证监会准贺达增基金规模

(吉隆坡16日讯)贺达(Hektar,5121,主板产业信托股)宣布,获证券监督委员会批准增加基金规模,并把新基金单位上市马交所主板。
贺达今日发文告表示,贺达正寻求增加高达9385万3773个新基金单位,进而把基金规模从现有的3亿2000万1000单位,增加至4亿1385万4773单位。
此外,公司也获批准对在吉打购入的两间零售房地产进行估值,包括Landmark Central购物中心和Central Square购物中心主要建筑的总值为1亿8400万令吉,此收购使贺达总资产价值增加至10亿令吉。
贺达主席兼总执行长拿督嘉法阿都哈密在文告中表示,在努力获得证监会的批准后,接下来该公司需在股东特别大会上,寻求股东对收购案和发行附加单位的批准,然后在限定时间内完成上市。[Nanyang] |

贺达首季净赚972万

(吉隆坡26日讯)贺达(Hektar,5121,主板产业信托股)截至今年3月31日首季净赚972万5000令吉,比上财年同期的994万3000令吉,按年下跌2.19%。
派息2.60仙
现财年首季营业额则按年上扬4.78%至2445万6000令吉,上财年同期则报2334万令吉。
现财年首季每股盈利为3.04仙,低于上财年同期的3.11仙。
贺达董事部宣布,每个单位派发股息2.60仙,高于上财年同期所派发的每股2.50仙股息。
贺达资产管理私人有限公司总执行长拿督贾华阿都哈密表示:“这是公司自上市以来,派发最高的股息,这反映我们一直努力地保持增长。”
对于净收入稍微减少,贾华阿都哈密归咎融资成本偏高。
他说:“为了收购两间坐落在吉打的购物中心,我们筹集贷款缴付10%订金。”
贺达计划收购的两间购物中心是Landmark Central购物中心以及Central Square购物中心。
估价师预计,两间购物中心总值1亿8570万令吉,但贺达以1亿8100万令吉收购,比市价低2.6%。[Nanyang] |

(吉隆坡5日訊)賀達產業信托(HEKTAR,5121,主板產業投資信托組)預計今年9月底完成收購的居林Landmark Central及雙溪大年Central Square商場,可在2012年第四季帶來顯著盈利貢獻。
賀達產業信托拿督嘉法阿都哈密在股東大會後表示,該公司已經撥出約1千900萬令吉作為上述商場的裝修成本,主要用於個別商場的內部和外部設備翻新。
“通過裝修可提高個別商場的價值,在吸引更多顧客的同時,也可改善出租率及提高租金。”
上述裝修費用將通過內部資金和銀行借貸完成。
此外,嘉法阿都哈密指出,該公司的收購策略是要取得有關公司的管理與控制權,所以,賀達產業信托在接受任何收購獻議時,前提是要擁有至少50%股權。
“只有在擁公司管理權後,我們才能有效地管理該公司。”
嘉法阿都哈密表示,儘管全球經濟不明朗,但並未對大馬的零售業帶來顯著的影響,相信公司今年依然可保持成長。
目前,賀達產業信托管理超過10億令吉的產業信托,嘉法阿都哈密表示,在公司穩定產業收入下,每年將會派發固定的股息予股東。
“我們將派發公司淨收入的90%股息予股東,而其餘10%則用作公司營運成本及未來收購計劃。”(星洲日報/財經)

(吉隆坡5日讯)贺达(Hektar,5121,主板产业信托股)收购购物中心案和发行附加单位的建议,获股东放行。
贺达发文告表示,在今日举办的股东特别大会上,针对以总值1亿8100万令吉,收购两座位于吉打的购物中心的建议,获得股东批准。
此外,股东也批准下列建议,包括:(1)发行高达9300万个附加新基金单位(renounceable rights issue)(2)发行高达85万3773新基金单位,总值90万5000令吉作为收购费用(3)把基金规模从现有的3亿2000万1000单位,增加至4亿1385万4773单位。
贺达主席兼总执行长拿督嘉法阿都哈密在文告中表示:“我们非常高兴股东对收购案的支持,这将进一步加强公司房地产组合的长期价值。”
贺达目前已拨备约1900万令吉,作为该两家购物中心的翻新费用。此费用将透过内部资金和银行借贷来筹集。
完成收购案后,贺达总资产将达10亿4000万令吉,净可出租面积(NLA)预期可从110万平方尺,提升54%至170万平方尺。[Nanyang] |

(吉隆坡10日訊)賀達產托(HEKTAR,5121,主要板產託)次季營業額揚淨利跌,仍派發中期股息2.6仙。
受出租和停車收入提振,截至6月底,賀達產托第2季營業額揚4.52%至2430萬9000令吉,但借貸成本提高則導致淨利稍微下跌1.32%至927萬8000令吉。
該公司指出,房地產營運費用也因為電費調漲而走高拖累淨利表現,第2季房地產營運費用達1910萬5948令吉,高出去年同期。
賀達產托上半年營業額錄得4876萬4000令吉,淨利為1900萬3000令吉。
國內許多新的商店開設,使得房地產環境充滿挑戰,但該公司過去5年都有良好表現,證明自身實力。
賀達產托今日向馬交所報備,宣布派出中期股息2.6仙,除權日為8月27日。[ChinaPress]

業績遜色‧財測下調‧賀達產託股息仍可期

(吉隆坡13日訊)賀達產業信托(HEKTAR,5121,主板產業投資信托組)次季盈利按年挫1.3%、按季跌4.6%至930萬令吉,興業研究調低2012至2014財政年淨利預測1.2%至1.4%,惟認為租金成長強勁使10.5仙股息可期。
興業說,調低賀達產托財測是因該公司債務成本增高、吉打商廈延遲貢獻,該商廈的收購延至今年第三季或年杪完成。今明後3年財測分別調低至3千930萬、4千540萬與4千690萬令吉。
“儘管次季表現稍差與財測稍調低,每單位派10.5仙股息可期,主要是強勁租金增長,淨出租面積之租金平均增長率達7至20%。”
第二季派股息2.6仙,使上半年股息達5.2仙,相信可達致全年預測的10.5仙股息。
賀達產托次季營業額按年增長4.5%,主要是資產租金改善,另加馬六甲皇冠百利(MAHKOTA PARADE)獲新租戶。然而,4.6%的貸款成本,導致成本按年增至16.2%、按季增5.4%,侵蝕淨利。整體出租率持穩,維持在97.7%,整體購物流按年增長40%,顯示最近的強化商場結出豐碩果實。
賀達產托商產以往按浮動利率,基於浮動利率有上升之勢,管理層把42%貸款或1億8千400萬令吉之利率,鎖定在4.85%以利護盤,未來會控制在5%以下。
興業維持“反映大市”評級,目標價調高至1令吉55仙(前為1令吉50仙)。(星洲日報/財經) |

对,如果你原本只有1000股,在ex-date前就该卖出,因为ex后你只有250股or,卖了也亏水钱 |

我搜索到的资料不是这样,如果你不想认购有关附加股,可以把250OR出售。

请问大大我这样了解对不对,我只要在29/08之前买进,我就可以享有1:4的OR. 如果我不要认购这些OR,这些right就会在04/09在上市让其他人认购,11/09就会下市。如果我要认购了,最后期限付款是在19/09。
我是用nominee account, 我也问了我的代理银行,他们说在entitlement date后,当他们收到Letter offer时,他们就会联络我。如果我不要认购的话,在短短的一个星期,他们会来的及通知我,放上市让其他人认购吗?
如果我要认购的话,我现在持有5000股,我应该会享有1250OR,我不想要有50股,可以可以只认购1000OR?或者,我先卖出1000母股?
如果我什么都不作,我的1250OR就会变成废纸,而在他做价钱调整时,我就会亏了那个差价。对不对?
