LTKM 5840万购地

2016年6月14日
(吉隆坡13日讯)LTKM(LTKM,7085,主板消费产品股)以总值5840万3100令吉,向集艺亚洲(CNASIA,7986,主板工业产品股)等4名卖家收购4块无拉港土地和相关产业。

LTKM在文告中指出,独资子公司LTK产业和LTK发展私人有限公司,今日分别与Crystal Bond、Marvellous Production、集艺亚洲独资子公司Chip Ngai机械工程和Douwin私人有限公司,签署了4份有条件买卖协议。

LTKM会向这些卖家,收购4块总面积达2万5837平方米的地皮,以及该地皮的办公楼和工厂。

可发展商宅

公司表示,这些地皮位于无拉港市镇的中心地带,不仅交通便利,也临近大型购物广场、酒店和办公楼等,具有良好潜力,可用来发展中档至高档住宅与商用产业。【e南洋】

LTKM拟多元化至产业

(吉隆坡27日讯)LTKM公司(LTKM,7085,主板消费品组)宣布,该公司将把业务多元化至产业发展领域,并将在股东特别大会上寻求股东批准。

该公司文告指出,由于建议产业发展计划贡献净资产或净利将超过25%,这项多元化业务将需要取得股东批准才可进行。

文告指出,该公司是于2010年购得该块占地约8.5237公顷(或21.0625英亩)的地皮,座落在雪州惹兰双溪布亚附近的仁嘉隆,计划充当发展169单位的有地产业单位,包括25间独立式洋房、96间半独立式别墅、以及48单位的城市屋。

文告指出,上述产业发展计划料在2017年首季推行,为期2年,发展总值为1亿3000万令吉及发展成本为9000万令吉。

LTKM 1256万购隆地皮
负债率扬至0.34倍


2016年7月5日
(吉隆坡4日讯)LTKM(LTKM,7085,主板消费产品股)宣布,旗下独资子公司LTK(马六甲)私人有限公司与11位卖家签署买卖合约,收购位于吉隆坡一片永久地契的地皮。

该公司向马交所报备,最新收购的地皮占地4047平方米,位于年头时收购的Lot1402毗邻,收购价为1256万令吉,全数以现金付款,其中40%将动用公司内部资金,剩余60%则向银行借贷。

当这两片土地结合后,LTKM将拥有1万1888平方米的土地,用途更加广大。

LTKM指出,收购计划不会对股东基金以及每股净利带来影响,但负债率将会上升至0.34倍,原因是收购了4块无拉港土地和产业,以及上述两片土地后,银行借贷将从去年同季1544万令吉,剧增至今年的7448万令吉。【e南洋】

鸡蛋售价企高 提振LTKM首季净利扬25%

(吉隆坡17日讯)家禽生产商LTKM Bhd 2017财政年首季净利跳涨25%至307万令吉,或每股2.36仙;同期净赚245万令吉或每股1.88仙,归功于鸡蛋售价企高。

2017财年首季(截至2016年6月30日)营业额按年扬升5%至4268万令吉,同期录得4076万令吉。

LTKM今日透过大马交易所发布文告指出:“较高的鸡蛋售价推高家禽业务的盈利飙升逾70%,惟此利好现象却因投资控股业务蒙亏被部分抵消。”

家禽与相关产品业务净利劲扬73%至633万令吉,而投资控股业务的亏损则按年扩大214%至163万令吉。

LTKM表示,沙石开采和销售业务及其他业务的营业额,未能为集团带来显著贡献。

展望未来,基于原料成本(像是玉米和大豆)企稳,加上鸡蛋售价走高,LTKM仍正面看待其未来几个季度的表现。

“沙石开采和销售的盈利贡献料将不会有显著改变,而其他业务对集团的盈利贡献料也不大。”

LTKM进军產业 冀望长期贡献

(巴生7日讯)儘管面临小股东质疑其进军產业业务的时机和能力,但是LTKM公司(LTKM,7085,主板消费股)坚信,多元化发展的策略对公司有利,並可为公司带来额外的盈利贡献。

一名目前出席股东大会和特大的小股东向《东方財经》透露,股东在会上表达对公司多元化至產业发展的担忧,並指出,目前国內產业市场充满挑战,因此也质疑公司贸然收购地皮发展產业的决定。

公司管理层在股东特大回应股东提问,指该公司进军產业发展的同时,也將持续发展本身鸡蛋生產的核心业务。管理层认为,目前家禽业务经营非常理想,因此有能力进一步购买地皮发展產业业务。

该名小股东也指出,现场股东也针对LTKM公司建议以总值5840万令吉,购买4片位于无拉港的土地提出异议。

股东认为,国內產业市场仍然非常低迷,因此对于该地皮价格是否合理以及身为產业新手的LTKM公司拓展业务至產业领域的时机有所保留。

管理层则表示,该面积为2万5837平方米的地皮,每平方米的收购价格约为210令吉,价格是根据市场定价,因此收购价格合理。

同时,对于股东认为產业价格或许进一步滑落等猜测不予置评。

管理层也指出,公司对產业发展,还不算是完全没有经验。

他举例,早前公司也曾发展万津的房產项目。

对于產业市场的回酬表现,管理层认为,市场普遍预估该领域的回酬率介于20至30%,这也促使公司进军產业发展。

根据LTKM发行的股东特大通知书指出,董事局预期產业业务將为公司带来25%的净利贡献。同时,一旦该公司的產业发展取得成功,也將为公司贏得口碑。

另外,管理层不排除未来將继续收购地皮来进行投资用途。同时,也否认公司买地皮导致负债率恶化。

「目前公司的负债率为0.5倍,处在舒適的水平,也没有面临任何財务困难。」

购地发展產业

因此,公司將继续寻觅合適的地皮以发展產业业务。

管理层进一步补充道,公司將为发展產业项目进行融资,但相信贷款数额不会超过总发展成本(GDC)的20%。

该公司也透露,將仁嘉隆一块面积达8.5327公顷土地,进行发展总值(GDV)1亿2500万令吉的项目,发展成本为9000万令吉。该项目预期將在明年次季启动,並在2年內完成。

无论如何,LTKM公司仍顺利的在今日举行的股东特大上获得股东通过购买地皮和发展房產的议案。【东方网财经】

蛋價跌LTKM淨利跌53%

2017年2月16日
(吉隆坡16日訊)雞蛋價格下跌,拖累LTKM公司(LTKM,7085,主要板消費)截至12月底第3季,淨利按年下滑53%至204萬令吉,營業額跌4.8%至4279萬令吉。

LTKM公司向馬證交所報備,將在4月7日派發每股1.5仙中期股息,除權日鎖定在3月15日。

該公司指出,第3季業績遜色,主要因雞蛋價格降低,以及投資控股公司承擔更高的開銷。

該公司首9個月淨賺1024萬令吉,跌11%;營業額則略揚0.5%至1億2924萬令吉。

除了蛋價下滑,主要原料成本因令吉疲弱而持續波動,該公司認為,接下來的季度將面對挑戰。【中国报财经】

1.INTRODUCTION
Pursuant to Paragraph 9.19(46) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, the Board of Directors of LTKM (“the Board”) wishes to announce that the Board had approved the incorporation of the revaluation surplus, net of deferred tax, of approximately RM2.69 million in the consolidated financial statements of LTKM for the financial year ended 31 March 2017.

The purpose of the revaluation is to ascertain the fair value of the non-current assets of the Group in compliance with LTKM’s accounting policies.

减產扶蛋价 LTKM来季摆脱亏损

(巴生20日讯)虽然LTKM公司(LTKM,7085,主板消费股)2018財政年首季(截至6月30日止)蒙受亏损,但该公司预计接下来的季度表现,將会扭转首季的亏损。

LTKM公司董事经理拿督陈金国指出,过去数月的鸡蛋业者积极扩大產量,导致市场陷入鸡蛋供应过剩的局面,衝击鸡蛋售价,是该公司在首季陷入亏损的原因之一。

陈氏表示,目前业者开始减少鸡蛋產量,预计將扶持鸡蛋价格,进而提振该公司的盈利表现。同时,他也认为,原料价格已经在较低的水平,未来下跌空间有限。

LTKM公司2018財政年首季蒙受106万令吉亏损,前期则净赚307万令吉;营业额也按年下跌6.72%,至3981万令吉,前期为4268万令吉。

不急推新盘

陈金国在出席股东大会后,向媒体发表以上谈话。询及未来业务发展时,陈金国认为,鸡蛋业务仍然是核心业务,不过目前无意扩大该业务的规模。

「市场每年的需求只成长2至3%,加上建设新农场等的建材成本不断上涨,因此扩大业务也不易。」

有鉴于此,他称,发展產业业务將是多元化业务的发展策略。不过,由於房市仍疲软,因此公司將谨慎看待產业发展业务。

陈氏指出,该公司预期最快在2018下半年至2019年上半年才会推出產业新盘。他补充,该公司並不急于推出房產项目,未来將以发展住宅房產为主。

他说,目前已著手探討旗下地皮的未来发展策略,以確保公司推出的產品將符合市场需求。

一名出席股东大会的小股东向《东方財经》透露,会上小股东所关注的课题,是多元化业务至產业发展。

小股东要求管理层更新仁嘉隆地皮的最新进展,该公司產业发展负责人指出,原有的发展计划生变,主要是配合监管机构的要求做出更动。目前,该公司已更改推出產品项目的计划,並重新呈交给有关单位等待批文。

在去年的股东大会上,管理层指出,仁嘉隆的地皮將进行发展总值(GDV)1亿2500万令吉的產业项目。该项目原定于今年次季启动,並在2年內完成。【东方网财经】
