新闻没提会开到多大。。。不过他们是不会在里面开megastore的,因为目前人口还不到100万,而且megastore全马只有4间。我看过在PJ的Ikano Power Centre里面真的很大间一下。。。 |

CityONE: Behind the scenes latest!

KUCHING: Kenbest at the forefront of ‘the birth of an icon.
Touted as the largest commercial development in Sarawak with gross development value (GDV) of RM300 million when it opens, CityONE Megamall endeavours to offer Sarawakians a variety of carefully selected products catering to their every whim and fancy.
This mammoth undertaking by Sarawak-based developer, Kenbest Sdn Bhd (Kenbest), boasts over 1.5 million square feet of gross space evenly spread across a four-storey building. Upon completion it will house 400 retail outlets with Metrojaya, GSC and Celebrity Fitness as powerful anchor tenants.
A project close to the heart of Chief Minister Pehin Sri Abdul Taib Mahmud, CityONE is set to transform the landscape with its prime location, accessibility and a large catchment population base of over 340,000 within 15 minutes of drive, with an average monthly household income of RM6,000 and above.
“Currently, the structuring process of the facade of the building comprising Block A, B, C and D is 100 per cent completed, and when you drive through the intersection between Jalan Song and Jalan Tun Jugah, the public perception is that nothing is happening,” its general manager Anthony Yong lamented to The Borneo Post in a ‘behind the scenes’ interview.
“On the contrary, all the action is happening in the inner sanctum or the heart of the development. Hence, management has decided that it is vital that Kenbest invites the media to get a better picture of what is really happening,” he stressed.
Currently under construction, the development was targeted for completion in the first half of 2012 and would be handed over to the tenants by June. CityONE Megamall is divided into three retail zones namely ‘Zone ABCD’, ‘Inner Mall’ and ‘Mall 2′.
According to Yong, building piling and underground services were 90 per cent completed. While, the super structure of ‘Inner Mall’ and ‘Mall 2′ were 60 per cent and 55 per cent in progress, respectively. Overall external works stood at 60 per cent, which meant that the project was on target for completion on time.
“One of the misconceptions is that the exterior blocks would be stand alone shophouses, which is not the case. At the end of the construction, all of Zone ABCD as well as the ‘Inner Mall’ and ‘Mall 2′ will be covered as one whole unit and will be air conditioned. It will be linked-up with specially designed bridges,” he explained.
Taking inspirations from the Beijing Olympic stadium, the exterior of the mall would portray a bird nest theme facade, which was estimated to cost the developer some RM15 million. “Sarawak is also famous for its bird nest products, and with the combination of the Beijing Olympic stadium, we want to bring Sarawakians something that will have a profound and familiar effect,” said Kenbest managing director Stephen Long.
He revealed the steel line of the nest alone cost RM6.1 million, and if combined into one whole stretch, it would reach up to five kilometres long. He said the glass work and some parts of the facade would be up by the end of this month. “CityONE is a home away from home offering shoppers a delightful mix of products and services never seen before in Kuching,” he revealed.
On the investment front, ultimately Kenbest would own 60 per cent of the mall, while the remaining would be sold off to the tenants. “Out of the units that we have launched for sale, we have sold about 70 per cent of them. All these major retailers will bring in a lot of investment, spending more than RM10 million in assets,” said Yong.
In total, he revealed that easily more than RM100 million in investments would flow into CityONE, in terms of stocks, renovation, technical expertise and so forth. “Besides capital investment, one major contribution will be in terms of employment as we expect CityONE to create more than 1,500 job opportunities,” he stressed.
“Another crucial aspect is that the company decided to retain a major stake of the project so that it can directly participate in the growth and sustainability of the development and be able to monitor the progress of this mega project that is slated to have a profound impact on Kuching spurring on further development.
“Moreover, when the public knows that the developer has a substantial stake, it will inspire confidence and ensure the continued sustainability of the CityONE project,” he added.
Long explained, “The layout of the mall has being meticulously planned to allow as much visual access and traffic accessibility. Certain ground floor units will have double frontage similar to modern malls like KL’s Pavilion and MidValley so that patrons can quickly access the unit directly from the street.”
He expressed his hope to get an operating permit for CityONE by the second half of 2012. “We will be opening to the public by then. With a net retail space of 650,000 square feet, we hope to be able to provide something for everyone in Sarawak.”

KUCHING: For CityONE Megamall to further stand out among its peers, it needs to be different and to further achieve that, a number of franchisers have expressed their keeness to work together with developer Kenbest Sdn Bhd to woo local franchisees.
The mall currently boasts three ‘first-of-its-kind’ tenants in Sarawak namely Metrojaya, GSC and Celebrity Fitness.
“If you consider the heartbeat for the mall is Metrojaya, then GSC will be its lungs,” joked Kenbest general manger Anthony Yong.
Celebrity Fitness, on the other hand, is an international gym chain committed to providing a multitude of high quality, exciting and entertaining workout experiences. It has nine clubs and over 50,000 members in Malaysia, 17 clubs in Indonesia and one club in India.
According to Yong, some of CityONE’s well-known tenants included Factory Outlet Store (FOS), The Reject Shop, Baskin Robbins, Primavera, Apple Premium Store, Celcom Flagship Store, Sony Centre, Slimming Sanctuary, Osim and a host of other well known and favoured brands.
According to Yong, among the famous franchise stores that had expressed their interest to join the CityONE group were Sakae Sushi, Dome, PappaRoti, Bossini, Baleno, Pao Xiang Bak Kut Teh, Canton Fare, Seri Penang and Pacific Coffee.
The list also included newcomer Charlie Brown Cafe, along with other renowned brands like Fruit Land, Moo Cow Frozen Yogurt, I Love Yoo, Sinma, Echo Park, Red Modani. Nichii and Kitschen.
Others that joined the quest for franchisees included Dressing Paula, Marry Merry, Samual & Kelvin, Spiffy, Just Muffins and Shins.
“The franchisers are currently looking for interested parties to take up their franchise licences in CityONE. For those who are interested, they may come to our office and we will arrange a meeting with the respective franchisers,” said Yong.

感覺做好過後,會很塞車。而且parking也不夠。
以後會不會做一條人行天橋連到song plaza啊,醬的話就可以把車parking在對面而不用跟別人擠了.gif)
不過想想也不可能 |

In my opinion, even though City One is going to be an incredibly big mall, the mall that is going to end up as the more established mall will be Plaza Merdeka. They already have a more impressive tenant list and it looks as though it has a very well thought out design, blending the old with the new. City One is just one huge building full of shops with (in my opinion) no real filtration of tenants. The reason why the spring did and is still doing so well is because of its very good management of the mall. We can complain about dirty toilets and everything but all in all the Spring has brought us kuchings first proper mall, though its size is not one of immense properties it has done well for us, and I see it continuing to do well. We already have experience with kenbest, they arent the best managers of their malls, with the likes on 1TJ. OneJaya is a mall that is probably good for jalan song, but isn't anything special, and now they are going for a massive project, allowing a company like ngiu kee to come into a mall like that. It just brings down the image. We may think the Everise is also a supermarket that brings down images, but it has actually done very well in Kuching, for a local supermarket, and i am sure they will do well in Plaza Merdeka, because im sure the management will have some standards that they have to comply to. So in conclusion I dont really look forward to City One, no matter how big it is or how impressive it looks, I look forward to proper management, and if kenbest can actually do that, Cityone has the potential to be up there with the likes of the Curve or whatever mall in KL. |
