税前盈利料7000万 美德综合发展和丰地

(吉隆坡23日讯)美德集团(MedaInc,5040,主板产业股)将把新购入的霹雳州和丰地皮,作为综合房地产发展项目,预计发展总值为2亿7600万令吉,公司估计将从中获取7000万令吉的税前盈利。

美德集团回应马交所提问时表示,买地价格为1300万令吉,董事局以每平方尺1.17令吉、以及该地皮未来的发展潜能为考虑基准。

美德集团3月14日向马交所报备,以1300万令吉向霹雳前进(MjPerak,8141,主板产业股)收购总面积为256.04英亩、位于霹雳州和丰的土地,将用于综合房地产发展项目。

这块土地将用于发展成综合商业和住宅的房地产发展项目,包括双层排屋、二或三层店屋、半独立式房屋、洋房以及相关基础设施。

美德集团尔后接获马交所的询问,要求进一步呈报交易细节。

美德在文告中提及,这块土地为非永久地契地皮,将会在2110年9月26日届满。

公司将通过内部融资以及银行贷款、筹资发展这块地皮。[Nanyang]

獲一個大馬房屋計劃 美德集團未來續競標

(吉隆坡20日訊)美德集團(MEDAINC,5040,主要板房產)宣佈,配合“一個大馬房屋計劃”在柔佛拉慶興建1300至1400單位,發展總值約4億令吉。

美德集團總裁拿督張成富指出,公司已提交上述興建計劃所需的建設規劃書,預計9月可動工,發展總面積達約40至50英畝。

他說,該計劃發展總值仍在估算中,料大約4億令吉。

“由于拉慶該塊土地是屬于公司的,所以可在短時間內就獲政府頒發其中一個大馬房屋計劃;該計劃將分成2個階段,冀于4年內完成。”

他今日出席常年股東大會后在記者會上,發表談話;列席者包括總執行長林贊謀和董事張成堅。

林贊謀指出,未來除了積極競投其他“一個大馬房屋計劃”外,也不排除會尋找合適夥伴聯營合資擴展公司房地產業務。

“由于巴生谷、柔佛和霹靂州穩健發展中,所以公司將集中在這些地區購買土地和建造房屋。”

詢及未來發展計劃,張成富回應說:“相比起酒店業務,房地產業務仍貢獻最多至公司營業額,僅去年貢獻超過95%,所以未來將集中發展房地產業務。”

他說,美德集團目前共擁有足夠的未發展土地,面積約100英畝,但也計劃要在下半年撥出約1億令吉購買更多土地,目前已在和2至3個商家洽談。

探討派息給股東

美德集團自大約9年前宣佈每股派息后,有很長時間都沒再宣佈關于派息消息,由于本財年首季業績有進步表現,公司將探討是否會在今年派息給股東。

美德集團本財年首季業績優于去年同期表現,營業額大幅漲171%至6470萬令吉,淨利更錄得驚人表現,一度漲633%至517萬2000令吉。

張成富指出,房地產業務仍貢獻最大至公司營業額,其中包括公司在賽城建造的1000間The Arc服務式公寓,銷售率已達近100%,帶動房地產業務營業額增長。

“由于公司在去年獲得蠻高的營業額和淨利,本財年首季業績也有增長,公司將陸續討論派息事宜。”

“美德集團在今年已鎮守政府頒發的‘一個大馬房屋計劃’,預計下半年將進入多2至3個房地產發展計劃,看好今年公司能續獲更佳的業績表現。”

另廂,美德集團在11年前上市馬股時,首發股發售價為80仙,近幾個月里,該公司的股價終於首次超越發售價,20日(週四)閉市時收在83仙。

張成富說:“雖然公司的股價是首次超越發售價,但公司近期的業績有改善,所以沒有下市馬股的計劃。”[中国报财经]

(吉隆坡15日讯)美德集团(MEDAINC,5040,主板产业股)宣布,以7520万令吉的价格,购入两片位于雪兰莪,总面积达2万9728平方公尺的土地。

根据文告,美德集团透过子公司--Purple Heights有限公司,向胜利者国际(SIGN,7246,主板消费产品股)子公司—Signature橱柜私人有限公司,收购有关土地。

美德集团表示,该公司初步计划将该片土地作为高层和底层的服务shi公寓与店屋的混合发展,总发展价值预计为4亿令吉,料在2015年动工,并在2019年完工。

美德集团表示,有关献购符合公司选择性补充地库的部分策略,料在未来对公司盈利带来贡献,且让他们能维持产业发展核心业务。[南洋网财经]
