你有这方面的集资经验吗?

很多上司公司为了接更大的Project,也会向大众集资。你的能力能和这些上司公司fight吗?如果真的把钱交给你,是安全的?

就如我开个投资计划,你有兴趣,但是要你突然把100k交给我,你ok吗?

大家都辛苦赚来的钱,不可能那么白白容易送上的。在提出诱人的回酬计划时候,不妨花80%的心思在保障方面,这样也让投资者比较安心。比起赚钱,我们都更想“不会亏钱"与钱不会不翼而飞。

这只是买property, then rent out,不是复杂的business,现在主要是缺capital。

一间的话,我就不用找人,而且iniitial capital放200K,there will problem if there is other additional cashflows, besides, need few units to list on hotel websites and 1 running man to service few units rather 1 running man to service 1 unit since cost per running man will affect your running cost. For examply, salary for 1 running man is RM5,000 but your rental income is RM2,500 (RM200,000 x 15% /12) is not worth.

我是小人物,当然没有集资经验,我的是找人invest。

Give you some example of recent listed company (normally companies can get funds from public thru IPO and thru right issue of shares)
1) Reach IPO price: RM0.75 Current price: RM0.595
2) Eatech IPO price: RM0.65 Current price: RM0.485

Reach is SPAC, this Company need to find oil field in order to get profit for Company shareholders, but this is not guaranteeed that oil field will be obtained within the period, but they will guarantee in capital return. But due to now crude oil price dropped significantly, you will see you invest in this IPO now the price RM0.595, you lost 20%, some SPAC company almost 1 year plus still looking for oil field, so there is no fixed return for you.

Eatech recently launched in Bursa Malaysia, due to recent bad share markets, the IPO price dropped until RM0.485, even this shares were oversubscribed, but those purchased IPO shares at RM0.65 already burnt their money, maybe they will climb back more than RM0.50, but question is due to recent unfavourable oil price and due to foreign investors continue withdrawal their investment and new IPO company normally only heating in first few months, after that, shares might not climb back to RM0.65

RIGHT ISSUE - there is some companies did propose right issue, like thheavy, KNM, etc. If look at now market price, would the right issue price or right issue proposal to be successful, there is a question.

I am not fighting to those listed companies, but few advantages and disadvantages will be as following:
1) You invest in Bursa Malaysia, you will have risk since this depend on shark, foreign investors, our economy, whole economy, and this may not guaranteed you got good return especially these few year markets; But if you invest this opportunity, fixed rate return for you and this is a simple business, buy and then rent, not involve lot of risk. New IPO companies doestnt mean you will know the Companies well, especially China companies, you may easy to burn the money.
2) Dont worry, there will be shareholders agreement to be drafted by lawyer to protect all shareholders right, this will like JVA.

这是个很simple的business,就是buy then rent。缺的是capital,要execute的是行销,主要的费用是running man和housekeeping cost。

了解大家不放心,其实只要买的产业under Company Name,和大家的term and conditions 都在legal agreement,就more or less like that。

我看没人interest,我就让帖沉下去,独自去做梦。

简单的东西无须复杂化,复杂的东西简单做。  你得要有个简单的开头才行啊。 你可知道200千头期可以买价值多少的房子吗?

这里我也无须和你比较产业多少,赢了又何,输了又如何。

你可能不明白日租和长期租的分别。
1)长期租

Purchase price: RM460K Loan instalment if financed 90% = RM2,712.77

Rental p.m. = RM2,300-RM2,000

若加maintenance fee,一个月还要倒贴RM1,000。

2)日租
算50% occupancy x 30 days x RM300 daily rate = RM4,500,00

若扣了 loan instalment,便是有赚RM1,500.00

但是不可能为了日租,而请个工人做,很不花算,很少人因为千多薪水为你看房service房,请了工人,就cover不回,要几间units,请人就划算。

我前面有写买units是要多数用现钱买,因为:
1)New companies with no business income may difficult to get the loan
2) If loan, unless directors can give full guarantee, this 16 persons who want to do personal guarantee

For the following units, we may get the loan since we got collateral using first few units plus first few units income. Please note that Company loan is different to house loan, you need to see whether bank can lend to new company and whether who willing to become guarantor for the loan. If money is the concern, then gurantor also sure no one want to become.

Please do read what I had wrote in front page, all already considered all the factors. If using house loan, then this is no need to set up a new company, the purpose to set up new company is to purchase more units. If using home loan, it ties your commitment.

不好意思,不能给你意见,因为屋价都很高。

若是买来住的,合心水就可以;若是投资,就要看入手价位和地点,这个就要做些feasibility studies (location, township, project uniqueness, etc) and surrounding market price comparison and future rental yield and capital return。每个人有本身的算法,就看自身的眼光。
