Boustead to manage 5-star hotel
By Vasantha Ganesan
August 10 2007

COME December 2008, the Boustead Group will manage its first five-star hotel - The Chulan Plaza Hotel in Kuala Lumpur - located on Jalan Conlay, adjacent to The Chulan Tower.

The hotel is being built at an estimated cost of RM157 million, by the Irat Hotels & Resorts Sdn Bhd, a company 70 per cent owned by Lembaga Tabung Angkatan Tentera and 30 per cent by the Ministry of Finance.

This is based on an average room cost of between RM300,000 and RM400,000 for the 392-unit hotel/serviced apartment.

Boustead, also a LTAT company, will manage the hotel, given its experience in owing and operating two very successful four-star hotels under the Royale Bintang banner.

"After Boustead's success with Royale Bintang Kuala Lumpur and Royale Bintang Damansara, we are optimistic that we can manage this five-star hotel," its general manager, Leo Kuscher, said.

"Our target date for the opening is December 2008. We want to open before Christmas next year," he said, adding that work has started on the basement level and ground floor.

The building, on 1.66 ha, includes a tower for the 104 units of serviced apartments and a six-storey building built around a courtyard which accommodates 288 rooms and a shopping arcade.

The building design is said to have authentic Malay influence and blends in with the design of The Chulan Tower.

"We hope to establish a landmark building because of its authentic Terengganu styled architecture. It will be a unique building and a must-see," Kuscher said.

He hopes the building's heritage appearance will help it double-up as a tourist attraction.

"It will be like The Raffles in Singapore or The Peninsula in Hong Kong," he said.

The Chulan Plaza's main target group for its hotel is the commercial and meeting, incentive, convention and exhibition crowd.

"The hotel will have a ballroom that can accommodate 1,000 people, six meeting rooms, and a covered courtyard for themed functions.

"About two-thirds of our guests will be business and the remaining leisure," Kuscher said.

The hotel hopes to fill up 60 per cent of its room inventory in the first year of operation and to collect an average room rate of RM300 a night. The serviced apartment targets to provide accommodation to the transient expatriate crowd.

There will be seven food and beverage outlets, including French and Malay restaurants at the hotel. Apart from the usual facilities like a gymnasium, swimming pool and a spa, the hotel will also have a kids club and shopping arcade.

LCL close to winning Dubai racecourse job

By YVONNE TAN

INTERIOR fit-out (IFO) company LCL Corp Bhd is close to securing the first few packages of a major fit-out project for Dubai’s Meydan Racecourse.

LCL group managing director Low Chin Meng told StarBiz: “Final stage of negotiations are being conducted. We will know the results in a week or two.”

He added that the company was eyeing all of the packages in the project.

Although the value of the whole project cannot be identified as yet, market talk puts it at between RM600mil and RM800mil.

According to its official website, the Meydan Racecourse will be an iconic and landmark development spanning 76 million sq ft and feature a state-of-the-art dirt and turf track and a world-class grandstand with a capacity of about 60,000 people.

The racecourse, which is scheduled to open its doors in late 2009, will feature, among other things, a five-star hotel, more than 10 restaurants, the Dubai Racing Club, a racing museum and a covered car park for about 10,000 cars.

To date, LCL has tendered for about RM5bil worth of projects, mainly in the Middle East, and is expecting its outstanding order book to reach RM1.5bil by year-end.

The company, which produced a wide range of IFO materials like soft furnishing, loose furniture, steel works and plastic ceilings, enjoyed a track record of securing about 15% of the amount of projects tendered, Low said.

The latest project secured is the RM295mil job for Metro’s Red Line Stations, also in Dubai. It is also LCL's single-largest contract to date.

LCL’s projects have centred mainly in the Middle East, India and Central Asia.

“We will maintain our presence in these markets. Moving forward, the Middle East will contribute about 80% of the group’s turnover, followed by Malaysia 15% and other countries 5%,” Low said.

He said there were no big provisions for capital expenditure this year. “It will not be more than RM10mil as we have no immediate plans to build factories or buy over companies,” he added.

On LCL being a potential takeover target, Low said: “Yes, we have been approached by many developers which are in need of our expertise, mainly from the Middle East. We will explore all opportunities.”

Asked on rising raw material costs, he said there was “no significant impact” on LCL as its projects were short-term, i.e. a maximum of 18 months.

“Due to the short-term nature of the contracts, we can have back-to-back agreements with our suppliers to lock in the material prices,” he said.

Analysts are bullish on the company’s prospects.

In a recent report, CIMB Research said the current price weakness presented a great opportunity to accumulate the stock.

“Potential re-rating catalysts are higher-than-expected IFO contract wins in the Middle East, India and Kazakhstan, possible re-pegging of the United Arab Emirates dirham, potential emergence of strong Middle East partners and LCL’s takeover potential,” it said.

LCL’s stock closed 5 sen lower at RM5.90 last Friday.

LCL sees Mideast as key market for long term

BANGI: LCL Corp Bhd will focus on the Middle East as its key market for the long term as the oil-rich region is expected to see continued growth in construction activities.

The company also planned to venture into North Africa, group managing director Low Chin Meng said after its AGM and EGM yesterday.

“We are positive that growth in the MENA (Middle East and North Africa) region would persist in the next three to five years, thanks to its booming construction and oil and gas (O&G) sectors,” he said.

Currently, LCL has a presence in India, Kazakhstan, Qatar, Dubai, Singapore and Brunei.

“We expect overseas market to contribute 80% to group revenue for the financial year ending Dec 31, (FY08),” said Low.

LCL is bidding for local and foreign interior fit-out (IFO) jobs worth RM5bil for hotels, complexes, serviced apartments and high-end condominiums.

“We are confident of securing some of the jobs based on our historical success rate of 15%,” said Low.

Shareholders at the EGM approved the company's proposed share split and rights issue.

For the first quarter ended March 31, LCL saw its net profit and revenue more than doubled to RM10.1mil and RM103.25mil respectively.

This is compared with RM4.13mil and RM50.15mil achieved in the previous corresponding period.

“We will continue to pay a 10% dividend per share this year as in the past four years,” said Low.
