请问我想跟我女朋友联名买屋子(还没结婚/注册,可以吗?预备结婚用)
薪水:(男)RM 3000(女)RM2000
房屋:RM450000 (独立) 或者 RM320000 (半独立) 都是在Sabah。
偿还期:35 年
年龄:(男)28(女)28
Committment:(男)Rm490 (car)
我有资格拿到100% Loan吗?

不好意思。。不是想问借loan的,可以问下其他的吗..
昨天去sales gallery看了屋子给了rm3000 booking fees下定了,可是回到家就后悔了,可是sales又不给refund booking fees, 除非Loan reject才可以refund rm2700。请问有什么办法让bank reject我的loan呢?
- 我的月薪是basic+allowance(不定),最近三个月比较多,除下来的net income每个月有 rm4300.
- Property value是 rm360,000
- 每个月刷卡大约rm800, 准时还钱。 上半年欠下大约rm9000,每个月准时还超过minimum payment,一直到8月才还完。
- 车loan每个月rm700
- PTPTN 有一段日子没还了(因为要clear credit card),不过check了没有被blacklist。。。

你是要拿REJECT LETTER 还是要式得到贷款批准?

贷款大约是180k - 195k,偿还期: 35年. 请问你有任何supporting document 吗?比如租金,存款, 定期等等?
或有考虑要联名买物子吗?

我想问:以我自己一个人的能力可以借到loan吗?
工钱:RM2800(还没扣epf socso)(没有其他收入)
所得税:没有
目前欠:akpk大约5k(欠信用卡5k多被朋友误导去申请akpk ,每个月还RM110目前已经还了大约1年),这个礼拜会去settle全部欠款(大约几久才可以借loan?)
信用卡:没有
房产:没有(还没拥有过)
供着:1辆车 RM345
想要买的屋子价钱:200k以下(头期和其他费用要怎办多少?)

HI Madhenius,
我有双份工作证明。
a) (3950 + Commision 7000/quater) -ebf -income tax +allowance (variable) (Exp 2 years)
b) 3000 -Ebf (Exp 1 year)
Credit card out standing 18k.
Two hire purchase loan, RM 880 + RM 750.
Supporting document
Fixed deposit in bank RM 40k.
Side income.
请问以上的资料,可以loan 到RM 700k property loan ?
如果不可以,可以有什么advice ma ? exp : pay all the outstanding of credit card, pay more income tax.

(1) Max loan eligibility is approximately 1.5 mil base on 28 years repayment (max up to 70 years old)
(2) Rule of thumb : don't put all eggs in a basket. Every portfolio should diversify their investment tools and also cash flow. It's always profitability vs liquidity
(3) Not much impact as currently you are PR in Singapore. However, bank will need to look into your personal CCRIS in malaysia to determine loan eligibility and interest rate (base on scoring)
You may consider few banks RHB, Maybank, PBB, CIMB
