僑豐EPF澳洲合作項目 墨爾本廣場下月動工

(墨爾本5日訊)僑豐控股(OSK,5053,主要板金融)在澳洲南岸區發展總值達28億澳元(約92.7億令吉)的墨爾本廣場項目,今日舉行正式推介禮。
根據《澳洲金融評論報》,首階段工程將在11月動工,預計2020年底可完成。
僑豐控股執行主席丹斯里黃宗華說:“我們期待下個月開始施工,它的第1階段將為南岸區人民帶來急需的社區設施。”
大馬駐澳洲高級專員拿督蘇達德維和公積金局總執行長拿督沙里爾理扎,也出席了墨爾本廣場的正式推介禮。
墨爾本廣場是僑豐控股和僱員公積金局(EPF)的合作項目,后者今年4月以1億5400萬澳元(約5.1億令吉)收購Yarra Park City公司的49%股權。
僑豐控股旗下PJ發展控股公司持有Yarra Park City其余的51%股權,后者擁有一塊5英畝綜合發展用地,將打造成墨爾本廣場。
僑豐控股看好該項目可在3年后開始作出貢獻,賺幅估計達20%。該項目將分5階段完成,耗時8到10年。
墨爾本廣場作為澳洲維多利亞省最大的發展項目之一,將設有6座高樓,還有1個面積為3700平方公尺的公園。
該項目由Cox建築師事務所設計,將包括超過2600間公寓、1家酒店、1個商業區、1家托兒中心,以及1個含超市的餐飲零售區。

新西兰政府宣布禁止非公民及永久居民的外国人购买房屋,这对OSK与EPF在澳洲合作产业是个好消息:手上有10%多兴业银行股份,拥有优质的地库,建筑工程队,酒店,建材工厂,房屋发展商,与EPF为伍共谋发展,在不重估地库最新价值下,已经是每股净资产3.16令吉的公司,每年派息7.5仙,省去即将派发二送一红股,此股已是当今马股的遗珠,我个人觉得这公司是值得尽力投资! |

侨丰为YPCP提供财援合理.肯纳格:股东应放行
(吉隆坡31日讯)独立顾问肯纳格投资银行认为,侨丰控股(OSK,5053,主板产业组)为澳洲Yarra公园城市公司(YPCP)提供2亿5000万澳元(约8亿1300万令吉)财政援助属于合理,并呼吁股东批准相关企业活动。
侨丰控股发文告表示,上述为YPCP提供的财政援助方式包括现金预支、担保、赔偿等等。
侨丰控股拥有YPCP38.25%股权,目前在澳洲墨尔本发展产业项目。
不会损害少数股东利益
肯纳格认为,上述财政援助并不会损害少数股东利益,并呼吁股东在来临的股东特大,放行相关建议。
肯纳格说,在产业领域而言,控股公司对子公司提供现金保证,以发展相关产业项目,实属平常。此外,YPCP若透过其他方式募资或投资伙伴,原发展项目将可能带来一定的风险。一旦有新股东加入YPCP,可能会促使产业发展项目生变。
肯纳格强调,侨丰控股为YPCP提供的财政援助比例属于合理。
今年4月,侨丰控股与公积金局联手合作,共同发展上述澳洲墨尔本综合性产业项目,公积金局持有YPCP49%股权。
YPCP产业想法发展总值为28亿1000万澳元(约91亿4000万令吉),产业类型包括住宅、办公楼、零售及酒店,首期项目预期在2020年杪竣工。

发展总值90亿.墨尔本广场打造最新地标
侨丰产业(OSK Property)澳洲首个产业项目——墨尔本广场(Melbourne Square)日前在施工地点墨尔本南岸(South Bank)举办正式推介仪式和展示示范单位,并宣布发展总值(GDV)达9亿2700万澳币(约30亿令吉)的首期发展项目将定于今年11月动工,预计在2020年杪竣工,销售方面从今年4月至今已售出超过55%的单位。
占地5英亩的墨尔本广场是墨尔本最大型的综合发展计划,总发展总值达28亿澳币(约90亿令吉),是由侨丰产业与雇员公积金局(EPF)联营企业Yara Park City公司负责发展,整体设计则交由Cox Architecture建筑事务所负责。
首期发展项目是两栋高级公寓,共建有1043间单位,分布在68层楼高的东翼、52层楼高的西翼和8层楼高的裙楼(Podium)。目前所开放出售的单位皆在东西翼,房款方面有1至3房式和阁楼单位,面积从49.4平方公尺或531平方尺起,售价则从40万9800澳币起(约139万3000令吉)。裙楼涵盖91间公寓单位、零售面积和停车场,皆在规划阶段当中,而零售面积仅限于出租,预计将出租给知名超市、餐饮业和零售商,而设立在裙楼的儿童保育中心也将是墨尔本广场的亮点之一。
每单位配备部份家电家具
每间单位将配备部份家电家具,例如橱柜、热水器、卫浴设施和落地玻璃幕,购屋者也可向发展商洽询升级版家电家具配套。两栋高级公寓公共康乐设施皆集中在裙楼第8层和东翼第54层,第8层设施有室外游泳池、公园、餐饮、私人影厅、音乐室和健身室,而第54层的设施则有高级酒廊、水疗、会议室和私人饭厅及仅开放给特定住户的私人会议室、健身室、泳池和休息间等。
分5个阶段施工
耗时8至10年
墨尔本广场整体规划共有4栋公寓、一栋酒店、一栋办公大楼和占地超过3700平方公尺的都市景观公共公园,分5个阶段施工,预计耗时8至10年完成,其发展面积比率(Plot Ratio)为18.75,预计有超过2600间公寓单位。
普腾9600员工 部长:一个都不会少
在80年代已在澳洲投资的侨丰集团执行主席丹斯里黄宗华在推介仪式上强调,墨尔本拥有强稳的经济基础、规划良好的城市基建设施、卓越教育系统、高水平医疗保健和丰富且多元化文化遗产,更不忘连续7年评选为“全球最宜居城市”,因此侨丰产业决定进军澳洲产业,并期望能将墨尔本广场打造成为最新地标。

另一方面,雇员公积金局首席执行员拿督沙里尔指出,墨尔本广场是该局在海外的第三项投资项目,以1亿5400万澳币(约5亿2234万令吉)认购Yara ParkCity公司49%股权,携手发展墨尔本广场,因为该综合发展计划非常符合雇员公积金局的长期目标和是理想的海外投资组合之一。

售澳公司获利1.77亿.侨丰第三季多赚3倍

(吉隆坡27日讯)归功于脱售澳洲墨尔本子公司股权取得1亿7761万令吉一次性盈利,侨丰控股(OSK,5053,主板产业组)截至2017年9月30日第三季净利翻3.03倍,从前期的5629万8000令吉增至2亿2682万8000令吉,9个月净利也倍增至3亿3684万1000令吉。
第三季营业额起15.96%至3亿1445万3000令吉,但累积9个月营业额却微挫4%至8亿9184万2000令吉。
展望未来,侨丰控股在文告中表示,产业发展业务表现将取决于大马现有和新产业发展项目销售,集团拟在今年杪推介芙蓉和八打灵再也2项发展总值达7亿2000万令吉的新产业发展计划。截至今年9月杪,集团未入账销售为11亿令吉,现有2055英亩土地的发展总值为83亿令吉。
其他业务方面,产业投资、工业、酒店等业务也有望持续带来稳健表现,金融服务与投资控股贡献则取决于兴业银行(RHBBANK,1066,主板金融组)表现而定。
整体来看,该公司董事部有信心第四季表现将令人满意。

僑豐控股擬售Faber大廈 傳交易價或達2.5億

(吉隆坡31日訊)據報導,僑豐控股(OSK,5053,主要板金融)將出售吉隆坡Faber大廈,以套現部份資產;這宗交易價值可能高達2億5000萬令吉。
財經周刊《The Edge》 引述僑豐控股發言人指出,上述脫售案仍處初步階段,會適時仔細考慮脫售案的選項,但沒有透露價碼。
報導指出,房產估價師將Faber大廈的價格定在2億3000萬令吉至2億5000萬令吉之間。
根據該週刊所看到的出售Faber大廈的執行摘要和資訊備忘錄,房地產顧問公司大馬Savills為是項潛在交易的獨家營銷代理。
僑豐控股發言人說,僑豐集團尋求套現部份資產,若出現合適的資產套現機會,資產脫售的收益可強化公司在房產發展業務的地位。
Faber大廈涵蓋2棟16層樓綜合辦公樓與零售的房地產,由Canggih Pesaka私人有限公司持有。

各位:OSK手握10%兴业银行股票,按今天5.18令吉计,每股OSK就有0.95令吉。今天OSK行情是1.07令吉,大家只需0.12令吉就可拥有OSK属下所有地库、酒店、建筑队、电览厂、房地产等,现有马股还有比这更加划算的公司吗?而且是年年有盈利及派息5%的公司吗?而官有缘炒家们既然可以把二年前亏到要倒的恒源炼油(旧名Shell)从2.40令吉炒到今天17.8令吉。所谓投资或投机就此明朗了…… |

(吉隆坡25日讯)末季的产业发展项目较少,累及侨丰控股(OSK,5053,主板金融股)截至去年12月杪末季,净利年跌19.9%。不过,仍宣布建议派息3.5仙。
该公司向马交所报备,末季季净利从上财年同期7911万3000令吉,减少至6337万8000令吉。
营业额也从上财年的3万7668万3000令吉,按年萎缩26.4%,报2万7743万7000令吉。
累计全年,净利涨61.9%,录得4亿21万9000令吉,或每股19.27仙;营业额则年跌10.5%,录得11亿6927万9000令吉。
公司在文告中称,2017净利表现提升是因为第三季时脱售墨尔本子公司的部分股权,因而收获1亿7761万令吉。
建筑、金融服务和投资业务的出色表现也弥补产业、工业和服务业务逊色业绩。

(吉隆坡26日讯)侨丰控股(OSK Holdings Bhd)今日表示,正考虑将电缆业务在香港交易所主板上市。
该集团指出,上市计划将释放股东在电缆业务的价值,并在香港同样提供透明的估值基准。
根据向大马交易所的报备:“这(分拆)还将使电缆业务能够独立,并直接接入香港资本市场,为未来扩张或企业融资计划提供具有成本效益的集资平台。”
鉴于目前尚未确定拟议上市的实际细节,侨丰控股表示,预计集团将重组旗下涉及电缆业务的子公司。
该集团补充,在完成上市计划后,这些子公司仍将是侨丰控股旗下子公司。
侨丰控股表示,将寻求获得必要批准。
“公司将根据上市要求,在适当情况下,就上市计划发布进一步文告。”

INFORMATION OF OSK INDUSTRIES GROUP 2.1 OSK Industries OSK Industries is an exempted company incorporated in the Cayman Islands with limited liability on 9 March 2018, under the Cayman Islands Companies Law (2016 Revision), with an authorised share capital of HKD380,000 divided into 38,000,000 ordinary shares of par value HKD0.01 each, of which HKD0.01 comprising 1 ordinary share of HKD0.01 has been issued and fully-paid.
Subsequent to the Acquisition, PJDH had on 27 March 2018, further subscribed for 19,999,999 ordinary shares of HKD0.01 each in the capital of OSK Industries.
Consequent thereto, the enlarged total issued and paid-up share capital of OSK Industries would be HKD200,000 comprising 20,000,000 ordinary shares of HKD0.01 each.
The principal activity of OSK Industries is investment holding.
2.2 OCC Cables OCC Cables is an exempted company incorporated in the Cayman Islands with limited liability on 13 March 2018, under the Cayman Islands Companies Law (2016 Revision), with an authorised share capital of HKD380,000 divided into 3,800,000 ordinary shares of par value HKD0.10 each, of which HKD120,000 comprising 1,200,000 ordinary shares of HKD0.10 each have been issued and fully-paid.
OSK Industries is the registered and beneficial owner of all of the issued and paid-up ordinary shares in OCC Cables.
The principal activity of OCC Cables is investment holding.
2.3 OCC Malaysia OCC Malaysia is a private limited company incorporated in Malaysia on 19 March 2018 under the Companies Act 2016, with a total issued share capital of RM10,000 comprising 10,000 ordinary shares.
OCC Cables is the registered and beneficial owner of the entire issued ordinary shares in OCC Malaysia. The principal activity of OCC Malaysia is investment holding.
3. FINANCIAL EFFECT OF THE ACQUISITION The Acquisition will not have any material effect on the earnings per share, net assets, gearing, share capital and substantial shareholders’ shareholdings of the Company for the financial year ending 31 December 2018.
4. DIRECTORS’ AND MAJOR SHAREHOLDERS’ INTEREST None of the Directors or major shareholders of the Company and/or persons connected with them, have any direct or indirect interest in the Acquisition, save for their interests arising by way of their shareholdings via OSKH.
5. DIRECTORS’ STATEMENT The Board of Directors of the Company is of the view that the Acquisition is in the best interest of the Company.
6. APPROVAL REQUIRED The Acquisition is not subject to the approval of the shareholders of the Company and any other regulatory authorities in Malaysia.

Pursuant to Paragraph 9.19(5) of the Main Market Listing Requirements of Bursa Malaysia Securities Berhad, the Board of Directors of OSKH wishes to announce that OSKH and its subsidiaries (“OSKH Group” or the “Group”) is undertaking an internal reorganisation (“Reorganisation”).
2. DETAILS OF THE REORGANISATION
The Reorganisation involves the following:
(i) On 27 March 2018, PJ Development Holdings Berhad (“PJDH”), a subsidiary of OSKH, had acquired the entire issued and paid-up share capital of OSK Industries Limited (“OSK Industries”), an exempted company incorporated in the Cayman Islands from Reid Services Limited for a consideration of HKD0.01. Subsequent to the aforesaid acquisition, PJDH had on even date further subscribed for 19,999,999 ordinary shares of HKD0.01 each in the capital of OSK Industries. Consequently, OSK Industries and its wholly-owned subsidiaries, namely OCC Cables Limited (“OCC Cables”) and OCC Malaysia Sdn Bhd (“OCC Malaysia”), became the indirect subsidiaries of OSKH through PJDH; and
(ii) On 28 March 2018, OCC Malaysia had entered into a share sale agreement with OCC Cables Berhad (“OCCB”) to acquire the entire equity interest of Olympic Cable Company Sdn Bhd (“Olympic”) for a total consideration of RM128,213,000, which has been arrived at based on the net assets of Olympic and its subsidiary, namely OVI Cables (Vietnam) Co., Ltd. (“OVI”), as at 31 December 2017 (“Proposed Acquisition”). Upon the completion of the Proposed Acquisition, Olympic will become a wholly-owned subsidiary of OCC Malaysia and OVI will become an indirect subsidiary of OCC Malaysia.
3. BACKGROUND INFORMATION OF THE SUBSIDIARIES INVOLVED IN THE REORGANISATION
3.1 OSK Industries

3.4 OCC Malaysia
OCC Malaysia is a private limited company incorporated in Malaysia on 19 March 2018, with a total issued share capital of RM10,000 comprising 10,000 ordinary shares.

3.5 Olympic
Olympic is a private limited company incorporated in Malaysia on 14 February 1968, with a total issued share capital of RM15,500,000 comprising 15,500,000 ordinary shares.

3.6 OVI
OVI is a limited company incorporated in Vietnam on 8 September 2006, with a total charter capital of USD3,000,000.
Olympic is the registered and beneficial owner of the entire charter capital in OVI.
The principal activity of OVI is manufacturing and sale of cables and wires.
4. BACKGROUND INFORMATION OF THE CABLES BUSINESS
The subsidiaries operating in the cables business and their principal activities are as below:
