PSB Realty Development Sdn Bhd the developer of the Spring it is similar to building with Lego.

The building which started construction in the middle of last year is currently around 40 per cent completed and it is expected to be completed sometime end of 2007 or early 2008.

Tenants who are going to take up some of the place at the Spring are Parkson, Gourmet Supermarket by Ta Kiong, MPH Bookstore, Padini Concept Store, Habib Jewellery, GUESS, MNG, Espirit, Anakku, Apple Computers, Bausch K, The Body Shop, Giordano, My Travel Store, HSL Electrical, Hush Puppies Apparel, Hush Puppies Shoes, My Diamond by Tomei, Nicole, Secret Recipe, Sony, Starbucks Coffee, Urban & Co, FOS (Factory Outlet Store), GNC and Osim.
