吉星Q3 净利飙3.7倍

(吉隆坡31日讯)工业产业销售报捷及盈利赚幅提高,激励吉星(CRESNDO,6718,主板产业股)截至10月杪现财年第三季净利按年狂飙约3.7倍,至4735万9000令吉,上财年同期为1009万1000令吉。

营业额则从上财年同期的5289万8000令吉,按年上涨47.5%,至7801万令吉;每股盈利为21.43仙。

累积现财年首三季,该公司共净赚9123万7000令吉按年剧增1.87倍;营业额则按年增11.9%,至2亿3571万2000令吉。[南洋网财经]

打房影响 吉星產业销售预测下调

(吉隆坡3日讯)吉星机构(CRESNDO,6718,主板產业股)2014財政年第三季(截至2013年10月31日止)净利表现大致符合市场预测,分析员普遍认为政府推出的打房政策可能影响该公司房產表现。       

肯纳格研究分析员表示,吉星机构2014財政年首9个月核心净利6820万令吉,符合市场预测,高于肯纳格研究预测,分別占市场与肯纳格研究全年预测的80%及85%。

该分析员称,吉星机构2014財政年首9个月產业销售低於预测,因该公司暂停Nusa Cemerlang工业园(NCIP)新盘销售。无论如何,该公司2014財政年首9个月销售表现强劲,比2013財政年全年销售高出42%。

达证券分析员表示,不纳入2300万令吉投资產业合理价收益,其2014財政年首9个月核心净利符合市场及达证券预测,分別占全年预测的75%及79%。

首9个月营业按年增长12%,受惠于正在发展的项目取得较高的按工程进度营业额。

他说,该公司2014財政年首9个月核心净利按年成长超过一倍,至6820万令吉。

这主要是由更好產品组合带动,使到该公司扣除利息和税项前盈利(EBIT)赚幅按年上升18%。

营运盈利成长102%

產业发展及建筑业务依然是该公司2014財政年首9个月主要贡献来源,营运盈利按年成长102%。

隨著预期打房措施导致產业认购率放缓,达证券分析员下调该公司2014至2016財政年產业销售预测,分別下修至2亿令吉、2亿5000万令吉及2亿9000万令吉。

因此,也分別调低公司2014至2016財政年盈利预测到0.5%至8.3%。

肯纳格研究分析员在调整销售预测、预期更高產业赚幅、较低营运成本及额外利息开销之下,將该公司2014財政年核心盈利预测调高4%,至8360万令吉;但是,將2015財政年盈利预测下调5%,至9550万令吉。

他维持该股「跑贏大市」投资评级,目標价为4令吉;达证券则维持该股「守住」投资评级,及3.49令吉目標价。

吉星末季净利增32%

该公司表示,净利增长主要受惠于投资资产价值重估,因而入账1580万令吉。

吉星同时宣布,派发每股9仙股息;全年共发出了16仙股息。

末季营业额按年增3.66%至7464万3000令吉,上财年同期是7200万6000令吉。

合计全年,吉星净利报1亿2122万令吉,按年涨118%;营业额则增长10%至3亿1035万5000令吉,以及全年每股盈利为57.22仙。【南洋网财经】

The Board of Directors of Crescendo Corporation Berhad ("CCB") wishes to announce that Crescendo Development Sdn. Bhd. (Company No. 204079-D) ("CDSB"), a wholly-owned subsidiary of CCB, which previously held 108 ordinary shares of RM1.00 each representing 90% of the issued and paid up capital of Crescendo Land Sdn. Bhd. (Company No. 611503-M) ("CLSB"), had on 15th April, 2014 acquired another 6 ordinary shares of RM1.00 each fully paid from Y. Bhg. Datuk Ab. Rahman bin Mohd. Yunos for a cash consideration of RM250,000.00.

As a result of the Acquisition, CLSB is now a 95% owned subsidiary of CDSB.

1)技术面说,此股在29-01-14的股价为rm2.72 .之后在15-04-14回升到rm3.11 .现在是四个月的底线(26-04-14股价rm2.66),己是超賣了(RSI=24%),RM2.68是机会来了.
2)基本面看,其基本因素強稳,并无负面消息,因此可以进场.
3)合计全年,吉星净利报1亿2122万令吉,按年涨118%;营业额则增长10%至3亿1035万5000令吉,以及全年每股盈利为57.22仙。
4)现在价位Rm2.70 (pe=4.7),明显被低估了,合理的pe=6,价位=Rm3.43 .并有NTA=RM3.17
5)因投资资产价值重估而入账的3890万令吉,吉星2014财年盈利实为8230万令吉,吉星全年派出16仙股息,高于我们预测的14仙,相等于吸引人的5.4%周息率.
6)像这样的投资资产价值重估,我相信今后还是有的(因为公司有大片地库).

12)发展总值达20至30亿令吉的Bandar Cemerlang城镇计划,预计在明年第3或末季开始。“城镇的发展以有地产业为主,预计需10年完成发展。  
13)魏松林也不认为依斯干达区的产业市场将饱和,因政府致力发展该区,预计在未来5至10年,当地人口可增至300万人,加上与新加坡临近,预计可支撑当地产业需求。
14)肯納格也不擔心柔佛州向海外買家徵收額外產業盈利稅措施,因為國內產業價格仍比新加坡低30%,加上新加坡工業地段供應吃緊,迫使更多新加坡中小企業將營運據點轉移至大馬。
15)吉星是一家纯柔佛州产业发展商,并在该州拥有2983英亩地库,其中超过一半(1663英亩)位于大马依斯干达特区范围内。
16) 根据账面价值,集团的地库平均价格为每平方尺3.50令吉,远远低于现有未被开发地库每平方尺8令吉到10令吉的估值。就产业项目而言,吉星可提供具竞争的价格优势,或从地库资本增值中依据目前的估值作出定价。
17)预计吉星剩余的发展总值(GDV)达74亿令吉,这也意味盈利可维持8至9年。发展总值74亿令吉仍然是保守估计数字,预测取自于每英亩发展总值250万令吉,远低于其他发展商的每英亩300万到600万令吉。
18)吉星的业务活动主要可归纳为:(一)产业业务、(二)建筑业务;以及(三)其他业务,如教育、产业投资与管理服务。
19)股息政策方面,吉星将派发30%的净利作为股息,过去3年的记录显示,派息率介于净利的32%到39%。
20)现金流方面,虽然吉星现金与现金等值已从2012财年的7580万6000令吉剧减到2013财年的2234万6000令吉,但资金流出主要用在收购以及偿还贷款。
21)肯南嘉研究预计,预期重估净资产可达5.08令吉。依据30%折价计算,分析员的目标价为3.56令吉。集团增长动力是发展高档住宅产业(独立式和半独立排屋),每单位定价在百万令吉以上。

公司的Net assets per share value是账面价值而不是market value. 而它大部分的资产lands是属于Iskandar特区一带的土地,他的market value最少是他账面价值的60%至100%以上(从它买进年份和现年价值作比较).
简单算;1)特区1663亩--每亩=43560平方英尺,几年前每方尺值10元,则1663*43560*10=7.24 亿
7.24亿/股数(2.2848亿股)=每股值RM 3.16
2)新山地不佬有865亩地,哥打丁宜526亩地,共1391亩,取每方尺5元算,则1391*43560*5=3.02亿
3.02亿/股数(2.2848亿股)=每股值Rm 1.32
因此共值RM 4.48
现在票数=22,8484 張,可转换债券(icls)有5,1978 張,在11-1-2016 到期.假如全部转换则,公司总共股数为22.8484+5.1978=28.0462張。
因此 a)7.24亿/股数(2.8046亿股)=每股值RM 2.58
b)3.02亿/股数(2.8046亿股)=每股值Rm 1.07
a) + b)= Rm 3.65
注--这里己发展掉的土地没有扣除,也沒加入发展后的净利,只是单单计算土地价值(实际上现在土地值己更高.)

首季净利虽疲弱 吉星盈利前景乐观

(吉隆坡1日讯)吉星(CRESNDO,6718,主板产业股)截至4月30日首季净利疲弱,不过,市场对该公司接下来销售表现看法分歧。

基于房产销售下滑,吉星首季净利按年挫69%,报554万令吉;营业额按年滑落28%,报5115万9000令吉。

肯纳格投行表示,该公司550万令吉首季核心盈利比预期来得低,占市场预测仅6%份额,主要因为入账时间出现差异,分析员相信第二季后,盈利表现将重拾动力。

“吉星会在本财年推出Bandar Cemerlang的双层和三层房屋,并预计位于柔佛州的Nusa Cemerlang工业园的销售表现将更为强劲。”

在与管理层会面前,肯纳格投行维持今明财年的核心净利预测。

不过,达证券在调整销售组合和工程进度款项预测后,反而将2015财年至2016财年盈利预测下调。

达证券却认为,Bandar Cermerlang和Tanjung Senibong要在下财年才带来重大贡献,而本财年获利能力,将由完成的工厂单位所扶持。

柔周休日不同厂商观望

不过,分析员相信,由于柔佛州的周休日与新加坡不同,可能会拖累营运效益,导致厂商对上述工业园采取观望态度。

达证券认为,在缺乏工业产业重大销售推动,以及本财年推出产业价格每单位在30万令吉以下,吉星税前盈利赚幅会正常化至20%至30%。

肯纳格投行则认为,吉星长期展望仍稳健,因Bandar Cermerlang将专注在有地住宅,并以可负担价格定价;而Nusa Cemerlang工业园则因土地成本低,而以更具竞争力价格定价。

因此,该投行维持“超越大市”投资评级,和3.15令吉目标价格。

达证券则认为波动的销售表现将对短期盈利带来风险,因而将投资评级下调至“卖出”,给予2.30令吉目标价格。【南洋网财经】

(吉隆坡14日訊)吉星機構(CRESNDO,6718,主板產業組)的柔佛土地成本低廉,分析員考慮調高當地產業計劃估值,保持“跑贏大市”評級。

獲可負擔房屋計劃

肯納格研究指出,配合州政府發展可負擔房屋計劃,預料該公司2015年第二及第三季財政收入符合市場預期,全年業績可達標。

肯納格補充,它喜歡吉星機構的商業模式,那就是利用低價土地轉換成本優勢的策略,創造更多的伸縮性房屋發展計劃,為該公司創下好的銷售。

目前,Cemerlang城市發展區綜合性商業與住宅計劃的新盤銷售,就是運用該優勢,為公司帶來強勁的盈利回收。

肯納格指出,鄰近的騰飛置地國際及UEM陽光攜手發展的努沙再也(Nusajaya)科技園,發展中上高檔產業,反應不如預期,買家尋求價格適宜產業,間接中創造了外溢效應,吉星機構從中收益。

肯納格研究認為,吉星未來的成長動力來自持續推動商業與住宅綜合性計劃,包括Cemerlang城市發展、拿督Chellam城市計劃,繼續推展Nusa Cemerlang工業園及丹絨士尼邦計劃,發展總值共8億令吉。

目前,吉星在2015年首季已經獲得2千萬令吉銷售,未入賬銷售也超過1億5千萬令吉,未來的綜合發展項目料持續成長。

肯納格調高部份產業項目發展總值後,估計吉星的重估淨資產可從5令吉72仙至7令吉8仙。

不過,肯納格在等待產業總值擴大申請之際,暫時維持財測,目標價保持3令吉15仙。(星洲日報/財經)

URSB is a private limited company incorporated in Malaysia under the Companies Act, 1965 on 22 July, 2014. URSB has an authorised capital of RM400,000.00 divided into 400,000 ordinary shares of RM1.00 each, of which 2 shares have been issued and are fully paid-up. The 2 shares are held one each by Mr. Gooi Seong Lim and Mr. Gooi Seong Gum in trust for the benefit of UCSB. Both of them are directors of CCB, UCSB and URSB.

URSB intends to carry on the business of investment holding.

The incorporation of URSB will not have any material effect on the earnings, net assets and gearing of CCB Group for the financial year ending 31 January, 2015.

None of the Directors and major shareholders of the CCB and its subsidiaries or person connected to them, have any interest, direct or indirect, in the subject matter.
