你可以和banker check 一下,如果你申请cash topup loan的话可以借多少,然后用这个cash topup loan去还你的第一loan,但是你要算一算省的利息够cover 你的律师费和valuer fee.

Cash top up loan的概念, 是不是“用existing loan来申请新的loan?”

比方我的loan, 去年一开始是173k, 现在的balance是150k, BLR-1.8%=4.8

如果我申请cash top up loan 150k (BLR-2.4%)

然后用那个刚刚借回来的150k settle 4.8% 的那个loan,

然后重新以BLR-2.4% 来loan150k?

假设你借了200k (BLR -1.8%),现在还欠150k.最新的valuation你的屋价是350k因为你有装修和那一带有人成交那个价钱。那么假设你的银行借你80%cash topup loan (BLR - 2.4%).你可以额外借到(350k x 80%)-150k = 130k。这个130k算是另一个loan来得,但是是同一个银行.

必须还律师费,valuation fee,MRTA/MLTA。

必须考虑是否需要买mrta/mlta,看你的需求和你之前买的是mrta还是mlta。mrta的sum insured 会每年减少,mlta不会减少。mrta如果没有错的话是不可以transfer,必须terminate掉再买过给第二个loan.而且以前的mrta没有保36 critical illness.所以我自己会考虑买mlta with 36 critical illness.Sum Insured 会考虑稍微大点如果将来有买新车或新屋子的打算。人死了,一了百了,活着的人会很痛苦和无助

如果只是借了为了settle第一loan因为要省利息,那么你就必须算一算划不划了,0.6%虽然看来一年不多,但是是compound interest来的,那个威力相信你是懂的。。

如果借了用在其他用途的话,我能说的是BLR 6.6% - 2.4% = 4.2%,这么低的利息去那里找?汽车虽然可以低到2.4x%,但是是straight line method。我算过还是cash topup loan便宜,尤其你apply 的 cash topup loan是 flexi loan,省得更多如果每个有多余的钱存入link a/c.需要时还可提出,hire purchase就不可以了。

revise rate 是market 的0.3-0.4%差价
