USJ1 之 Casa Subang Service Apartment

我看中一个地点usj1的公寓casa subang.请问多大?有几种款式? 多少钱? 管理费多少? 买多一个parking多少钱?那里最便宜的价格是多少?

有谁在那里买了? 几时可以搬进去住?

Casa Andaman Sdn Bhd, a property developer has successfully launched 'Casa Subang' Service Apartments located at UEP Subang Jaya, Selangor bordering Kuala Lumpur City.

The project sited on a 3.0 acre free-hold land along Jalan Subang 1, Subang USJ 1 ( behind Courts Mammoth and near Giant Hypermarket ) and within proximity to shopping complexes, colleges, medical centres and expressways has so far received tremendous response from the public.

'Casa Subang' Service Apartments comprise 2 blocks of 25-storey high apartments, A & B and has a total of 588 units and will be fully-furnished except for the 16 units of duplex penthouses. Each block consists of 294 units and 10 units of shop lots and will be equipped with a wide range of modern facilities.

But what makes 'Casa Subang' unique is that, already a total of 286 apartment units of Block A has been blocked and will eventually be leased to SEG International Bhd, the operator of Systematic and Prime Group of colleges to serve as accommodation for its new campus which is located within walking distance from One Subang which is due to complete by end 2005.

The built-up areas range from 682 sf to 1,062 sf with 3 & 4-bedrooms each and are priced from RM166,800 to RM277,800. The built-up area for the 4-bedroom penthouses is 1,555 sf and is priced at RM 505,800 upwards.  

As part of its sales package, developer, Casa Andaman will be providing purchasers with a 8% Guarantee Rental Returns (GRR ) for a period of 3 + 3 years. Free legal fees will also be extended to purchasers for the signing of the Sales & Purchase and Bank Loan agreements and subject to panel of solicitors only.

"The public's response for project has been tremendous and we have already recorded a sales figure of nearly 95% since the launch. We attribute this, simply to Casa Subang's 'prime location, assured tenants, pricing, full-furnishings and the attractive sales package.' Purchasers can certainly be assured of both the finest product quality and top range services. Again, the leasing of 286 units to SEG International for students' accommodation is certainly a great boost to us and will serve as an instant revenue earner to any purchaser or investor," said You Kong Hean, Director, Casa Andaman.  

Among the facilities include a wading and swimming pool, multi-purpose room, games room, gazebo, volleyball and tennis courts, hair salon, mini-market and convenience shop, internet café, child-care centre, children's playground, laundry service centre and, finally a 24-hour security service which include a 'Prox Card' system. The lobby area is located on the ground floor and four-service lifts are made available for each block. There will also be 4-levels of podium car parks with one car park allotted to each unit.

In terms of accessibility, 'Casa-Subang' is linked via Persiaran Kewajipan, Subang USJ 1 and also to the Kesas and LDP highways.

The gross development value ( GDV ) is approximately RM 95 million and its gross sales value ( GSV ) is estimated at RM 142 million. The completion date will be 36 months from the date of signing the SPA.

地点、环境、交通都不错, 但是本身不喜欢SUBANG, 所以不会考虑买那边的产业。 最重要你自己喜欢, 应付的来, 那么就买吧, 毕竟购屋有时是个人感觉, 不能问别人意见的。

顺便问下, 那边的风水好吗? 嘻嘻

还没有进屋子里面看,所以不知道。

没有人知道二手的价格吗?

我问过发展商4房的有1间,不过要300多千。 3房的没有了。
所以只好找2手市场的。

找到一间3房的, agent说要220~235千。我问他之前价格才166千, 为什么起那么多? 他说屋主要卖这样的价钱。 况且这个是包家私的。 地点又绝对方便, 走路就可以去mydin & giant & summit shopping complex. 缺点是靠近工业区。

对,我们的FOCUS老大买了那里,他很久没进来了。投资是很不错,不过还没有交钥匙。我们在USJ19 也有类似的PROJECT。会比较便宜。有兴趣吗?
