屋主如何直接跟买家交易

我爸爸是屋主,flat 值55k而已,
问题1---现在有个买家要买,没有通过agent该如何收deposit?
我看到有些人说要找律师,可是不是该是买家找的吗?

问题2---买家说要用EPF申请钱给我们,连同deposit给我们,这样可以的吗?
还是收定金比较安全?

问题3---屋主需要准备什么?如果要给photostat IC, house title,  bil cukai harta/tanah等是在什么步骤后才给?

1)如果没有agent,最好找自己的律师。
2)先收deposit。。

先向买家收取DEPOSIT, 同事双方填写下定金表格, 格式如下:

I/We,_____________________________(NRIC:____________________) of_____________________,  
______________________________ , the registered owner(s) of the property (hereinafter referred as “The Vendor”) hereby acknowledge receipt from ______________________ (NRIC:_____________ ) of __________________________________ (hereinafter referred as “The Purchaser”) the sum of Ringgit Malaysia _______________________ (RM____________________) being part deposit for purchase of property  known as___________________________________________ erected on land know as______________________________(hereinafter referred as “The said Property”).

The vendor and the purchaser hereby agreed to the terms and conditions herein:  

1.    Sale and Purchase Agreement to be sign on or before _________ day of _______________, failing which the part, deposit of RM__________ shall be forfeited.
2.    Purchase Price: RM___________ (Ringgit Malaysia_______________________).
3.    ____% upon signing of the Sale and Purchase Agreement.
4.    The balance sum of the RM______ Ringgit Malaysia_______________________) shall be paid within _____ months from the date of the Sale and Purchase Agreement/ Developer/ State Authority/ FIC consent obtained, whichever later with an extension of _____ month(s) with interest at ____% per annum PROVIDED ALWAYS that the said interest shall be apportioned accordingly for such number of days during the extended time of this agreement with the outstanding purchase price.
5.    The property is sold with vacant possession.
6.    The Vendor(s) and the Purchaser(s) shall bear their own solicitor cost.
7.    The Vendor(s) shall bear the Developer’s Consent fees (if required).
8.    Sinking fund to be borne by the Purchaser(s) if any.
9.    In the event the Purchaser fail to complete the Purchase/obtain the Loan from two (2) Banks, the Earnest Deposit of the RM________ is refundable.
10.    In the event the Vendor fail to complete the Sale of the Property, the Earnest Deposit of RM_______ shall refund to the Purchaser.

We understand and agreed to the above terms and comditions.

之后买家就必须申请房贷,如果房贷申请批准了,双方必须聘请律师负责各自的买卖合约,通常是14天工作天的期限内必须签署买卖合约。同时买方必须交付剩余的定金给卖方,然后接下来买方律师会审查卖方有关的产业,通常是3个月+1个月的时间,如果一切顺利买方律师会要求买方的贷款银行发放贷款给卖方的银行户口,并要求买方移交锁匙给买方,
