YB Datuk Hj. Talib also touched on certain key-points made by YAB Prime Minister at his speech during the 6th Civil Service Premier Assembly (MAPPA), held recently at Putrajaya, which SEDC and its group of companies must take heed of.  These include being able to think out of the box, provide quality service to the people, "walk the extra mile" creation of "towering personalities", to give more empowerment and speed in getting things done.


The SEDC Chairman expressed his desire to see that all projects and initiatives undertaken in 2005 are carried out properly and successfully.  This is important in order for the Corporation to remain relevant and to continue to have the trust and confidence of its stakeholders/shareholders to carry out more development projects for the benefit of the people and the State as a whole.


The Entrepreneur Development Division will continue with the implementation of Rural-Based and SMI Projects, Training Programmes, Financial Aid Schemes and provide Business Infrastructure support.


The new activities include Business Counselling and Guidance Programmes, Marketing Packaging and Promotional Activities, Shop-on-Wheel Scheme, Integrated Training Courses and One District One Industry (ODOI).


Under the Tourism & Leisure Group, the new initiatives for 2005 are:-


·Lifestyle Plus Card
·Sarawak in KL project (to attract the West Malaysian Market)
·Damai Destination marketing (to re-position Damai as a premier tourist destination)
·On-Line Shop


Other projects to be undertaken in 2005 include the
Bintulu Food Court
,
Sematan Food Court
and Commercial Centre, Medan Niaga Projects and Rest Centre projects.



Two (2) new commercial projects identified are the establishment of an irradiation and international procurement centre facility and in telecommunication technology/services.


The function was also followed by a Management Contract Signing ceremony between Divisional Heads and the General Manager and Chairman of SEDC and a renewal of pledge (oath-taking) by staff of the Corporation.

- Ekran Bhd proposed to joint venture with Germany's largest construction and civil engineering firm, Philipp Holzmann through Holzmann (M) Sdn Bhd to undertake development of infrastructure, engineering, building and other projects in the country. The first joint-venture ; project would be the construction of the RM400 million Mega Mall Wawasan in Petra Jaya, Kuching. Ekran would also invest re RM100 million to develop  11,500ha logged over area in Belaga, Sarawak into an oil palm plantation.

奇怪,这个新闻是很久以前的了,要建设4亿的购物中心?很久都没消息了,难道公司已经破产了?

第九大马计划下政府将鉴定新地点,兴建新砂督周末市集

  (古晋12日讯)在第九个大马计划下,政府将鉴定新的地点,以兴建新的砂督周末市集。

  房屋发展部长拿督斯里阿邦佐哈里披露,政府将会通过州策划单位进行有关的鉴定地点工作,新的市集也将继续采用“砂督周末市集”之名称。

  他今天在一项新闻发布会上说,由于目前的砂督周末市集的卫生与清洁水平,没有达到令人满意的程度,因此政府有必要改善这种情况。

  部长披露,由于目前砂督周末市集是属于一个湿市场,所以有许多渣滓,包括小贩在现场所宰杀的鱼类或其他动物的鲜血都流入附近的民丹莪河,进而造成该河流是其中一条最污染的河流。

  目前政府已经花费了2000万令吉,作为清理和美化该河的发展经费。

  虽然部长没有披露拟议中的新砂督周末市集的集体情况,不过他表示,一旦该市集建成之后,将会是一座现代化的湿市场。

  当局也将向政府申请拨款,以便进行上述发展工程。

  另一方面,他表示为了配合整个河滨公园的美观,以便让游客留下好的印象,甘密街菜市场也应该搬迁到其他适合地点。

马中友谊公园今年中全面施工,首期工程两年完成

  (古晋18日讯)马中友谊公园首期工程将在今年中全面施工,预料在一、两年内完成。

  古晋南市市长田承凯说,这座位于古晋桑路,占地近六依甲土地的马中公园将分三个阶段施工,中国五间公司和本地一间公司已答应参与这项估计耗资800万零吉的计划。

  他今早在马中友谊公园工程动土礼后,受询作此披露。他说,这公园的设计分为中国传统及马来西亚色采兴建,中间有一座桥衔接。

  较早在致词时,田市长感谢政府批准拨出土地兴建马中友谊公园计划,及在策划过程中获得中国驻古晋总领事陈士平博士等领事们的协助与指导。

  除了全力支持与协助,他更高兴中国驻古晋总领事积极推动下,已有五间中国公司答应给予此计划,全面协助。并希望更多热爱马中友谊的本地与中国公司参与。

  他说,马中友谊公园是象征着马中建交30年来,两国领袖与人民频密往来,结起的坚固友谊。

  他希望通过这座桥的建造,能把两国的友谊进一步加强和发扬光大。

M'sia Makro plans to open three more stores

Makro Cash & Carry Distribution (M) Sdn Bhd has plans to add three more stores to its existing eight in Malaysia in the next two to three years.

Makro managing director Henk Van Houten said the Dutch chain of wholesale stores would however remain conservative and consider its risks carefully due to the economic slowdown.

"We are looking at opening stores in Malacca, Kuching and Kuantan. As long as it is profittable, we will continue our expansion but with the economy as it is now, we will be careful and adopt a conservative approach,'' Houten told reporters after the opening of the 8th Makro store at Jalan Sungai Dua, Penang, yesterday.

He said the chain store was affected by the present economic slowdown with a drop in customers' purchasing power, but he stressed on the need to participate in generating spending activity to spur the economy.

He said Makro was likely to open its next store in Malacca next year, to be followed with new stores in Kuching and Kuantan within the next two to three years.

The first Makro srtore in the country was opened in Shah Alam in December 1993 and the chain store had since set up shops in Selayang, Johor Baru, Ipoh, Seberang Prai, Seremban and Cheras.

Yesterday, Penang Yang di-Pertua Negri Tun Dr Hamdan Sheikh Tahir opened the RM36mil 8th store here spanning some 39,000sqm in total land area.

Houten said the new store offered over 14,000 different items and already had some 44,000 pre-registered customers on the island.

Naim Cendera starts second mixed project in Kota Samarahan

NAIM Cendera Holdings Bhd, which targets to build some 1,500 houses annually in the next three years, has embarked on a second mixed property development project in fast-growing Kota Samarahan.

Managing director Datuk Hasmi Hasnan said the proposed Desa Sungei Kuap project, along the Kuching-Kota Samarahan expressway, would comprise more than 800 houses of various types and some 100 shop-houses.

“Earthworks for the project have started, and sales of the houses will be launched in the second half this year,” Hasmi told StarBiz in Kuching yesterday.

He said the project, on a 40ha site, was expected to take between three and four years to complete.

Naim Cendera's first mixed property development in Kota Samarahan, Desa Ilmu, was launched in 1999 for completion by 2010.

The company has launched 2,266 houses (out of the planned 4,334 units) and sold almost 97% of the units. It chalked up sales of about RM270mil last year.

Property consultant CH William Talhar Wong & Yeo, which released its 2005 Sarawak property market report in Kuching yesterday, is bullish about housing demand in Kota Samarahan and other major towns, which it said, would remain strong.

The consulting firm's managing director Wong Ing Siong said that housing demand in Kota Samarahan would receive a further boost with the increase in the student enrolment at Universiti Malaysia Sarawak (Unimas) to 10,000 for the June intake (from 7,000 now) when the first phase of its permanent campus project is completed next month.

The student intake is expected to jump to 20,000 a year on full completion of the campus in five years.

CH William Talhar Wong & Yeo was commissioned by Naim Cendera to undertake the state housing survey.

The survey ranks Naim Cendera as Sarawak's largest developer, having completed 9,155 houses between 1997 and 2004, or an average 1,144.4 units a year.

Naim Cendera's flagship project is Bandar Baru Permyjaya in Miri. The company has sold some RM800mil worth of properties in Permyjaya and Desa Ilmu.

Hasmi said Naim Cendera had also started work on the proposed RM24mil Rock Commercial centre, opposite Wisma Saberkas shopping complex, in Jalan Rock, Kuching.

Earlier, at a media briefing when Wong released the 2005 Sarawak property market report, Hasmi said about 70% of the houses built by Naim Cendera were priced below RM150,000 each.

“These houses are affordable to the people and are selling well,” he added.

Wong said housing demand in Miri was expected to be further reinforced by the influx of Shell Malaysia staff and contractors as the oil town had been designated as Shell group's Asia-Pacific exploration hub and Shell Malaysia's upstream base.

Miri will be upgraded to city status on May 20, and its housing industry has benefited from the growing student intake at the Curtin University.

Ngiu Kee To Inject Around RM50 Mln To Fund Five Hypermarts

KUALA LUMPUR, Aug 26 (Bernama) -- East Malaysia's largest and oldest retail chain, Ngiu Kee Corporation (M) Bhd (NKC), plans to inject around RM50 million to fund five hypermarkets in Sabah and Sarawak.

The first hypermarket, targeted to open in Miri by mid 2005, will cover a floor space of 80,000-100,000 square feet while the two hypermarkets are scheduled to open in Kuching by the end of 2005 and in Kota Kinabalu by 2006.

Meanwhile, the company is still finalising the sites for the other two hypermarkets, which will be in Sibu and Bintulu.

"For Bintulu and Sibu, we have been offered properties in these two places but we have not finalised it yet," its chief executive officer Kat Yong said at a media briefing here Thursday.

Yong said that the company will initially spend around RM10 million for each hypermarket with floor size of between 80,000 square feet and 100,000 square feet.

Based on a 100,000 retail square feet hypermarket, the company is expecting RM40 million turnover and three percent net profit margin from fiscal year 2005 and onwards, she said.

Yong said that in conjunction with NKC's expansion plan into hypermarkets, the company will implement two call rights issue of up to 39.2 million new shares.

"The issue will raise RM13.7 million at first call price and will be used in part to fund the company's hypermarket venture," she said.

She added that the funding will be generated from bank borrowings as well.

Upon completion of the call, NKC's total paid-up capital will be increased to RM67.2 million from RM28 million currently.

Yong also said that with the addition of hypermarkets to NKC's portfolio, its retail floor space will double from an existing 400,000 square feet to approximately 700,000 square feet.

She said that in line with the robust domestic economy, NKC is also evaluating both vertical and horizontal expansion via mergers and acquisitions (M&As).

Yong said that the M&As are to be financed via a combination of share swap and cash, raised from the debt capital markets.

The company's vertical expansion opportunities hinge on consumer product manufacturers such as garment manufacturers and stationary suppliers while its horizontal expansion opportunities include leveraging on other retail chains in Kuching, Penang, Klang and Kuala Lumpur.

The 51 year-old NKC holds a dominant position with 12 departmental stores located all over Sabah and Sawarak.

Its stores, catering to the middle to high-income customers, can be found in Wisma Saberkas (Kuching), Sarawak Plaza (Kuching), Bau, Sibu, Mukah, Sarikei, Miri, Bintulu, Kamena, Limbang, Lawas and Kota Kinabalu.

With a total of 13 house brands, the company also planned to launch other brands in future with focus on contemporary fashion at affordable prices.

The company's popular house brand names include Laura, Sabrina, Soft Feel, Peas, Shu, Mikoko and Pure Joy.

Tesco set to open three stores a year

Hypermarket operator Tesco Stores (M) Sdn Bhd, which now operates five outlets, could open at least three new stores a year over the next three years to achieve its plan of opening another 10 new outlets by 2007.

The government had already approved seven out of the 10 new stores, Tesco corporate affairs head Azlam Shah Alias told reporters yesterday after hosting a visit by the UK Small Business and Enterprise Minister Nigel Griffiths to Tesco’s flagship outlet in Puchong.

“I think it’s (the opening of the new stores) a question of time because we work closely with many government agencies,” Azlam said. Tesco Malaysia, incepted on Nov 29, 2001, is a joint venture between Tesco (70%) and Sime Darby Bhd (30%).

He said the new stores would be located outside of the Klang Valley, Johor Bahru and Penang. Current guidelines restrict the setting up of hypermarkets in towns with a population of less than 350,000.

The company would invest between RM50 million and RM70 million to open one new store, Azlam said. However, he said Tesco was looking at “major cities”, including those in the east coast.


“I think the government acknowledges and appreciates what Tesco has done in terms of helping the Bumiputera (suppliers) and small- and medium-sized enterprises (SMEs),” Azlam said.

Tesco is currently operating three outlets in the Klang Valley and one each in Malacca and Sungai Petani, Kedah.
Azlam said the company had invested about RM380 million for the existing five stores and its total investment would likely increase to more than RM1 billion to open all 15 stores nationwide.

Meanwhile, Griffiths said he would discuss Tesco’s expansion plans with his counterpart Datuk Jamaluddin Jarjis.
The minister is on a three-day visit to Malaysia to see Tesco’s flagship operation in Malaysia and to promote UK’s expertise on “public-private partnership”.

“Tesco is the biggest and fastest growing company that grew by promoting local suppliers and I am pleased to say they are doing this here (in Malaysia) too,” he said.

Azlam said Tesco had more than 50 SMEs supplying at least 300 product lines by the end of last year. Currently, Tesco carries a total of 88,000 product lines, of which 95% are locally sourced.
