Kassets 没有IGB 的股票。IGB 是母公司。
之前看过the Edge的报道,KrisAssets和IGB的MD是同一人 (如果我没记错)。而The Gardens现在是属于IGB的,MD说将在不久的将来将The Gardens卖给KrisAssets。
IGB发展购物中心,之后再卖给KrisAssets。这种模式你们接受吗?不知收购价格合理吗?
PS:这么related的交易我基本抱着保留态度。 |

不知道为何他这么看,希望看到他的分享。我有在场的。
他们争议的课题是派息率。每个股东大会都有这个要求的。
另外一点是关于Tax 的更动和Independent 的董事薪酬。
我认为,RM70,000 的确太低了。
Robert 要求加他们的薪,RM140,000 还是合理的。
不知道哪里得罪了titotito ,也许他是VADS 的投资者吧。
他没有理智的看清楚,那些是我劝告生意版主你的投资原则,
不可以忽略了优秀的管理层这一点。 |

Krissassets 的营收持续增长,而且有不错的成绩。
这个季度,管理层开始把多余的现金还债。
可能担心国家银行会升息。
如果营收可以持续增长,它的利润会上扬的很快,因为减少的利息成本会反映在盈利上。 |

其实,看你喜欢投资什么业务。
就以IGB而言,
我不喜欢它的酒店业和房地产的业务。
经济不景气,就会被这些业务拖累。
例如10年前。
所以,你还是要问自己是否喜欢这些业务,才决定IGB是否值得投资。
只是便宜,不应该促成你买股票的决定。
如果只是要便宜,请参考Invest KLSE 的价值投资 Portfolio。 |

大头买入最大的原因是因为Midvalley,那么应该投资Kassets才对了,对吗?? |

如果是这样,你应该取 Kassets. |

今天出售Kassets,拿回现金RM1085.50,净赚RM63.50。
持股时间为1个半月。回报是6.21%。
公司的业务还没有任何转变。这次出售的目的,在于投资策略的考虑。
我打算增持现金和尽量减少持股的公司数量。
低股息率的公司,会被优先考虑出售。
陈大卖出的原因是因为增持现金和低股息率的公司?? |

发3亿债券掀前兆 Kris资产或购新资产
二零一零年十二月十五日 下午五时五十四分
(吉隆坡15日讯)Kris资产控股有限公司(KASSET,6653,产业组)计划发行3亿令吉可赎回可转换债券,可能是向母公司怡保花园机构有限公司(IGB,1597,产业组)收购谷中城The Gardens的先兆。
上述活动将为双方建立一个双赢局面。在怡保花园机构可释放其资产价值的同时,从一个单一资产个体的转变,将是Kris资产所需的动力。
上周,Kris资产获得证券委员会批准,发行3亿令吉可赎回可转换担保债券,从而将为该公司筹资,进行‘潜在收购或投资机会,及重新融资现有借贷’。
虽然该公司尚未公布收购或投资计划,但产业市场观察家已经预测,它将透过一项现金加股票交易,向怡保花园机构收购The Gardens。
怡保花园持有Kris资产的73.46%股份,后者现只拥有谷中城广场。因此把位于谷中城广场毗邻的The Gardens加入Kris资产的现有单一资产组合是合理的。
这项计划已经长久,但尚未实行,因Kris资产与怡保花园机构管理层都希望The Gardens首先发展至一个强稳租金收入基础。
The Gardens迄今已经经营逾3年,从而是时候让Kris资产向怡保花园机构作出收购。
根据怡保花园机构2009常年报告指出,The Gardens净市值为5亿9400万令吉。
市场观察家称,Kris资产与怡保花园机构都需要企业活动,以推动它们股票的购兴。尤其是前者的股票相当不流通。虽然流动现金过去数年逐渐加强,但该公司也缺少显著股息成长模式以保留股东们。
尽管商业模式不同,但投资者通常都把纯产业投资公司Kris资产,与实业投资信托比较。
Kris资产过去数年主要专注于减轻负债和缩小借贷,而不是支付慷慨股息予其股东们。而实业投资信托则是以确保股息成长为优先。
在过去5年,Kris资产已成功把净借贷缩减2亿3660万令吉,从截至2005年9月30日止的4亿8700万令吉,降至2亿5040万令吉。但只分发1亿5410万令吉的较小额股息(2006至2010财政年),包括2010财政年2530万令吉中期股息。
分析师说,随着降低负债和拥有更多经营流动现金,Kris资产现将可重新投资于新资产收购,以扩充其收益基础,或加速其股息派发。 |
