这次的场面确实是太惊人了。大自然最美,也很恐怖。
因为MLT是temasek的旗下的股项,所以股价也别奢望会下很多,日本的业务大概占了十多巴仙,Logistics公司主要卖的是物流服务和storage, warehouse也大多是单层要再重建不难。相信毁坏的assets还有保险罩住。还有,MLT的chairman是某保险公司的director,有风险管理的知识。可是dividend回报就。。。 |

Singapore, 12 March 2011 – Pursuant to the announcement yesterday, Mapletree Logistics Trust Management Ltd. (the “Manager”), as manager of Mapletree Logistics Trust (“MapletreeLog”), wishes to provide an update to the situation in Japan that affects MapletreeLog’s properties. Based on preliminary reports submitted by the respective property managers, the Manager is pleased to advise that 13 out of 14 properties escaped with either no damage or minimal damage. The one property that has been affected by the tsunami is Sendai Centre, which is located along the coastal area of Sendai in the Miyagi Prefecture.
Preliminary report suggests that the building is intact. However, the affected area has been cordoned off by the local authorities due to safety measures. The full extent of damage can only be ascertained when access into the property is allowed. Sendai Centre’s latest valuation states that the total cost of reinstating the building is about JPY600 million (approximately S$9 million). The Manager does not expect the cost of repairs will come to this amount. However, until access to the building is given, the Manager will not be able to provide an estimate of the cost of the repairs. MapletreeLog’s properties in Japan were recently valued at JPY58.7 billion (approximately S$913 million). Sendai Centre is the second smallest of MapletreeLog’s properties in Japan by revenue contribution. It contributes about 0.7% of gross revenue to MapletreeLog’s total portfolio.
Mr Richard Lai, CEO of the Manager said, “Our team on the ground is now closely working with our customers to minimise any disruption to their operations. We will extend our assistance where possible to help alleviate the impact of this unfortunate event. We would like to convey our heartfelt condolences to those who have lost their loved ones in this disaster.”
The Manager will continue to monitor the situation and will provide further updates as and when there is any significant development.

By 0110 GMT, Mapletree Logistics was down four per cent at S$0.965, with over 143.2 million units traded, 62.3 times its average daily volume over the last five sessions. It was the most actively traded stock. Alliance Global Properties sold its 5.7 per cent stake in Mapletree Logistics, or 139.3 million shares at S$0.96 each in a block trade. 丰树产业(Mapletree Investment)将在中国河南郑州市内开发一个国际物流园。
这个取名为“丰树(郑州)国际物流园”的项目,将在当地一块大约13万3000平方米工业用地上建立总楼面面积为8万1000平方米的A级物流设施。设施拥有四座单层仓库,里边设有良好的建筑架构。
国际物流园至今大约50%的设施已预租给一家重大第三方物流业者,另外20%的空间也敲定由一家国际零售商和一家工业巨头租用。
丰树产业至今在中国已经开发五个物流园,其他四个物流园分布在北京、天津、上海和无锡,总值超过2亿美元(2亿5000万新元)。这些物流资产一旦完工并享有稳定的租金收入,将在以“优先拒绝权”(right of first refusal)的基础上出售给丰树物流信托(Mapletree Logistics Trust)。在丰树物流信托拥有的109个亚洲物流设施中,共有6个位于中国。 |

CIMB downgrades Mapletree Logistics Trust to Neutral from Outperform on valuations, viewing the positives as priced in. it notes fiscal-2Q12 DPU met its estimates, coming it at 24% of its FY13 forecast.
“2Q displayed sustained stability, a hallmark of MLT’s long-tenured logistics portfolio. But we believe the current environment of elevated asset values could throw a spanner in the works for MLT’s asset hunt, a key source of growth and share price outperformance.”
It notes MLT has outperformed the STI sharply this year, viewing its valuation at 1.3X P/BV and 6.0%-6.4% forward yields have priced in its portfolio stability. “While acquisitions will likely be accretive against cheap funding costs, competition and elevated asset values should make attractive finds difficult.”
It raises its target to $1.25 from $1.07 on a lower discount rate of 7.3% from 8.6% previously. The stock is down 0.9% at $1.165, but it remains up more than 37% year-to-date.

CIMB cuts Mapletree Logistics target to $1.20; 3Q in line

CIMB revises Mapletree Logistics Trust’s (M44U.SG) target prices to $1.20 from $1.21 but keeps the stock rated at Neutral, after the trust threw up “no surprises” in its 3Q results.
“We see a lack of meaningful catalysts for further upside from current levels,” the house says, but notes that the trust’s management is interested in acquiring higher-yielding assets in countries like China, South Korea, Australia and Indonesia.
“Acquisitions remain critical, in our view, for further growth and upside,” CIMB says, lowering the trust’s target price after revising its assumptions on acquisition plans and rental growth prospects.
The house had factored in $100 million in asset buys in 2013, but now pushes this back to 2014. The stock is up 0.4% at $1.165. |
