(吉隆坡15日讯)美德集团(MEDAINC,5040,主板产业股)宣布,以7520万令吉的价格,购入两片位于雪兰莪,总面积达2万9728平方公尺的土地。
根据文告,美德集团透过子公司--Purple Heights有限公司,向胜利者国际(SIGN,7246,主板消费产品股)子公司—Signature橱柜私人有限公司,收购有关土地。
美德集团表示,该公司初步计划将该片土地作为高层和底层的服务shi公寓与店屋的混合发展,总发展价值预计为4亿令吉,料在2015年动工,并在2019年完工。
美德集团表示,有关献购符合公司选择性补充地库的部分策略,料在未来对公司盈利带来贡献,且让他们能维持产业发展核心业务。[南洋网财经]

傳勝利者國際私有化

(吉隆坡16日訊)昨日宣佈以7千520萬令吉脫售兩塊地段的勝利者國際(SIGN,7246,主板消費品組),盛傳將展開私有化行動。
交易商對The Edge表示,勝利者國際以7千500萬令吉脫售其陳列室毗鄰的地段,而該公司市值僅8千500萬令吉,這極可能是私有化的前奏。
該公司受詢時表示,主要管理層都在出席訓練課程,無法作出回應。
不過,勝利者國際自今年初以來便不斷進行股票回購行動,最新一次是在7月1日,以每股78.5仙回購股票。
該股今日一度上漲至82仙,閉市時報80仙,全日升7仙或9.59%,成交量共18萬6千900股。
勝利者國際在昨日宣佈,獨資子公司SCSB達致協議,以7千520萬令吉脫售雙溪毛糯兩塊地段給美德集團(MEDAINC,5040,主板產業組)子公司PURPLE HEIGHTS私人有限公司。
該公司在文告中指出,售地計劃給予公司機會以釋放旗下產業的價值和取得資本增值。

INFORMATION ON SINT

The Company intends to diversify into the Interior Fit-Out business activity.

(吉隆坡23日讯)胜利者国际(SIGN,7246,主板消费产品股)以约370万令吉,向HSB发展收购两个服务式公寓单位。
胜利者国际旗下子公司———Signature橱柜私人有限公司,与HSB发展签署买卖合约,以369万9900令吉买入两座位于白沙罗的服务式公寓。
HSB发展是HSV保健私人有限公司的独资子公司;后者也是胜利者国际的大股东。

On 30 May 2013, the Board had announced that its wholly-owned subsidiary, SCSB, had through an open tender been awarded with a contract from Putra Perdana Construction Sdn Bhd ("PPCSB") for the sub-contract works of the proposed development "Ara Greens Wellness and Healthcare City" on Lot P.T.1427, Jalan PJU 1A/20, Mukim Damansara, Daerah Petaling, Selangor Darul Ehsan. The sub-contract value is RM34.4 million which comprises the supply, delivery to site and installation of built-in kitchen cabinets & appliances, wardrobe, toilet cabinetry and vanity top (the "Sub-Contract Works").
On 1 July 2013, the Board announced that SCSB had on 1 July 2013, received a clarification letter from PPCSB confirming that on-site installation for the Sub-Contract Works will commence on 15 November 2013 and the completion date will be on 30 November 2014.
HSB Development is a wholly-owned subsidiary of HSC Healthcare Sdn Bhd (“HSC Healthcare”), a major shareholder of SIGN, and therefore deemed a related party of SIGN.

2.2 Basis and justification of arriving at the Purchase Consideration
The total cash consideration of approximately RM3.7 million was arrived at on a willing buyer willing seller basis on the negotiated price offered and after taking into consideration the current selling prices of the neighbouring properties transacted.
3. RATIONALE AND PROSPECTS FOR THE ACQUISITION
The Board believes that the Acquisition represents a good investment opportunity given that the development is located in a matured area with good connectivity and public amenities in close proximity.
AraGreens Residences is located in the township of Ara Damansara, which is centrally-located between Subang Jaya, Petaling Jaya and Shah Alam. This location offers good connectivity to the city centre and other areas in Klang Valley via major highways such as the New Klang Valley Expressway (NKVE), Federal Highway, Lebuhraya Damansara-Puchong (LDP) and New Pantai Expressway (NPE).
AraGreens Residences is situated within the proximity of Dataran Ara Damansara, Citta Mall and Sime Darby Property's Seri Pilmoor. The proposed LRT station in Ara Damansara is located near the NZX commercial centre and D'aman Crimson Condominium. The plot of land opposite Ara Damansara is the Saujana Golf & Country Club which runs along the Subang Airport Road. The Sultan Abdul Aziz Shah Airport in Subang is just a stone's throw away from AraGreens Residences.
As such, the Board believes that the Properties have good prospects for rental yield and capital appreciation.
12. STATEMENT BY THE AUDIT COMMITTEE
The Audit Committee of SIGN is satisfied that the terms of the Acquisition are:-
(i) in the best interest of SIGN;
(ii) fair, reasonable; and
(iii) not detrimental to the interest of the minority shareholders.
The view of the Audit Committee was arrived at after having considered the terms and conditions of the SPA as well as the rationale and effects of the Acquisition on the SIGN Group.
13. TOTAL AMOUNT TRANSACTED WITH THE SAME RELATED PARTY FOR THE PRECEDING TWELVE (12) MONTHS
Save for the Acquisition announced on 23 September 2013, there were no other transactions entered into with HSB Development for the preceding twelve (12) months.

該股雖僅以1令吉33仙平盤開場,但6分鐘開始受買盤青睞,帶動股價逐漸升高,惟午盤觸碰1令吉50仙全天最高後開始停頓,最終以1令吉49仙收盤,全天漲16仙或12%,成交量139萬9千900股。

22日有1806張成交,价位 1,49--1,59之间 ,1,20相信買不到了,因为cimb在21日介绍并且22日登星州介绍,(21日闭市为1,49 ,前一天(20日)为1,33 ,我估算最低下到1,30(若是大好机会进). |

Largest modular kitchen producer
Signature is the country's largest designer, manufacturer and retailer of modular kitchen systems, with more than 50% market share. Its customers are mainly from the domestic market, coming from both retail and project customers.
Bumper years ahead
Signature's installation of modular kitchens and wardrobes only takes place after the main construction work is completed. This is usually 2-3 years after the property project is launched. The past few years have not been kind to Signature. After the 2008 global financial crisis, the domestic property market was soft in 2009-2010 and only started to recover from 2011 onwards. As such, Signature's turnover was on a declining trend since FY2009. However, the worst is over for the company. We see bumper years ahead. Due to the sharp rise in property prices over the past few years, property developers now include additional features such as built-in kitchens (especially for high-rise condos) to attract buyers. Being the largest player in the kitchen market, Signature naturally gets most of the major kitchen orders. The company's current order book is already more than RM200m, its highest ever and is currently following up with an additional RM600m jobs. Assuming a 30-40% success rate, Signature's order book could increase by RM180m-240m.
Strong balance sheet
Signature's balance sheet is strong, with RM27.5m net cash (RM0.23 net cash/share) at end-June. Assuming that it completes the sale of its Kota Damansara industrial land over the next few months, its net cash could rise by RM50.4m to RM77.9m or RM0.65/share.

售地料增每股淨現金 勝利者國際訂單寫新高

(吉隆坡24日訊)勝利者國際(SIGN,7246,主要板消費)業務前景看俏,若脫售旗下土地,每股淨現金將增至65仙,但股價未能延續,先起后跌。
聯昌證券研究報告指出,近來發展商內建廚房趨勢早已帶動該公司訂單額創新高,內建廚房設計需求增加,足以確保該公司未來幾年穩定成長。
“勝利者國際其實是在全球金融危機后,在2009財年開始風生水起,基于過去幾年房價上漲,發展商現在都傾向以新元素,比如內建廚房吸引買家,這在高檔公寓更是常見。”
該行透露,勝利者國際為國內最大廚房組裝廚具設計與生產商,獲得更多訂單,目前訂單已逾2億令吉,為史上新高,另外伴隨總值6億令吉工程。
“假設這6億令吉工程的奪標率介于30%至40%,該公司訂單可至少再增加1億8000萬令吉。”
聯昌證券研究指出,勝利者國際資產負債表穩健,截至6月底淨現金達2750萬令吉,或每股23仙,看好該公司業務前景,給予“跑贏大市”投資建議。
“假設該公司未來幾個月,可完成脫售哥打白沙羅工業土地計劃,淨現金料增至7790萬令吉,或每股65仙。”
勝利者國際今日先衰后勝,開市先起1仙至1.41令吉,隨后陷入負面區間,休市時報1.39令吉,跌1仙,半日易手8萬4300股。
