環球東方馬頓開發蕉賴地 發展總值或達數億

（吉隆坡23日訊）環球東方（GOB，1147，主要板房產）和馬頓（MALTON，6181，主要板房產）聯營開發蕉賴7塊、共38.34英畝的土地。

兩家公司雙雙向馬證交所報備，環球東方旗下Fame Action私人有限公司和馬頓旗下Layar Raya私人有限公司簽署協議；根據聯營條件，Layar Raya將從中獲利不少于6500萬令吉，即發展淨值的18%。

以6500萬令吉推算，是項綜合發展項目發展總值將不少于3.6億令吉。

該項目預計耗時5年，分階段完成。這項交易之后可根據市場供需情況，延長2年完工；環球東方指出，該發展項目還處于規劃階段，細節尚未確定。

自行出資開發

根據Layar Raya截至6月底的審計，7塊土地的賬面價值達1733萬6000令吉，其原始投資金額為1387萬5000令吉。

馬頓指出，該聯營協議對該公司或子公司而言，都是一個實現土地價值的機會，且不需動用內部資金或借貸，因發展商將自行出資開發。

此外，聯營協議也將給付Layar Raya至少6500萬令吉的最低開發權益金，預期成為馬頓的未來收入貢獻。【中国报财经】

The Board of Directors of Global Oriental Berhad ("GOB") is pleased to announce that Layar Raya Sdn Bhd (“LRSB”) and Fame Action Sdn Bhd (“Developer”), a wholly-owned subsidiary of GOB had on 23 June 2017 entered into a Joint Venture Agreement (“JVA”) to undertake the development of seven (7) pieces of freehold land held under (i) Geran 123368 Lot 4193, (ii) Geran 123369 Lot 4194, (iii) Geran 123370 Lot 4195, (iv) Geran 31298 Lot 4293, (v) Geran 31299 Lot 4294, (vi) Geran 31300 Lot 4295 and (vii) Geran 31301 Lot 4296, all in Mukim of Cheras, Daerah Ulu Langat, Selangor measuring a total area of approximately 38.34 acres (collectively “the Lands”) owned by LRSB. The parties have agreed to collaborate in the joint development of the Lands by the Developer carrying out a mixed development on the Lands (“Development”) at its absolute discretion subject to LRSB being entitled to eighteen percent (18%) of the net development value of the Development which shall not be less than RM65 million pursuant to the terms and conditions set out in the JVA. The Development is to be carried out and completed in phases over a period of 5 years from the date of development order approval with an automatic extension of a further period of 2 years subject to market supply and demand conditions. At this juncture, the Development is still at the planning stage and the details of the mixed development components have yet to be finalised. The JVA does not require approval from the shareholders of GOB. None of the directors, major shareholders and/or persons connected with any of them has any interests, direct or indirect, in the JVA. 环球东方日前向马交所报备，旗下Versatile Flagship私人有限公司，分别与Trillion Benchmark私人有限公司，以及罗斯曼尼拉和颜伟平（译音），签署售股协议。

第一份售股协议对象为Trillion Benchmark私人有限公司，环球东方将脱售Prima Pengkalan、Champion Vista、Vista Versatile、First Integrated和Ultimate Destiny，均为私人有限公司的股权予对方。

環球東方斥5000萬買公司 涉足隆市金三角7.3億發展

（吉隆坡22日訊）環球東方（GOB，1147，主要板房產）建議以總值5101萬令吉價碼，收購Julung Jutawan私人有限公司全數股權。

該公司向馬證交所報備，建議以19萬9900令吉現金收購Julung Jutawan的99.95%股權，並支付5001萬令吉現金供后者償還拖欠款項。同時，環球東方再以80萬令吉，收購Julung Jutawan其余股權。

上述交易涉及的資金，將通過內部融資。

環球東方在完成收購后，將間接參與吉隆坡金三角地區的土地發展項目，估計該地段的住宅發展工程在未來4年，可有7億3000萬令吉發展總值。

另外，環球東方在2015年底與峇都加灣發展私人有限公司簽署買賣協議，以4100萬令吉脫售Penaga Pesona私人有限公司51%股權。
