要讲几次才会懂哦,这个mall不是kenbest管理,是来自西马RCMC拥有30年零售管理的经验来管理CITYONE。。。

很明显楼上几位没看新闻。。。

不然你以为就凭kenbest有本事招来GSC和MetroJaya,这些大型租户不是随便就进来,他们也是有眼睛看的啦,没水准的mall他们是不会进军的。。。

管理层是RCMC,但最后老板是RCMC还是STEVEN?

请问一个ORGANISATION里面如果老板都有问题那你员工多好有用吗?
RCMC只是暂时帮忙,不是永远的。

大型租户进军不代表包成功。看看SURIA KK。有GSC,METRO等

kenbest已经将CITYONE的管理权全权交给RCMC,kenbest只是拥有CITYONE的建筑物而已。。。

沙巴没一个新建的mall是真正成功的啦,全部都是表面上好看而已,其实根本都没有生意的啦。。。这几天我都住1borneo,他们的市场我看的一清二楚,不是因为我要帮古晋什么,事实就是这样,所有的店里都是冷清清的,他们1borneo连一个foodcourt都撑不住,还有什么市场可言?

非常同意~
地主都会喜欢把所有的地方都租出去,只要有钱袋袋平安,都不会理会租户的素质,能力,重复性貨物店舖~就是rcmc也不过是小角色,面对大老板也是"ya betul".他们主要把店都租了,就bye bye了。接下来把他们的手尾都留到管理层,缺乏经验的管理层能不能专业的负责的一个大问题!但是從過去的一贯手法都是不理租户死活。
但是可以肯定是人气,人潮是有的。
要想成為一流的商场,有待考驗~~

City One蛮多F&B的嘛...古晋人最喜欢出去外面吃了,所以这间商场的前景我本身是看好的。古晋跟亚庇不同,不能做比较。吃方面,古晋人比较舍得花,一方面可能跟价钱有关。亚庇的食物价钱大致上比古晋的贵。

Manhattan Fish Market開了又關,關了又卷土重來。精神可喜可賀!
到底Topman, Zara, Uniqlo幾時才願意進來?!

看了這個名單,我覺得Spring還是安全的。

很多店铺spring都有了!是从spring搬过去,还是开新分行?不过两个mall蛮近的,又一样的店,会影响生意吗?

    地点当然是CITY ONE好过SPRING。但SPRING的管理和目的让人比较放心。一个是要做长远,一个是先捞了一笔才打算。分别很大

Entering the big league

AS the pre-ceremony launch gambit played on the large video screens in the packed grand ballroom, gasps of excitement could be heard: `"Wah, finally 21st century entertainment has arrived," remarked one.

"No need to travel so far for top fashion anymore," said another.

"Semenanjung has finally come here!" rooted a third.

The "here" was Kuching, Sarawak, and the excitement was the impending arrival of two giant retail magnets on her shores: Metrojaya and Golden Screen Cinemas.

While these two corporations are household names in the peninsula, their presence in the Land of the Hornbills is a significant milestone in its developmental progress.

Pel Loh, executive director of MJ Departmental Stores Sdn Bhd, probably said it best when she remarked, "We're extremely excited that after 30 years, Metrojaya is finally in Kuching!"

"Our entry is an indication of our confidence in the Sarawak retail market ... and we are confident that our first store in Kuching will be another successful venture in East Malaysia following the positive performance of our store in Suria Sabah, where we enjoy double-digit growth."

She added that with six stores in operation and the seventh in Kuching marking "full nationwide coverage in West and East Malaysia", Metrojaya has adopted a careful approach to outlet openings and only makes its presence after thorough research. Which isn't surprising given that its capex per outlet can be as much as RM15 million.

Koh Mei Lee, chief executive of Golden Screen Cinemas Sdn Bhd, operator of the largest chain of cinemas in the country, also expressed her confidence that the time is now ripe for retailer anchors to make their way to Kuching given its explosive growth potential.

But while these two retail giants with ability to draw other businesses around them like the gravitational pull of a small planet agree that Kuching is their next destination, the question high on their minds was which retail development could best suit not only their image but also their customer base.

Their answer was found in CityOne, a mall in-the-making that is expected to be future-proof in terms of size and quality for at least the next few years.

Richard Chan, retail marketing consultant of RCMC Sdn Bhd in his study of Kuching's retail centres, analysed that currently, there are 15 malls within a 15-minute drive time of CityOne, with the largest - and most successful to date - being The Spring with 420,000sq ft of nett lettable space.

Come 2012, his report said, Plaza Merdeka along Pearl Street and The Summer in Kota Samarahan will rise, with 350,000sq ft and 500,000sq ft of space respectively.

Still, they will be nowhere near the size of CityOne, which will have 600,000sq ft of nett area.

"It will be the largest in Kuching for some time and will host the maiden entries of Metrojaya and GSC," he said.


"These two anchors are exciting the retail market and are attracting other businesses including junior anchors to come to CityOne." Understandably ecstatic is CityOne's developer, Stephen Long of Kenbest Bhd.

At the ceremony in the grand ballroom of Kuching Hilton held early this month, he said to the packed audience that included Sarawak's Second Minister of Planning and Resource Management and Minister of Public Utilities Datuk Amar Awang Tengah Ali Hassan, Assistant Minister in the Chief Minister's Department Naroden Majais, mayor of Kuching City South James Chan, Metrojaya's Loh, GSC's Koh and 58 tenants who confirmed their presence in the project, "When completed, CityOne will have a gross built-up area of 1.5 million square feet, 600 retail units, two major anchors not present anywhere else in Sarawak, six mini anchors and a total retail investment of more than RM400 million.

"It will also create an estimated 3,000 job opportunities."

Metrojaya's Loh said her outlet with 133,000sq ft of space spread over three floors at "the heart" of CityOne will "carry more than 200 brands including fresh labels" and that together with merchandise, will have "an investment cost of RM35 million".

GSC's Koh, meanwhile, said RM15 million will be spent to fit out 30,000sq ft space with a 10-screen stateof- the-art multiplex with a seating capacity of 1,800.

"It will allow movie-goers to watch 3D films and will come with a `green' sustainable concept that will enable energy savings," she said.

Another potentially big draw of CityOne will also be a retail first for the country: On the topmost floor or the annexe block and in 20,000sq ft of space will be the 611 Bread of Life Centre, a church that will be run by Senior Pastor David Ling.

An offshoot of the 611 Bread of Life Church from Hong Kong, the organisation bought the space with a generous 30ft ceiling height for an undisclosed sum from Kenbest and expects to spend an additional RM4 million for renovation, including a 1,000- seat sanctuary.


"We are currently renting a shoplot and will soon be outgrowing it," said Pastor Ling.

Kenbest's Long said other tenants expected to set up shop in CityOne will be Celebrity Fitness, Popular Bookstore and Factory Outlet Store, better known as F.O.S.

"Of our 600,000sq ft, 60 per cent have already been taken up even though we only expect to open our doors to shoppers by the middle to third-quarter of next year," he said.

"When it is open, we will have in place a professional team to manage the day-today operations of this retail mall." Kenbest is retaining the lion's share of the nett lettable space and selling 40 per cent to investors and owner-occupiers.


So far, 80 per cent of the saleable area have been taken for between RM600psf and RM1,800psf.

"Investors can expect a nett return of six per cent per annum as the rents currently attainable are between RM6 and RM15psf," he pointed out, adding that the service charge will be pegged at RM1.30psf.

With an initial footfall of 500,000 per month, the fact that households within a 10-minute vicinity of CityOne earn an average of RM6,000 monthly and the pulling power of its anchors, it appears only a matter of time before the investment makes for an even better value proposition.

The building of Kenbest

CITYONE is not the first retail project by Kenbest Sdn Bhd, though it certainly will be its largest.

The company started by Stephen Long, a civil engineer by training, and his wife, Sim Ewe Kwee, a chemist, began in 2006 as "a two-man show".

They have so far done four projects, with the first being OneTJ, a 100,000sq ft shopping centre with a gross development value (GDV) of RM30 million that was completed in 2007.

This was followed two years later by OneJaya, a RM50 million suburban shopping centre also with 100,00sq ft of space.

Venturing off the retail route for a while, in 2011, they completed the 31-unit Vision housing estate with a GDV of RM8 million before getting back on track with ST3, a 300,000sq ft mall that, when completed next year, will also feature a 12-storey, 215- room serviced apartment block that will be operated by Singapore's Ascott Ltd under the Citadines brand.

The affable Long, a self-confessed shopaholic who doesn't mind "jumping on a plane on a Friday evening to come to Kuala Lumpur for a bout of shopping" with his wife "and going home the next day with RM20,000 worth of clothes", took on CityOne as his "biggest challenge".

He explained that the RM400 million development on a nine-acre parcel of land at the junction of Jalan Tun Jugah and Jalan Song in Kuching, Sarawak, is a joint venture with landowner Standard Parade Sdn Bhd.

Dr Sin Kuoh Swee of Standard Parade said Kenbest was a "good fit" as it has the professionalism and experience to deliver and operate a development with the potential to be Kuching's retail icon.

"We have spent RM6.5 million on CityOne's facade which was inspired by the (Beijing Olympic stadium) Bird's Nest and will be providing 1,500 car-parking bays for shopping convenience," said Long.

"This will put the ratio of parking to nett lettable space at 1: 400sq ft, which many modern centres in the Klang Valley don't even provide.


"Upon opening, we will also put in place a team to manage, operate as well as organise various retail and marketing activities to ensure its success," said Long, who ranks The Pavilion KL as among his favourite places to shop.

教堂没错的话是611教会, 不过我觉得有没有 Hypermarket 将会是 Cityone 的成败关键.
