哦。。。 因为这是REITS的。。。 他的tax expense 是不同的。。。

贺达重估资产盈余1769万

(吉隆坡12日讯)贺达(Hektar,5121,主板产业信托股)重估包括梳邦百利广场(Subang Parade)在内3项零售资产市值,并录得1769万5000令吉重估价盈余。
贺达向马交所报备,近期重估了梳邦百利广场、皇冠百利广场(Mahkota Parade)和维德百利广场(Wetex Parade)市值,重估结果包括:
●梳邦百利广场市值增加522万令吉至3以9127万令吉。
●皇冠百利广场市值增加765万5000令吉至3亿1500万令吉。
●维德百利广场市值增加491万令吉至1亿3500万令吉。
上述3家广场总市值也从原8亿2375万5000令吉增加至8亿4127万令吉,重估价盈余录得1769万5000令吉。
重估结账日期为今年10月31日。
贺达指出,重估价盈余相等于每单位5.53仙,每单位净资产因而从截至今年9月30日的1.4673令吉、扬升至1.5226令吉。[Nanyang]

贺达末季收入分配2 . 7 仙

(吉隆坡5日讯)贺达(Hektar,5121,主板产业信托股)截至2012年12月31日财年末季,派发每单位2.70仙的收入分配。
贺达发布文告指出,公司将在2013年3月11日派发2.70仙的收入分配,2012财年全年收入分配共计10.50仙。
投资资产重新估值后,贺达净收入减少至5820万令吉,或相等于每单位17.19仙,跌幅32.8%。
虽然贺达面临营运成本和贷款双双上涨的挑战,但2012财年实际净收入(RNI)扬升2.2%至3980万令吉,净产业收入(NPI)也跟着增加9.4%至6370万令吉。
贺达主席兼总执行长拿督嘉法阿都哈密在文告中表示,营业额、净产业收入以及净资产价值每年均呈健康增长。
截至2012年12月31日,贺达每单位净资产价值为1.49令吉。。[南洋商报财经]

放眼資產達20億‧賀達產託尋求收購良機

(吉隆坡18日訊)賀達產業信托(HEKTAR,5121,主板產業投資信托組)總資產規模突破10億令吉大關,將繼續強化現有資產與尋找收購機會,以實現接下來的20億令吉目標。
該公司執行董事兼首席財務員扎麗拉在股東大會表示,公司雖然不是大型產業信託,但也一步一腳印地將總資產規模從初始的5億令吉提昇至今突破10億令吉大關。
“我們將繼續尋找更多的收購機會,並提昇現有資產的價值,以實現20億令吉的目標。"
目前賀達產業信托在雪蘭莪、馬六甲、柔佛與吉打分別擁有5所商場,佔用率皆達95%。
扎麗拉透露,吉打的Central Square與Landmark Central商場正進行翻新工作,預料耗資1千900萬令吉,並可於2014年中旬完成。
她表示,公司的市場策略是專注在“服務鄰裡"的利基市場、注重資產增值措施(AEI),且不會集中投資特定區域,以達到多元化投資與風險管理的目的。
分析員認為賀,達產業信托41%的負債比過高,扎麗拉表示,負債比仍處合適範圍,因產業價值在大馬具有抗跌性,因此不具有負債比突然進一步飆升的風險;相反,一旦公司的產業在未來升值,負債比就會回落至更良好的水平。
“因此,資產增值措施對商場管理來說至關重要,以確保產業在未來可繼續增值,而整體上,我們的資產確在增值當中。"
該公司的2012財政年周息率為7.2%,她說,公司為繼續保持派息政策至少90%。(星洲日報/財經) |

(吉隆坡7日訊)收購新產業帶動,賀達產托(HEKTAR,5121,主要板產託)2013財年首季淨利按年增13.7%,錄得1106萬令吉,同時建議每股派息2.60仙。
該公司向馬證交所報備,截至今年3月31日,首季營業額按年起23%,至3007萬8000令吉;但每股盈利按年下跌9.21%,報2.76仙。
“賀達產托2013財年首季淨利揚13.7%,主要歸功公司用1億8100萬令吉,收購吉打兩座主要購物廣場所帶動。”

(八打灵再也9日讯)贺达产托(Hektar,5121,主板产业信托股)将提升吉打两间新收购购物广场,同时寻求更多收购目标,增加旗下资产。
贺达产托执行董事兼总财务长莎莉拉向《星报》表示,公司将会效仿柔佛WetexParade购物广场的资产提升计划,为该广场成功重塑品牌。
她说,根据研究,双溪大年的Central Square的人流量约40万,是Wetex Parade的一半。
拟增Landmark NLA
“柔佛的购物广场将是我们的参考对象,进行提升工程后,Wetex Parade的平均租金翻了一倍。”
另外,莎莉拉表示,贺达产托有意增加Landmark Central的净租用面积(NLA),前者开业3年,比营业13年的Central Square广场新颖很多。

賀達產託次季淨利成長16%

(吉隆坡2日訊)受吉打州新收購購物商場貢獻帶動,賀達產業信托(HEKTAR,5121,主板產業投資信托組)截至2013年6月30日止第二季淨利按年成長16.54%至1千零81萬3千令吉,驅使上半年淨利成長15.10%至2千187萬3千令吉。
第二季營業額則成長22%至2千965萬7千令吉,帶動上半年營業額成長至5千973萬5千令吉,按年揚升22%。
此外,該公司亦宣佈派發每單位2.6仙中期分利。
對於未來展望,該公司管理層表示儘管過去數年新購物商場開張加劇領域競爭壓力,惟從公司旗下購物商場地點來看,相信有能力應付市場挑戰。(星洲日報/財經)

一股作气:贺达产托提升资产价值

在收购产业活动推动下,促使贺达产托(HEKTAR,5121,主板产业信托股)的产业组合规模总值突破10亿令吉大关,如今更放眼倍增至20亿令吉。
为提高租金收入和让产业增值,贺达产托也将进行资产增值举措,以期引进更多的国际品牌驻入,为购物商场打造成崭新的形象。
贺达产托在第二季度内的租户合约期满和租金上调方面,整体上取得9%的上涨,是个相当鼓舞的调整。
大马首个以零售为主上市的贺达产托,正逐步扩大旗下产业组合,以提高其产业规模,持续寻求更多的收购机会。
2012年,贺达产托耗资1亿8100万令吉,收购双溪大年的中环广场(Central Square Shopping Centre)和居林的新世纪广场(Landmark Central Shopping Centre)。
随着收购位于吉打州的两座广场于去年10月完成,旗下的产业组合也增加到如今的5座购物商场。
其他的3个产业组合分别为:梳邦在也的首邦百利广场(Subang Parade)、马六甲的皇冠百利广场(Mahkota Parade),以及麻坡的威德百利广场(Wetex Parade)。
于2006年12月在大马交易所上市的贺达产托,从当初的两个产业组合规模为5亿令吉,已倍增到10亿令吉以上。
为更上一层楼,该产托管理公司放眼在未来,强化现有的产业组合规模,计划翻倍到20亿令吉的目标。
为此,管理公司将继续探索其他具备收购潜能的机会,主要放眼收购能够提供产业收益以及增值的产业目标。
尽管有意提高产业组合规模,但是对于收购新资产活动,管理公司目前并没有设下一个明确的时间表或期限。
另一方面,为提高租金收入和潜能的产业增值,该产托管理公司也将进行资产增值举措(AEI),从而提升投资回报。
中环广场第3季翻新
贺达产托已敲定在今年第三季,为中环广场展开翻新工程计划,而总成本也从1900万令吉上调到2300万令吉。
翻新计划包括:扩展该广场内的戏院(从现有的3个荧幕增加到9个荧幕)、提升停车场工程,以及将一些空间转为零售空间等。
这项产业增值举措料在明年杪完成,旨在改善和为该广场重新定位、提高购物者到访的人次,以及吸引更多国内外的品牌商店驻入,打造成崭新的形象。
翻新计划的成本将通过银行贷款融资。兴业研究指出,这将促使贺达产托的负债率,从现有的0.41倍,稍微提高到0.43倍。
值得一提的是,通过银行借贷而非发行新股,可避免稀释化该产托的每股盈利。
兴业研究相信,0.43倍的负债率依然处于可管理的水平内,且在翻新工程后,正面的重估潜能有助于减少长期的负债率。
提高租金
不仅如此,翻新计划预料将能提高该广场的租金,平均预测可提高至少20%,而目前的租金每平方尺介于2令吉到3令吉。
在业绩表现方面,贺达产托的营收和净资产收入维持稳定增长,然而,净收入上则出面明显的波动(见下表):
上半年收入涨15%
在收购吉打州产业的贡献下,2013上半年的营收按年劲扬22.5%至5973万5000令吉,而净收入则上涨15.1%到2187万3000令吉。
除了新产业的贡献以外,在上半年租户合约期满当中,租金上调的平均幅度达8%,而单单在第二季度,上调幅度更高达9%。
自上市以来,贺达产托每个季度皆派发股息,2009年和2010年同为10.3仙,以及2011年和2012年同样是10.5仙。
以周五闭市价格1.56令吉和2012年的股息计算,贺达产托的周息率达6.7%,处于相当诱人的水平。
在估值方面,以2012年的每股加权盈利计算,该产托的本益比为9.1倍,而在股价净值比则为1.05倍,溢价水平远低于其他大型产托。
未来的收入增长动力,将来自租金调整的能力、计划翻新后的租金上调潜能,以及正在探讨的收购产业计划等。
至于该产托潜在的投资风险,包括面对利率上调的压力、更多新购物广场的冒现与业者间的竞争,以及高度依赖大型租户等。

賀達產託淨利揚12%派息2.60仙

(吉隆坡11日訊)賀達產托(HEKTAR,5121,主要板產託)投資組合平均率保持高達94.7%,帶動第3季業績報捷,建議每股派息2.60仙。
賀達產托向馬證交所報備,營業額揚18%至3006萬8000令吉;淨利增12%至1110萬8000令吉。
文告指出,在首9個月內,賀達產托營業額起21%至8980萬3000令吉;淨利則揚14%至3298萬2000令吉。
賀達產托計劃要在馬六甲皇冠百利廣場推出資產增值措施(AEI),以改善該公司的收入分配。[中国报财经]
