進軍房產業 合營鋼鐵業冀下財年轉盈

(吉隆坡18日訊)合營鋼鐵業(AISB,2682,主要板工業)進軍房地產發展業,料在10月或11月間取得房產發展准證,寄望在年底利好因素帶動下,可在下個財政年轉虧為盈。

合營鋼鐵業執行董事林有文在股東大會后透露,公司可望在10月或11月獲得首項房產發展准證,同時希望鋼鐵市場可在年底傳出利好消息。

“我們已遞交准證申請,料(房產項目)可明年初動工,並于2017年完工。”

林有文指出,有關房產項目已開放預購申請,明年首季或可對營業額作出貢獻。

同時,合營鋼鐵業將在吉隆坡、雪蘭莪和巴生谷尋找合適地庫,預計會投資5000萬至6000萬令吉。

“我們除了尋找工業用地,也探討住宅或商用土地。”

合營鋼鐵業主要業務為鋼管製造與銷售業務,今年開始多元化至房產發展,將在莎阿南Jalan Playar,發展工業建築,發展總值約160億令吉。

林有文說,公司仍專注于製造和銷售鋼管及其他建材貿易,但不排除未來業績表現將由房產業務主導。【中国报财经】

Following an article published in the Edge Financial Daily dated 29 February 2016 on the subject matter, Amalgamated Industrial Steel Berhad (“AISB” or "the Company") wishes to announce that the Royal Malaysian Customs Department (“RMCD”) has visited the Company’s premises to conduct its audit for a period of about two 2 hours on 24 February 2016.

The RMCD has taken custody of certain documents pertaining to two importations of hot-rolled coils for further verification. There were no further actions taken by RMCD pending their feedback at a later stage.   

Since the Company’s bank account is not frozen and its business operates as usual, the business operations of the Company will not be materially affected.

合营钢铁业接受审计 进口热轧钢没违规

(吉隆坡21日讯)大马关税局证实,合营钢铁业(AISB,2682,主板工业产品股)进口热轧钢,没有违规。

合营钢铁业在2月29日发文告指,关税局在2月24日确实有到访公司厂房,展开约2个小时的审计活动。

当时,关税局有取下部分关于进口两个热轧钢的文件,以进一步核查。

合营钢铁业当时表示,由于公司的银行账户没有被冻结,且生意将如常进行,因此营运不会受到显著影响。

接着,该公司在昨天向马交所报备,关税局已验证进口热轧钢的记录,当中没有涉及任何违规行为,且所有相关的关税和消费税都已经缴付。【南洋网财经】

合营钢启动工业产业项目‧冀今年转盈

(吉隆坡16日讯)合营钢工业(AISB,2682,主板工业产品组)第一项工业产业项目正式开跑,预计能协助公司在今年转亏为盈。

合营钢工业执行董事林有文在股东大会后表示,新产业项目已开始销售,发展总值为1亿6000万令吉,预计在2年半内完成。

“1亿6000万令吉以2年摊分,每年都能有8000万令吉左右的收入,轻易超越钢铁业务的贡献,预计公司未来营业额约有50%来自产业项目。”

目前,产业占该公司10%营业额,其余90%来自钢铁业务。合营钢工业成立至今都以钢铁业务为主,去年2月才获得股东批准进军产业市场。

新发展的产业项目为工厂,共有12个单位,包含10栋各1万3600平方尺的工厂,另保留4.46英亩地段,用以建造1或2栋客制化工厂。

在问及销售情况时,非执行董事林敬翔表示,目前已卖出两个单位,每单位售价介于800万至900万令吉,也有不少有兴趣人士向他们谘询详情。

由于上述项目完成后,该公司已无任何地库,林有文表示,正积极寻找更多地库,目标锁定在巴生河流域。

林敬翔补充:“公司已经拨出5000万至6000万令吉,用以收购空地。”

在问及资金来源,林敬翔表示将以内部资金融资;根据今年第一季财报,营钢工业截至3月30日只有427万令吉现金,流动资产为3186万令吉。

对于钢铁业务,林有文认为,虽然今年业绩将比去年好,但却没信心能转亏为盈。

他表示,钢铁业务存在太多的不确定因素,货币、原料价格,甚至政策都将影响接下来的表现。

“游说政府对中国进口钢铁实行管制似乎已经失败了,我们预计钢铁价格近期将走跌。”

2014及2015年,该公司都因中国倾销的压力而亏损,其中2014年亏损265万令吉,2015年则亏损458万令吉。

除了中国倾销以外,货币也影响合营钢工业的钢铁业务。林有文表示,该公司的原料都从海外进口,由于以美元估值,如果马币兑美元跌破4令吉,该公司赚幅就会受影响。

截至今日下午5时,马币兑美元为4.0920。

合营钢铁业次季赚130万

2016年8月16日
(吉隆坡15日讯)受惠于进口材料价格走低及成本下降,合营钢铁业(AISB,2682,主板工业产品股)截至6月杪次季按年转亏为盈,从净亏80万4000令吉转为净赚130万3000令吉或每股净利1.04仙。

虽然如此,碍于销售走低,同季营业额按年降低7.42%,从1633万6000令吉收窄至1512万4000令吉。

累计首半年,公司从上财年的净亏203万7000令吉,转为净赚14万6000令吉;营业额则按年跌15.66%,录得3027万3000令吉,上财年为3589万3000令吉。

未来,公司将透过有控制本开销及谨慎管理现金流强化财务表现。【e南洋】

合营钢铁业6950万令吉现金售厂房用地

(吉隆坡26日讯)合营钢铁业(Amalgamated Industrial Steel Bhd)以6950万令吉,脱售一块有期地契的厂房用地,以摊还银行贷款和供未来业务发展之用。

根据大马交易所今日的文告,该集团已与大金冷气(Daikin Malaysia)签署买卖协议,以脱售两幅面积4万514.01平方米(约10.01英亩)毗邻链接的工业地段,包含工业用地的建筑物。

合营钢铁业表示,此脱售献议将有助该集团释放这些土地的价值。

脱售计划一旦完成后,该集团料将获得约1719万令吉的净收益。

“此脱售计划可释放产业价值,并改善合营钢铁业的营运现金流,以及巩固该集团的财务状况。

“合营钢铁业将运用脱售所得摊还所有银行贷款,该集团的未摊还贷款相信将随之减少,并降低融资成本和净负债水平。其余资金则充作营运资本,投资予目前正在探讨的各个产业项目,以及寻求潜在投资。”

合营钢铁业拟拨出2200万令吉来摊还银行贷款,其中3200万令吉供未来发展或投资之用,1000万令吉充作营运资本,另外350万令吉支付产业盈利税(RPGT),其余资金将用以支付脱售计划的费用。

合营钢铁业2015财政年(截至2015年12月31日)的负债比率企于0.26倍,该集团拟在完成售地计划后,负债比率可降为零。

该集团需就售地计划召开特别股东大会,以征求股东的同意。同时,该集团也预估,2017年6月料可完成售地计划。

售地还债.合营钢拟购优质资产

钢管生产商合营钢工业(AISB,2682,主板工业产品组)若以6950万令吉脱售两块工业地后,将处于零贷款状态,并将收购优质资产,预期在2017财政年第三季开始,公司业务会进一步迈进。

2016年8月,合营钢工业与大马大金公司(Daikin)签署买卖合约,以脱售建有3栋单层独立式工厂、4层办公楼、单层食堂及守卫室的土地。

一旦交易在2017财政年第三季完成,料可为公司带来1720万令吉的资本收益。

合营钢工业执行董事拿督林有文早前在该公司的股东特大发表上述谈话。

他说,建议中的脱售获得85%股东的批准。

“一旦释放这些土地的价值,公司的贷款将显著减少,可能介于零水平,从资产的脱售,公司手上将拥有更多现金,届时将可用来偿还银行贷款、提高公司营运资本,剩下的用来收购可以发展的优质资产。”

林有文说,合营钢工业向来依赖银行贷款,银行贷款曾经达到7400万令吉的偏高纪录,如今已减至1000万令吉。

合营钢工业私下配售10%

(吉隆坡28日讯)合营钢工业(AISB,2682,主板工业产品组)建议私下配售至多10%或1250万7767股新股给第三方投资者,从中筹集625万令吉。

合营钢工业发文告指出,新股配售股将稍后决定。

假设新股参阅价为50仙,相等于5天加权平均价的3.21%折价,该公司预计可从中筹集625万令吉,其中500万令吉将用作建筑和基建工程,以及119万4000令吉为营运资本。

完成私下配售后,该公司股本将扩大至1亿3758万5442股或1944万1381令吉。
