City One算快的了,但是可以比富丽华更慢的话就真的无话可说了。。。

黄天佑:必与商家配合 建隧道带动地区发展

        (本报古晋12日讯)古晋旧法庭毗连的的独立大厦(Plaza Merdeka)发展商Plaza Merdeka Holdings有限公司董事经理黄天佑指出﹐该公司向来都希望能与商家保持密切的合作﹐并希望有关发展能够带动当地的商业经济发展。

        他说﹐玻璃边街的一段道路将兴建地下隧道﹐作为行车用途﹐好让Plaza Merdeka的地下停车场的车辆将从那里驶出,避免酒店出入处出现交通堵塞的问题。

        他补充﹐现有的玻璃边街的道路将改建成水泥的人行道。

        与此同时﹐他透露﹐有关地下隧道工程将于2012年3月竣工﹐而结合酒店与购物广场的Plaza Merdeka则将在之后的6个月完成。

        他声称﹐兴建地下隧道其实在耗资庞大﹐但是在长远算来确实对地区上的发展有益﹐而改成人行道的玻璃边街也将有助于带动商店的生意。

        黄天佑续表示﹐一旦整个发展计划建成后﹐那里将是非常美观的﹐同时也会带动当地的商业发展。

        针对公正党浮罗岸区州议员黄锦河要求了解该发展计划时﹐他也表示﹐将在明天交一份发展蓝图副本予黄锦河﹐以便让他了解整个发展计划详情。

Courthouse St tunnel to complete in June, contractor explains delay latest!

KUCHING: The construction of the tunnel underneath Courthouse Street here should be on track towards completion over the next six weeks, according to contractor Bina Puri Construction Sdn Bhd (Bina Puri Construction).

The 150-metre tunnel, which was initially slated for completion in April this year, had to undergo a number of additional works due primarily to safety issues.

“While the opening was scheduled for an earlier date, the works had been delayed in order to address, among others, the substructural geotechnical issues necessitated that the works had to be properly planned to minimise impact to structures fronting the Courthouse Street,” said Bina Puri Construction’s senior project coordinator Sam Law during an update briefing held at the contractor’s site office near the Plaza Merdeka Commercial Complex and Hotel here today.

He added that as the project was a part of the Bina Puri Group’s development of Plaza Merdeka, the group felt that it was necessary to address the issue, assuring the public that it would continue to put its best efforts in ensuring timely completion of works; at the same time, minimising inconvenience.

“The tunnel now is about 70 per cent completed. We are confident that it will finish on time, now that most of the issues have been mitigated,” Law stated, pointing out further that once completed, the government would be taking over the street above the tunnel and intend to turn the walkway into a pedestrian lane; similar to that of India Street.

Also attending the briefing were the chairman of India Street Pedestrian Mall, Datuk Wee Hong Seng and Plaza Merdeka Holdings Sdn Bhd’s managing director Steve Ng.

In his comment, Wee said as the contractor and developer, Bina Puri Construction had been regularly updating merchants and committee of India Street on the difficulties encountered.

“The merchants and the committee understand that the public safety as well as avoidance of damage to the surrounding properties – many of which are historical buildings well over 100 years old – should be accorded priority by the developer; rather than rushing to meet the original target datelines, especially when there are unexpected site difficulties being encountered,” underlined Wee.

Meanwhile, Ng said Plaza Merdeka remained on track towards completion by the middle of next year, adding that many parties had confirmed their tenancies with the mall.

“We have Parkson and Kamdar affirming the opening of their flagship stores at the plaza, while Everrise will be having a supermarket there. Things are going very well now; I am optimictic,” he enthused.

With an estimated gross development value of RM350 million, Plaza Merdeka would become the icon of urban development given its location in the heart of the city, as well as its close proximity to historical buildings and tourism spots.

Changing face of retail business in Kuching

KUCHING: In the pursuit of creating more retail spaces, taking more risks could be the recipe to long-term success.

Unknown to many, most high-end malls nationwide operate based on a rent-only model. Lots are not sold for quick profit or to aid construction cash flow.

Having a rent-only mall — or one that has significantly fewer sold lots — means the mall’s management would have greater say from simple things like operating hours to important “pull” factors like tenancy mix.

Among the up and coming malls here, of which there are many, Plaza Merdeka, scheduled for completion a year from now, will likely be the first real competitor to The Spring, which opened just over three years ago.

“Eight per cent of Plaza Merdeka’s retail space is rent-only,” said Steve Ng, the managing director at Plaza Merdeka Management Sdn Bhd.

“Since the ownership for the management company is so high, we have a lot to lose. When that is the case, the onus is on us to ensure everything is done right.”

Ng has three concerns. The first is to secure good anchor tenants; second, to get good complimentary component stores; and three, to have 95% of the shops ready to operate on opening day.

So far, Ng said 75% out of the 350,000 sq ft at Plaza Merdeka had been accounted for, including three anchor tenants. Parkson will open its flagship store in Sarawak at the Plaza. It would be the largest, roughly 50% bigger than the one at The Spring.

The mall has also secured Kamdar, which will run their largest store in Borneo at the Plaza, and also Everrise supermarkets.


Ng said he believed the mall has a good combination of foreign and local operators. He was particularly excited about Everrise’s participation.

Ng said local operators were important because Sarawak-based businesses were more attuned to local sentiments, “and more nimble to adjustments”.

“Being local, they can change prices in a matter of hours when need be. There are pros and cons to everything. If everything is from peninsula, then decisions will take a longer time. Secondly, we need operators that are financially very strong, which Everrise is.”

Ng is no stranger to success. His 360 brand of hotels, which started less than five years ago, is already Borneo’s largest hotel chain. Presently, the company is readying its first hotel in peninsula, close to Kuala Lumpur’s busy Bukit Bintang area.

At Plaza Merdeka, 360 Waterfront will be ready from 2013 onwards, offering more than 200 rooms, starting at RM188.

“We are working very hard behind the scenes. We have a lot to lose.”

medeka plaza、city one、kuching plaza、富麗華第二工程和jalan song的架空大道真的是讓人等到脖子都長liaw。
望穿秋水啊對了,地下工程是指??地下街還是地下車道
