Pursuant to Paragraph 9.19(23) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, the Board of Directors of Pintar Projek Sdn Bhd, the manager of Starhill REIT (“Manager”), wishes to announce that Mayban Trustee Berhad (as the trustee for Starhill REIT) (“Trustee”) has subscribed for the entire issued and paid-up share capital of JPY1 comprising 1 share (“Share”) in Starhill REIT Niseko G.K. (“Starhill REIT Niseko”) (“Subscription”). The Trustee holds the Share in trust and on behalf of Starhill REIT. As a result of the Subscription, Starhill REIT Niseko has become a wholly-owned subsidiary of Starhill REIT.
Starhill REIT Niseko was incorporated under the laws of Japan on 8 November 2011 with an issued and paid-up share capital of JPY1 comprising 1 share. Starhill REIT Niseko will be principally involved in purchase, possession, disposal, lease and management of real properties.
The Subscription does not have any material effect on the earnings, gearing or net assets of Starhill REIT for the current financial year. 2009年亮眼成绩是由于Lot 10 Parcels, Starhill Gallery, JW Marriott Hotel Kuala Lumpur and The Residences Properties 的重新估值。
2010年的表现则是脱手Lot 10 Parcels, Starhill Gallery时,当时产业估价较2009年低所导致。
派息方面(上面数据还没有扣说)基本上没有很大的变动,不过利率应该是在7%左右(懒惰去算- -...那个好心人来帮我算算)。来看5年来的股价:

升喜產托派息4.01仙 次季淨利增2.8倍
股市17/01/2012 23:00
(吉隆坡17日訊)升喜產托(STAREIT,5109,主要板產托)次季財報唱豐收,淨利按年增長2.8倍,營業額按年揚升1.5倍。
該公司次季營業額由前一年的670萬令吉,增加至1669萬令吉;淨利則從1354萬令吉攀揚至5162萬令吉。
截至今年6月30日的首兩季,升喜產托淨利按年增加1.3倍至6705萬令吉;營業額按年揚升65%,報2468萬令吉。
該公司首兩季的每股盈利由前一年的2.46仙,增加至5.06仙。
升喜產托同時建議派息4.01仙。
該公司今日也向馬證交所報備,委任拿督楊肅佳為公司執行董事。
楊肅佳為丹斯里楊肅斌的弟弟,自1989年加入楊忠禮集團,並曾負責集團旗下酒店和度假村,以及電力業務。

(吉隆坡27日訊)楊忠禮機構(YTL,4677,主板貿服組)以1千749萬8千325新元(約4千267萬4千915令吉)向昇喜產業信托(STAREIT,5109,主板產業投資信托組)收購昇喜全球產託(Starhill Global REIT)1千749萬8千325單位可轉換優先單位。
該公司發文告指出,基於公司和昇喜產業信托在2010年以10億3000萬令吉脫售昇喜畫廊與樂天產業予新加坡的昇喜全球產託,並藉此握有1億5千556萬4千250單位可轉換優先單位,但證券監督委員會的產業投資信託指南僅允許昇喜產業信托專心核心產業投資業務,因此公司需採取收購活動來符合監管要求。

傳升喜產託斥12億 收購澳洲3萬豪酒店

(吉隆坡18日訊)消息傳,大馬升喜產托(STAREIT,5109,主要板產托)計劃或收購澳洲3間萬豪酒店(Marriott),總值達4億澳元(約12億3390萬令吉)。
有關人士披露,升喜產托將向澳洲聯邦銀行(CBA)的全資附屬公司康聯首域集團有限公司收購3大5星級酒店,包括悉尼、墨爾本和布里斯班的萬豪酒店。
根據《華爾街日報》的部落格‘Deal Journal Australia’報導,掌管全球最大主權財富基金的阿布扎比投資局(ADIA)也是其中一個投標單位。
康聯首域集團旗下聯邦酒店地產基金會已在2009年關閉,目前正進行撤資計劃,回退股權予基金單位持有人,日落日期為今年9月。
升喜產托投資策略是由楊忠禮機構(YTL,4677,主要板建築)房地產臂膀楊忠禮置地(YTLLAND,2577,主要板房產)掌控。

升禧实业13亿购3澳酒店

(吉隆坡13日讯)升禧实业(Stareit,5109,主板产业信托股)宣布,以4.15亿澳元(约13.106亿令吉)收购三家澳洲酒店,扩大其酒店业务。
这三家澳洲酒店分别为:悉尼码头万豪酒店(Sydney Harbour Marriott Hotel)、布里斯班万豪酒店(Brisbane Marriott Hotel),以及墨尔本万豪酒店(Melbourne Marriott Hotel)。
升禧实业是通过其间接独资子公司和信托,向当地不同的卖家,买下这三家酒店的酒店产业和商业资产。
卖家分别为Commonwealth管理投资公司、30 Pitt Street有限公司、515 Queen Street有限公司和Lonex有限公司。
收购价格可考虑了独立估价师给予这三家酒店的市值评估为考量。
升禧实业将通过银行借贷和现金,来支付这项收购活动。
杨忠礼机构总执行长兼升禧实业管理公司Pintar Projek总执行长丹斯里杨肃斌指出,这项收购把升禧实业的产业组合价值,从现有的15.8亿令吉,增至30亿令吉。
最多海外资产产托
在加入这三家酒店后,升禧实业旗下产业价值中,超过一半将来自澳洲和日本的酒店资产,成为拥有最大海外产业投资组合的国内产托。
“这项收购将可通过两项收入管道,带来回酬增值机会,分别为稳定的租金收入,以及三家酒店的潜在每单位利息增长和其他收入增长。

(吉隆坡30日讯)升禧实业(Stareit,5109,主板产业信托股)宣布,对旗下资产组合内的The Residences服务公寓进行重新估值,以符合证券监督委员会(SC)产业投资信托指南的第10.03条款。
升禧实业向马交所报备,上述重新估值在6月8日进行,并由专业独立估价师Azmi & Co私人有限公司负责。
在加入500万令吉的重估增值后,上述产业的净资产价值(NAV)由每单位1.151令吉,提升至每单位1.155令吉。[Nanyang] |
