Our plans for the valuable 33.58-acre land package at Batu Lintang, one of central Kuching’s most desirable areas, took a step closer to realization during the year. We have been working closely with two major local charities, Lembaga Amanah Kebajikan Masjid Negeri Sarawak (LAKMNS) and Tabung Baitulmal Sarawak (TBS), to devise a property development strategy which benefits our shareholders and at the same time contributes to the greater good of society. The MOU for the Joint Venture was signed on 22 January 2011.
The JV is 70% owned by Naim, with LAKMNS and TBS holding 15% each. The proposed development will consist of two office towers, a shopping mall, condominiums, hotel, multi-storey car parks and a show room, as well as a water theme park, a roof garden and plenty of green areas. We are confident it will become the largest and most prestigious comprehensive mixed development in the state, combining local and international design expertise and innovation. The advanced construction techniques required, as well as the supporting infrastructure, will provide valuable synergies for our Construction Division. The development is expected to realize an estimated GDV of over RM1.5 billion over a 20 year period.

Naim Holdings To Develop Prime Land In Batu Lintang
KUCHING, Jan 21 (Bernama) -- Sarawak-based Naim Holdings Berhad (Naim), a property developer and construction group, will develop prime land in Batu Lintang, Kuching, into the state's biggest comprehensive mixed development project, costing more than RM300 million.
Managing Director Datuk Hasmi Hasnan said the proposed development would be sprawled over 13.597 hectares and be completed over 20 years.
The project will comprise a four-storey shopping mall with basement car park, office tower block, hotel tower, a 36-storey office tower with basement and elevated carpark, showroom, 18-storey condominium and a 27-storey high-rise apartment.
"We will incorporate a water theme park, a roof garden and incorporate plenty of greeneries so as to come out with a development that is environmental friendly and one that the local populace can enjoy and benefit from," he said.
The project will be developed on a joint venture basis between Naim, Sarawak Mosque Welfare Trust Board and Tabung Baitulmal Sarawak.
The three parties signed a memorandum of understanding here today to facilitate the venture witnessed by Chief Minister Tan Sri Abdul Taib Mahmud.
Hasmi said Sarawak Mosque and Tabung Baitulmal will each have a 15 per cent equity in the project venture while Naim would hold the remaining 70 per cent.
"We estimate employment for more than 2,000 people in the project," he said, without disclosing, when the construction would begin.

New landmark for Kuching

KUCHING: Kuching skyline is set to change with the construction of a 36-storey office tower in the prime area of Batu Lintang.
The proposed tower will beat the city's tallest building, the 22-storey Wisma Bapa Malaysia in Petra Jaya which now houses the Chief Minister's office, several ministries and the state secretariat.
The tower is part of Sarawak's biggest mixed-development project jointly undertaken by Naim Holdings Bhd with Lembaga Amanah Kebajikan Masjid Negeri Sarawak (LAKMNS) and Tabung Baitulmal Sarawak (TBS), both state charitable trusts.
Naim has a 70% stake in the joint venture while LAKMNS and TBS each holds a 15% equity interest. A memorandum of understanding (MoU) on the project was signed recently.

Naim managing director Datuk Hasmi Hasnan said other components of the 13.6ha project were a 27-storey apartment, 18-storey condominium, a second office-tower block, hotel tower, a four-storey shopping mall, a 17,000-sq-ft showroom and multi-storey car parks.
'We will incorporate a water theme park, roof garden and plenty of green areas to make the development environment friendly and one that the local population can enjoy,'' he added.
The project site was previously occupied by government quarters. The land has been cleared and earth-filling works was completed recently.
Hasmi said the project would be carried out in phases over 20 years, with the apartments to be built first. The apartment block will have 115 units and the condominium 216 units.
“For each phase, we will do in-depth study on market demand and supply to take cognition of any changes in the economic climate to ensure the project's success,'' he said.
Hasmi said the development was expected to create 2,000 jobs and would provide business opportunities to retailers and wholesalers.

纳英集团与两回教机构签备忘录．发展巴都林当混合区计划
（古晋21日讯）堪称砂拉越最大型混合发展区计划之巴都林当混合发展区计划，今天在纳英集团控股公司与砂州回教堂福利信托局及砂回教基金局联合签署合作备忘录下，将共同发展及分阶段落实。
该发展区计划总耗资3亿令吉，占地总面积13.597公顷，将在未来20年内分阶段落实。
在首席部长丕显斯里泰益玛目的见证下，纳英集团控股公司董事经理拿督哈斯米哈斯纳与砂州回教堂福利信托局秘书丹斯里武让诺在代表双方签约后，互相交换合作备忘录。
其中，纳英集团控股公司在该发展计划是持有70巴仙股权，砂州回教堂福利信托局及砂回教基金局各别占有15巴仙股权。
纳英集团控股公司董事经理拿督哈斯米在致词时披露，拟议中已获州政府批准的巴都林当发展计划，将兴建2座各36层楼的办公大厦、一座购物中心、18层楼的公寓、27层楼组屋、酒店大厦、多层式停车场及一个展示室。
与此同时，他说，该发展区也将建有主题公园、屋顶式绿园和绿地部分。
他表示，该发展计划也考虑到交通系统的规划和环境议题，该公司将聘请世界级的绘测师和工程师联同本地人才进行规划。
拿督哈斯米说，巴都林当混合发展区计划的总投资额庞大，是预计未来20年内注资达3亿令吉。
他也说，一旦该发展区计划全面完成，估计可制造超过2000个就业机会。

纳英签股份分配备忘录 巴都林当成发展密集区
（本报古晋21日讯）随着时代进步，人民的生活素质也逐渐达致高水平，因为人民在享有繁荣发展之余，也讲求优质的生活环境以进行日常活动。
砂首席部长丕显斯里阿都泰益玛目今午见证纳英集团与砂回教堂福利局和砂回教基金局签署备忘录仪式后，如是表示。
“我们可从现有发展洪流清楚看到，许多地方已被提升和发展，相信在2020年地区上的发展已出乎意料之外。”
他表示，纳英集团欲发展巴都林当的项目，将促使地区发展更密集，进而造就更多就业机会。
此外，他赞扬纳英集团的成功，不但增进其他投资商的信心，其卓越的房屋发展表现更让纳英集团成为砂州数一数二的主要产业发展机构。
他欣慰地表示，本地土著企业已为他实现发展目标，特别是纳英集团成功在产业发展市场占有一席之地。
“冬眠伙伴”趋势已过去
他强调，一个好的产业发展项目，不容忽视合适的投资单位，因为投资单位将影响有关产业发展项目的成败。
他披露，过去很多投资单位进行投资后，一心等待回酬而未加以管理，仅充作“冬眠伙伴”。不过，此“冬眠伙伴”趋势已过去，现在的合作伙伴亲自管理本身的投资项目。
有鉴于此，他促请慈善团体参与投资领域，从中了解迄今投资气候，同时也能赚取更高的回酬。
据悉，纳英集团与砂回教堂福利局和砂回教基金局签署备忘录，主要是进行位于巴都林当商业区发展项目的股份分配，其中砂回教堂福利局和砂回教基金局各别获15%股份分配，而纳英集团则获70%股份。
