美里的是扩建,加起来当然比较大。。。如果把古晋3家百盛加起来,应该也不赖。。。
Parkson或Metrojaya都好,卖的东西差不多一样,反而Parkson比较出名。。。

其实我也认为这栋商场做的不错,从外观设计到内部装潢都很独特,尤其是广场大厅内的“人造瀑布”及顶楼的"空中花园"(City One也有了),是前所未有的景观。商场风格也有别于一般购物中心,从楼层设计图来看,店面呈现凌乱排场,与Spring不同的是走廊不会呈现死板板的十字型走道,让购物者不会有乏味的感觉。。。Hills购物中心输在没有百货公司及超市,或许他们有其它的卖点如大型的玩具店、大型的IT中心等。。。独立商场最卖座的相信也是百盛旗舰店了,轮面积就赢了一大半。。。

Spring的宽敞度真的是目前砂拉越任何一家购物中心没能比的,毕竟建筑设计采用来自新西兰的设计图来建造的,新西兰那边的购物中心也是如此宽敞舒适。net lettable area(租用面积)或retail area(零售面积)都是一样的,此单位可以用来计算该建筑物可被销售的标准面积的数额。独立大厦本身有酒店,相信外来游客首选会在商场内闲逛,这样一来就会增加购物广场的人气,当然一些无法顾虑到的就是友族同胞也会选择到那里消费,但只要有消费力,相信也会对业者有利,但如果是相对的,就另当别论了。。。

我觉得 PLAZA MERDEKA 和 CITY ONE MALL 有很多相同之处。。。两座购物广场都以大自然为主题,然后走道都是climate control 的。古晋虽然没有超大的购物商场,但是都是非常独特和有素质的

Parkson to anchor new mall in Kuching  [百盛进军古晋新商场]

KUCHING: The Parkson department store has been unveiled as the anchor tenant for the proposed Plaza Merdeka Shopping Mall in the city centre.  [百盛百货公司透露他们将会是独立商场的主要租户。]

It will also be Parkson Corp’s flagship store in the Sarawak capital. [它将是砂州首府的百盛旗舰店。]

Scheduled to open in the second quarter of 2012, it will be the store’s third outlet in Kuching and fifth in the state. [预定2012年春季开业,它将会是古晋第三家百盛分行及砂拉越第五家百盛分行。]

Parkson Corp Sdn Bhd chief operating officer Toh Peng Koon said it would be the largest store in Kuching with 135,000sq ft. [它将会是古晋市最大型的百盛百货公司及其面积拥有13万5千平方尺。]

“It will be our flagship store and be slightly more upmarket than the current stores.” [“它将会是我们的旗舰店更比其它分行要高级一些。”]

He added that the store would cater to the increasing number of tourists expected to visit Kuching in the coming years.

“We have a strong presence in China and Vietnam, so tourists from there will be familiar with our brand,” he said.

Meanwhile, Plaza Merdeka Holdings managing director Steve Ng said that the securing of Parkson as the anchor tenant would open up other retailing possibilities for the mall.

“We have pledged to work synergistically with their management team and are confident that the partnership will be a success that will benefit Plaza Merdeka and the surrounding retail streets,” he said.

The RM350mil Plaza Merdeka project consists of a mall and a 290-room hotel.

It is expected to be completed by March 2012.

        (本报古晋1日讯)耗资2亿2000万令吉的默迪卡大厦预计将于2012年3月份竣工,届时将成为消费者及旅客们旅游及购物的新地标。

        默迪卡大厦发展商Rakyat Elite私人有限公司执行董事黄燿华表示,默迪卡大厦占地3.8英亩,拥有6层楼高的购物广场及8层楼高的酒店,集购物与旅游于一体,十分方便前来砂州旅游的旅客。

        购物广场拥有2层地下室停车场超过800个停车位以及6层楼高的购物广场,超过200多间的店面,实用面积为35万平方尺。

        “迄今为止,我们已于1年半前陆续售出超过50%的店面,反应可说是非常热烈。”

倾向大众化市场

        他继而指出,默迪卡大厦倾向大众化市场,顾客群设定为中上阶层及中下阶层人士,适合各阶层人士到该大厦消费。

        此外,他也披露,百盛百货公司也将进军默迪卡大厦。

        至于超级市场方面,他则透露,该公司目前正与5家本地及吉隆坡的霸级市场洽谈,仍无法向媒体确定花落谁家。

        与此同时,也是古晋360酒店集团执行董事的黄燿华表示,默迪卡大厦的酒店,暂时仍未被命名,不过该座8层楼高,拥有290间套房的酒店,将由360酒店管理公司承接酒店管理工作。

Plaza Merdeka’s modern concept set to attract visitors

KUCHING: Rakyat Elite Sdn Bhd, (Rakyat Elite) the developer of Plaza Merdeka, a new commercial complex located at the heart of the city centre here introduced a combination of modern and classical concepts for synergy to create a vibrant appearance to attract people to the mall.Its executive director Ng Yaw Hua was optimistic that the idea will be favoured by citizens and tourists who visit Kuching to spend their leisure time and holidays by making a visit to the mall.

“The concept of Plaza Merdeka is different from others in which we incorporate new and classical ideas to develop the project.

“Through the new ideas that we use, we hope to attract more customers to come to the mall besides assisting local businesses in the surrounding area to grow and prosper.

“We are targeting the middle upper and middle lower class customers to shop and enjoy their leisure time at the mall,” he told reporters yesterday before a site visit to the project.

Ng said the mall which is located at the vicinity of various tourist attractions and historical sites such as Sarawak Museum, the Old Court House, India Street and Gambier Street will be able to attract tourists and boost businesses.

He also said businesses surroundings will not be affected by the opening of the mall as Rakyat Elite will be co-operating with traders around the city centre to organise promotional activities during the festive season.

He added that the company constantly engages in discussions with the businesses nearby especially with traders in India Street to work together and collaborate with them to create a win-win situation.

Currently, Ng said more that 20 per cent of the retail spaces at the commercial complex have been sold where in total, there are more than 380 units at the mall.

He revealed that each unit was pegged at an average of between RM1,200 per square feet (psf) and RM1,300 psf before the height of the credit crisis adding that the price has since increase by 15 per cent thereafter.

He pointed out the commercial centre will have Parkson Holdings Bhd (Parkson) as its main tenant which has committed to set up their flagship store there.

“In fact, the anchor tenant of Plaza Merdeka is Parkson which occupies four floors or 135,000 sq ft of the retail space at the mall and has signed a 15-year lease agreement with the company.

“Presently, the company is also in negotiations with five other supermarkets from Sarawak and Peninsular Malaysia to enable them to occupy the other retail spaces,” Ng said.

Besides that, he said the 13-storey commercial complex will also include a 290 room boutique hotel which will be named as 360 Waterfront when the complex is completed.

Plaza Merdeka, with a total nett lettable area of 350,000 sq ft on a 3.8 acres of land is constructed along Jalan Tun Abang Haji Openg, opposite the main post office’s building.

The commercial complex with a development value of RM220 million is expected to be completed by March 2012 and managed by Plaza Merdeka Management Sdn Bhd.

The contractor of the project is Bina Puri Construction Sdn Bhd (Bina Puri), which is a renowned contractor for performing sub-structure piling works where previously, the company is also one of the contractor for performing the piling work for the Petronas Twin Towers in Kuala Lumpur.

Plaza Merdeka has eight storeys of hotel rooms with six storeys of retail shoplots and three levels of basement.

One level of retail shoplots is located at the basement level with two others for parking lots. The two levels for parking lots has the capacity to accommodate 800 units of vehicles.

Further, Ng stressed that the company has spent additional RM6 million for green technology where the air-conditioning system for the building can reduce 30 per cent of the cost of electricity.

He added that the company also forked out another RM20 million to ensure that the piling of the site is done using the safest method without causing damages to the structures of other surrounding buildings.

Rakyat Elite has also engaged with professional consultants and installed monitoring devices at surrounding buildings to detect any vibrations and damages caused by the piling work but so far the results returned negative.

Ng was confident that the project can be completed within the timeframe as specified.

Meanwhile, Bina Puri senior project coordinator Sam Law said the company has performed demolition work of existing abandoned building and ongoing bored pile installation works are being carried out.

“We have demolished the ground floor of the abandoned building while bored pile installation for the building is still in progress.

“Normally, the construction for the foundation of a building takes a lengthy amount of time. The three levels basement should be completed by November next year.

“Basically, most of the works are currently being carried out below the ground as we need to strengthen the foundation of the building.

“Once it is done, it will be very fast to build up the structure above ground for the building.

“So far, eight per cent of the project has been completed,” he said.

Law also said people will be able to witness some structures of the building appeared above the ground some time between July and August next year.

He added that between now and November, the company will be performing bored piling installation, demolishing existing wall, installing ground anchor wall to hold the wall area besides excavating tunnels and excess ramp for the sewerage treatment plant area.

In addition, Bina Puri will also construct a sewerage treatment plant (STP) for the commercial complex that will eventually connect it to the Kuching Central Severage System.

Among those present for the site visit were Plaza Merdeka Holdings Sdn Bhd managing director Steve Ng, Rakyat Elite sales and leasing director Aw Tai Hui and Rakyat Elite sales and leasing executives Andrew Chong and Delwin Chang.

耗资2亿座落印度街附近 独立大厦2012年3月开业

  (古晋1日讯)耗资2亿2000万令吉,座落在砂拉越旅游广场与印度街行人坊之间的典雅与现代风貌之独立大厦(PLAZA MERDEKA),预料将于2012年3月开业。

  这座富丽堂皇,占地3.8英亩,从地下层至高楼拥有共13层楼星级酒店和现代化购物广场的独立大厦,乃于今年8月4日正式展开耗资5090万令吉之地下层与基建兴建工程,这项为期15个月的工程预计于2010年11月3日竣工。

  可以预见的是,一旦此项集古雅与现代化的庞大购物广场与酒店楼层工程完工,势必成为古晋闹市中心的新地标,带旺整个周边地区发展,并进一步刺激本州旅游业。

  这项砸资逾2亿的大厦工程,是由两大发展商Rakyat Elite有限公司与Plaza Merdeka控股有限公司联营进行,并由信誉卓著的BinaPuri建筑公司承建大厦工程。

  随着古晋市区许多现代化商业广场与大厦如雨后春荀林立,诸如新兴的富丽华霸级广场、新欣广场、河滨商业广场、青统大厦、砂拉越大厦、砂督大厦,以及正在施工程之中的旺城等广场,独立大厦也瞄准未来3年内加入商场争霸战争一杯羹,预料将为古晋市的市容和经济成长带来一番新气象。

  黄耀华讲解独立大厦工程进展

  Rakyat Elite与Plaza Merdeka两联营公司领导层以及Bina Puri今日举行一项简报会,讲解独立大厦建筑工程的流程进展,Rakyat Elite执行董事黄耀华透露,率先开工的该大厦地下层建筑与基建工程进行顺畅无阻,预料到了明年11月间,即可完成整个大厦地下层的结构。

  他称,在完成所有基设和地下层到盖建整个大厦工程后,该大厦预料可望在2012年3月正式开业。

  黄君表示,该大厦工程目前完成了8巴仙,正如火如荼进行钻桩工程。

  他指出,基于该工程尚未正式展开之前即耗用2年时间进行移置电缆、拆除水管、建筑设计等,因此,在正式工程展开之后,即排除了许多问题,而能顺畅无阻的进行。

  大厦特色是外观呈古雅设计

  他也说,整个大厦建筑最大特色是外观将呈古雅设计,呈现古典味,以便融合附近旧有遗产建筑物。至于商场内观装璜,则以现代化设计示人,呈献一种外“古”内“现”的崭新风貌。

  与此同时,他指出,发展商更斥资600万令吉装置采纳绿色工艺的高效空调系统,使建筑物内的电费消耗量可降低30巴仙,使租用大厦单位的商家,更能享有省电操作形式。

  整栋拥有12层楼高的商业广场阔度与长度,分别为132公尺及91公尺,并面向独立广场而立。

  5层楼广场内,将拥有380个共计35万平方尺的商业单位,而地下两层则为占地2英亩的停车场,可停放800多辆汽车。除方便前往该商业广场的客户外,也为附近的民众提供更广大的停车位,希望藉此带旺整个地区。

  而从广场第5层楼以上至13层是酒店楼层,设有290间的客房,属3星级。不过,酒店内的各项设施皆达5星级以上,以让住客仅需付较少的钱,就能享有更超值的服务。

独立大厦未竣工即告热销 90商业单位被抢购一空

  (古晋1日讯)独立大厦(PLAZA MERDEKA)未竣工即告热销,购物广场的90个商业单位已被抢购一空。

  独立大厦联营发展商之一的Rakyat Elite有限公司执行董事黄耀华披露,所保留出售的该购物广场20巴仙(180个)零售店位中,已卖出了大半,即占90个单位已脱手,反应是极其热烈。

  他说,该售出的商业单位面积为7万5000平方尺,而购物广场的商业单位总面积为35万平方尺。

  他今天在一项独立大厦工程进展简报会上受询时表示,所售出的商业单位是根据1年半前的售价,即是每平方尺店位约1300令吉价格,如今的价位自然是与过往有别了。

  每个店位售价近20万起

  他称,该广场商业单位持有99年地契期限,贷款融资可高达85巴仙,每个店位售价从19万9888令吉起。

  他说,有意经营的民众,也欢迎向该公司洽谈租用广场商业单位,租用保证期达9年。此外,他指出,大厦内所备有的超级市场空间,也获得热烈反应,发展商目前仍在与5家大机构在洽谈当中,这包括本地和西马的超市公司。

  他也说,在该大厦所备有的百盛百货市场旗舰店之面积达13万5000平方尺。

  另一方面,黄耀华指出,该大厦的经商策略是主打大众化路线,即是所推售的消费品及服务项目从下层消费者至中层阶级和上层民众,以在市场占据一席之地。

  他称,该大厦也锁定游客市场,尤其是市区范围为各地游客观光游览的黄金地段,因此来自游客的消费量,是占据重要地位。

~砸重本做足工地安全措施~
独立大厦建成不会冲击附近商店 反而刺激人潮涌入


  (古晋1日讯)古晋独立大厦(PLAZA MERDEKA)发展商砸重本2000万令吉做足工地安全措施,减少地基工程震动,避免周边店屋受到影响。

  该大厦工程联营发展商之一的Rakyat Elite有限公司执行董事黄耀华披露,发展商不惜斥资2000万令吉充作处理工地安全用途,除了以策工地和四周安全之外,也确保降低震动影响。

  在该安全措施下,他指出,工地附近的店屋有装置探测器,以探测工程震动的影响,而到目前为止,并无接获邻近商家所作出的投诉。

  于今天在一项讲解独立大厦工程进展的简报会上,他强调,独立大厦工程是循序渐进的展开,就是依据安全程序而施工,以免影响到附近的商店。

  他称,发展商将大厦的地基建筑工程委托Bina Puri建筑公司进行,主要也是考虑到该公司在这项建筑工程领域的卓越表现,后者也是负责兴建新州立法议会大厦工程的建筑公司之一。

  提及附近商家投诉称之前市区发生水患,肇因之一是源自独立大厦工地积水冲下造成的问题,他表示这当中必然有误解,因该工地备有抽水设施,即使出现积水情况,也可在数个小时后将过量的水抽走。

  此外,他认为该大厦一旦完工,不但不会对附近的商店构成冲击,反而将刺激人潮涌入该地区,带旺商家的生意。

  他称,以印度街行人坊为例子,该区商店于傍晚时段即打烊了,而独立大厦的每日营业时间预定为上午10时至晚上10时,逢节庆还会延长营业时间至午夜,再配合该大厦的促销活动和购物嘉年华盛会,必然可构成人流与车流的热闹。

  他也说,据了解新州立法议会大厦的另一项工程计划是兴建一道从该大厦衔接至对岸河滨公园处的行人坊,一旦该计划落实,必然将刺激更多古晋闹市内的人潮,使市区的经商和购物活动更为蓬勃。

我老爸跟我说去问看那边的还剩那些店面,什么价钱?拿来投资。。问到最便宜都要rm3+++++.00..在level 3 for IT/电话。。。钱都不够用。。还要跟银行loannnn
