Iconia虽然只比Transformer重一点,可是我拿在手里却觉得笨重许多,可能是个人感觉

啊,9月2日是教师节,学校放假,老婆应该没能拿假,那么我去的话就要带小女去了,不知道她要去吗,我开家庭会议讨论一下

发霉问题没能解决,昨天才叫TownCouncil来帮我丢掉两张木床,其实这两张床还新新的,要捐给SalvationArmy他们不收,他们介绍的另一个慈善团体也没回应,所以叫TC来丢了。我不要木床的另一个原因是它紧靠地面,平时到扫不到,可是里面却常常积了很多的头发灰尘我不喜欢。

丢了它们前买了铁床,觉得很不错和大大们分享一下
不怕发霉,下面的空间打扫的到,还可以放东西,两张都是Courts买的,都是249元,DoubleDecker的可以拆开来变成两张单人床

我没留意它的价钱,一个靠近MRT+TownCtr,应该会比另一个贵3,4万吧?
我觉得你一定会有屋子选,希望之前的人多多放弃,你能拿到心仪的

我家自从砸了蟑螂的大本营+封了RubbishChute后,就很少看到蟑螂了,所以不知道对蟑螂有没有效
这东西是颗粒状的,把它撒在蚂蚁出没的墙角,蚂蚁就会把它搬走,接下来蚂蚁就不见了,只有一次回家乡前放了,回来时看到好几只蚂蚁死在厨房地面

垃圾通常每天早上拿去楼下电梯旁的垃圾桶丢。
我讨厌RubbishChute的方法,觉得这是罪恶的根源
在日本,垃圾是要放在家里,然后在指定日的早上拿到指定的收集场所去,通常一个星期只有两三天的指定日,而且是有分类的,可燃烧的,不可燃烧的,Plastic类等等。

最近叫了agent 帮忙看看市场, 发现屋价还是攀高不下... 放底的本身的 target & look for  YiShun area COV 都要 about 50k for 4 rooms flat. 看来身上要好多好多现金才能在打算了...

1。ocbc sor 是有floor 的,也就是,sor 即使是 -10% ,它还是算 0%
2。ocbc 很久就没有 sor packages 了,奇怪你的 agent 可以推荐你。。他 offer 你的 sor packages 是怎样的?

The MRT divide for private home prices

KWEK Leng Beng, executive chairman of major property player City Developments, has a thing or two to say about price trends in the Singapore market.

Over the next six months, he said, developers may adjust downwards launch prices of private housing projects that are not located near MRT stations by about 5 per cent if they wish to move units, amid greater buyer caution.
However, developers of projects that are well located, close to MRT stations, should be able to hold prices or even marginally increase them by 1-3 per cent, he said.
'I believe the market will not crash unless of course the worldwide scenario is so bad . . .'
He made these comments after announcing CDL's second-quarter results. The group posted a 17 per cent year-on-year increase in net profit to $220.9 million for Q2 2011.
Besides how acutely the economic situation in the US and Europe pans out and its impact on Singapore, price movements for private homes will also depend on local competition. 'If in the vicinity, there are three or four developers selling at the same time, you will definitely have to consider reducing the price if you want to get out earlier.'
Asked about the impact of a potential recession here triggered by events in the US and Europe on Singapore condo prices, Mr Kwek said: 'I do not believe that it will impact a lot unless interest rates go through the roof . . . At the moment, the market is full of liquidity, interest rates are so low, and there is a lack of alternative investments.'
He also said he does not envisage an oversupply in 2013-2014 as predicted by some analysts, as 'I don't think (the government) will come up with new measures to destabilise the market' given the uncertain environment, following Standard & Poor's downgrade of US credit rating and the worsening of Europe's sovereign debt crisis.
'I think the government is more concerned about public housing and the new (National Development) Minister has taken positive action,' Mr Kwek added.

对不起,没写清楚。我放OCBC的Link是因为那里可以看到SIBOR/SOR的rate,BusinessTime的只有晚上才可以免费看,不是说Package是OCBC的。
发电邮给我的房贷Agent是Homeloan.com.sg,我以前Subscribe了,它就不时不时发电邮来,它没有注明是哪家银行的。因为我已经Refinance了,所以也没特别留意它的电邮,这次因为Subject是『Hi, 3-month SOR is -0.69% now!』,吓了一跳就打开来读一读。

原来SORPackage有FloorRate的,银行真聪明

说到靠近MRT和不靠近的价钱,隔一条Highway就差很多了。
以前我住ClementiWest时到WestCoastDrive看过屋子,大牌50x号的,要走去ClementiMRT要用行人天桥过AYE,过了天桥是大牌42x,价钱差整10万; Ubi大牌33x/34x,要走去EunosMRT要用行人天桥过PIE,过来天桥是大牌1x/2x,价钱差7,8万。{:2_81:}

    无敌大大,我还好  Yishun4房50k的COV,我要告诉我的老朋友,他们夫妻俩在YishunMRT旁边的74x有一间,我刚从日本来新加坡时在他那里住了几个月,现在他们把屋子合法租出去,回大马过退休生活了

Banks resetting rates for SOR-pegged loans
They are invoking a market disruption clause as SORs turn negative

BANKS are starting to invoke a market disruption clause to reset interest rates for corporate loans pegged to now-negative Swap Offer Rates (SORs).

United Overseas Bank (UOB) and OCBC Bank are among those which have done so.

Most of UOB's major corporate loans come with that clause, said chief financial officer Lee Wai Fai at the bank's results briefing yesterday. 'We saw this trend a few months ago and since then we have been revising our products.'

OCBC head of group corporate communications Koh Ching Ching also told BT that the clause allows the bank to renegotiate loans and peg them either to the cost of funds, or to the Singapore Interbank Offered Rate (Sibor). 'Customers have been understanding,' she said.

The SOR represents the synthetic cost of borrowing Singapore dollars, by borrowing US dollars for the same maturity and swapping these in return for Sing dollars. The expected appreciation of the Sing dollar against the greenback, coupled with fund inflows, have pushed SORs down to unprecedented levels.

The 12-month SOR turned negative for the first time yesterday, dropping to -0.18323 from 0.1977 on Thursday, while the nine-month SOR fell further into the red to -0.37229 from -0.16382.

The one-month, three-month and six-month SORs climbed slightly, though they remained below zero. For instance, the three-month SOR was -0.36204, up from -0.6987.

For SOR-pegged corporate loans, banks typically charge a spread on top of the SOR. Negative SORs have left some companies unsure about how the interest rates on their loans would be determined. A developer said that his finance team has contacted the banks, even though the company's loans are not due for a rollover.

Some banks are guarding their margins through the market disruption clause. 'For the corporate and commercial loans, a lot of it we've started invoking some of the clauses that we have in them,' UOB's Mr Lee said. The effective interest rate after the adjustment varies 'but definitely it's not negative'.

UOB may also offer more Sibor-based products in future.

'The SOR is very volatile so consumers also won't like it. And frankly, Sibor is also very low, so customers are quite ready to accept Sibor,' said UOB chief executive Wee Ee Cheong.

Sibors have started slipping in the last few days, though they remain in positive territory. For instance, the three-month Sibor was at a 52-week low of 0.36251 yesterday, down from 0.39528; the six-month Sibor was also at a low of 0.46667.

At DBS Group, less than 30 per cent of its corporate loans are benchmarked to SORs. Its spokesman said that terms and conditions allow the bank to introduce a floor rate for benchmarks.

Apart from corporate loans, banks have also turned their attention to home loans pegged to SORs.

UOB had stopped offering SOR-pegged home loans since Aug 1, while DBS and Maybank were said to have informed mortgage brokers to stop offering SOR-pegged home loans as well. Some banks have clauses in offer letters setting a floor for the SOR used in home loans.
