不懂。。但我们都是这么说
还没 dun 的消息前。。个个都是这么说
所以是一样的
河边都会发展的。。因为那边还没有 waterfront

很多都是 under planning 摆了。

商业单位如雨后春笋
砂料增数霸级市场
(古晋9日讯)砂州主要城市的商业单位如雨后春笋般兴建,预料未来2年内,将有多间霸级市场(Hypermarket)在砂州出现。
目前,除了美里设有霸级市场外,州内包括首府古晋等其他城市,都没有霸级市场。
根据CH威廉、达哈与王产业估价行的2005年产业报告书指出,州内4个主要城镇的商业办公楼及零售单位产业处于平稳发展状况,没有如预料般的出现显著供应的现象。
不过,一些商业大厦正如火如荼兴建中,例如美里将会显著的增加商业零售单位,即是在星城广场增设100个商业零售单位,面积为13万平方尺。
美里产业表现或标青
该产业报告也指出,今年州内住宅区的房屋产业处于平稳状况。然而,预料将升格为市的美里,会有比较标青的表现。
至于农业领域方面,预料今年内会为市场带来一些刺激元素。这也将促使本地企业家把生意多元化,进军油棕业及大肆开发泥炭土地段。
较早前,CH威廉、达哈与王估价行董事经理黄应祥曾经指出,一些发展计划在1997年经济风暴后被搁置,如今市况逐渐恢复让发展商趁势推展有关计划。
此外,他说,银行贷款的宽松政策也吸引30至40岁,有经济能力的购买群。这些人过去与父母同住,如今已成为主要的房屋购买者。

Hypermarkets, Supermarkets and Department stores
Major retail outlets have seen tremendous growth since the 1980s. There are around 400 such outlets in Malaysia. Big players include Dairy Farm Giant Retail, Jaya Jusco, Makro, Parkson, Carrefour and new entrant Tesco.
After making their debut in the 1990s, foreign-owned hypermarkets are fast gaining popularity in Malaysia, attracting customers with their “one-stop” and “allunder- one-roof” concepts. Since their arrival, foreign retailers have been expanding rapidly; as at December 31, 2003, there were 32 foreign-owned hypermarket outlets in Malaysia.
With tighter regulations on hypermarket expansion, leading hypermarkets are focusing on other markets such as the east coast of Peninsular Malaysia and East Malaysia (Sabah and Sarawak) for new store openings. Prior to the latest ruling, Tesco and Giant obtained approvals to open between three and five new stores in the three restricted zones within the next 2 years.
Other store expansion plans announced by foreign retailers include:
• Tesco is looking into opening at least three new stores a year over the next three years.
• Magnificent Diagraph (100% owned by Carrefour) will be opening its eighth outlet in Putrajaya in September 2004 and another to be located at Fortune Square, Kepong in 2005.
• Dairy Farm Giant Retail plans to open four more new hypermarkets in 2004 and 2005. It has over 170 outlets in Malaysia, where it operates Giant(hypermarkets), Cold Storage (supermarkets) and Guardian (pharmacies). The group has set aside MYR24 million (USD6 million) in 2004 to absorb some of the cost of its products to be able to provide “everyday low prices” for its customers.
• Jaya Jusco has two outlets scheduled for opening in 2005, one to be located in Cheras (Jalan Balakong), Kuala Lumpur and another in Taman Desa Tebrau, Johor. Jusco will continue to concentrate on outlet openings in the west coast of Peninsular Malaysia until 2009. Jusco is not affected by the latest ruling on new foreign-owned
hypermarkets in the next five years as it is a supermarket-cum-department store.
• Makro plans to open two more stores in Malaysia. New locations like Kuching, Alor Star and Kuala Terengganu are on the proposed list. The wholesaler is also working with the Malaysian government to assist small- and medium-sized enterprises.
• Courts Mammoth Bhd, a leading retailer of affordable furniture and electrical goods with 79 outlets nationwide, plans to open five to six more outlets this year. The company hopes to have 100 stores in Malaysia in the next four to five years, but
the pace of expansion will depend on the availability of suitable locations.
Although hypermarkets, supermarkets and department stores have market dominance in the urban areas,local retailers and small operators still account for 57% of the local market in terms of sales turnover. Hypermarkets alone make up some 10% of total retailsales.
RETAIL & CONSUMER SECTOR CHALLANGES, OPPORTUNITIES AND EMERGING TRENDS
Intense competition
The Malaysian retail scene is gearing up for intense competition with more new players and expansion plans undertaken by foreign players. Some retailers have managed to address the competition by focusing on locations (e.g. suburban residential areas) and targeting certain segments (middle-income groups).
With the freeze on foreign hypermarket expansion in the medium term for Klang Valley, Penang and Johor, foreign players are expected to turn to the major east coast towns of Peninsula Malaysia such as Kuantan, Kuala Terengganu and Kota Baru. Nonetheless, with the minimum population requirement of 350,000 persons, only Ipoh and Kuching can qualify for new hypermarket openings.
As consumers become more cautious with their spending, retailers have had to become extremely price-competitive. The ongoing price war among major retailers continues to have an adverse effect on the small retailers, who may not be able to compete at lower prices. However, the intense competition posed by foreign players will provide additional impetus for local retailers to leverage on retail technology to better understand consumer purchasing behavior, streamline operational procedures and to enhance efficiency.

Zecon emerging as major property player in Kuching

CONSTRUCTION firm Zecon Engineering Bhd will become a major property developer with a land bank of some 835ha in prime areas in Kuching after the acquisition of three real property companies.
The proposed acquisitions of Zalpoint Tanah Putih Sdn Bhd, Zalpoint Demak Jaya Sdn Bhd and Zalpoint Petra Jaya Sdn Bhd were approved by shareholders at the company's EGM in Kuching yesterday.
Zecon chairman Datuk Dr Hatta Solhi said the acquisitions were expected to be completed this month.
He said Zecon was embarking on a flagship mixed development project, Vista Tunku, on 39.2ha at Jalan Demak, adjacent to the new Court House building in Petra Jaya.
“The project will comprise 521 units of semi-detached and terraced houses and apartments, shophouses, four blocks of apartments, a commercial/office tower, a supermall and other facilities.
“This is one of the most prestigious developments in Kuching, with gross development value of RM292mil,” he told reporters after the EGM.
Hatta said the proposed supermall, the focal point of the entire development, would be the largest retail centre in Sabah and Sarawak. It will house the commercial-cum-office tower block, a recreational centre and a petrol service station.
Land clearing work is now under way, and the project is expected to be completed in three years.
Hatta said Zecon had also planned the Petra Indah project covering 788ha of mixed development land.
The project, with gross development value of RM1.8bil, will consist of residential housing, commercial and industrial facilities, and a golf course. It will be implemented in stages over a 15-year period.
Hatta said Zecon's third property project would involve offices, condominiums, and a waterfront restaurant and bistro as well as shophouses.
The project – at the junction of Jalan Utama/Jalan Kwang Lee Bank/Jalan Datuk Marikan Salleh in Pending, renamed from City 2000 Project – is located beside the Tun Salahuddin bridge over the Sarawak River.
Zecon holds a 33-year toll concessionaire for the Tun Salahuddin bridge, which was opened to traffic two years ago.
According to Hatta, toll collection at the bridge has increased to more than RM550,000 from RM350,000 a month initially, and is generating healthy cashflow for the group.
“The toll concession includes 19 years of optional extension after the expiry of the original period,” he added.
Hatta said Zecon expected property development to contribute about 50% to its revenue in three years. The company's core business is in construction. |

The second Kuching Bridge is currently under construction (NTM 44/2003(T)) joining the river banks as follows:
a. 01° 33’ 30”.2 N 110° 22’ 42”.4 E
b. 01° 33’ 25”.3 N 110° 22’ 50”.4 E
2. The vertical clearance above Height Datum is twelve (12) meter.

i heard they scraped the idea....now, they will only be building a bridge linking the three shopping malls, Swak Plaza, TJ n Crowne Plaza (Parkson). JKR is propsing about 6 million to build these bridges which also includes elevators as well.

[size=-1]KUCHING - The second bridge over Sarawak river at Tanah Puts will help to ease traffic congestion and facilitate orderly urban development and expansion of the state capital on both sides of the river.
Speaking at the opening of the 339-metre bridge, which has been named Gambian Tun Salahuddin, here yesterday, Chief Minister Pain Sri Dr Haji Abdul Taib Mahmud said: " A new business district will be developed in the area adjacent to the bridge and it will be surrounded and kept alive by a new residential and commercial zone at Pending and an expanded administrative centre at Medan Java on the opposite bank."
Plans for the administrative centre would include the development of a modern township with a man-made lake and the new centre would be linked to the new State Legislative Assembly and the existing Government office buildings in the vicinity, said Taib.
"We are therefore linking and integrating the new business district with the administrative centre, with the second bridge serving as an important catalyst ," he said, adding that the Government would not allow any more high-rise buildings to be built in the old historical areas of the city.
The Chief Minister also pointed out that the new bridge was an integral part of the Government's infrastructure development programme to provide more alternative routes to cater to the increasing number of motorised vehicles in the city and to mitigate traffic congestion on existing roads.
He said the Tun Salahuddin bridge was an important link in the government's effort to create a circular highway running outside the Kuching city perimeter, linking Serian, Kota Samarahan, Bandanna Wawasan 2020 and Bad.
"The development of Kuching must avoid congestion and it should identify ways to set up more spaces to encourage greater interaction 11 among the various races, said Taib,who stressed that, unlike before, Kuching was fast evolving into a melting pot of various races and cultures with a population of nearly half a million.
It will be jointly organised by the SCCI, Ernst and Young, the Audit Department of Sarawak and the Companies Commission of Malaysia.
The demarcation lines that once separated the communities had become less distinctive, and the city residents, including Bans, Bidayuh and Orang Ulu who hailed from the rural areas, were now staying and working together in the same environment, he added.
"We are proud that we have planned everything ahead for Kuching and that's why we arc able to make it a Garden City and keep alive its natural charm and friendliness," said Taib, who added that similar efforts would be done across river where large tracts of land and open spaces were available for orderly urban expansion programme.
The Tun Salahuddin bridge has been described by Taib as yet another successful project under the Government's current privatization programme. The construction company concerned, Zecon Engineering Berhad which took over the turnkey contract from Zalpoint, was given the multiple tasks to design, build and maintain the bridge. The privatization exercise had lightened the burden of the Government and speeded up the completion of the bridge.
Taib said the Government would only consider privatising urban development projects if their economic return could be guaranteed within 10 years. Hence, the introduction of toll at Tun Salahuddin bridge was part of a long-term arrangement by the operating company to recover its investmint and cover maintenance costs of the bridge but at the end of the day members of the public would be able to enjoy the facilities much earlier.
The Chief Minister said the toll system would also be applied to the ASEAN bridge at Kuala Baram and the Igan bridge near Sibu.
More than 5,000 people thronged the site of the new bridge to witness the historic occasion. An hour-long concert featuring artistes from Academia Fantasia was held to entertain the crowd before the opening ceremony began.
Among those present were Tan Sri s Datuk Amar Dr George Chan, Tan Sri Datuk Amar Alfred Jabu, Dato Sri Wong ; Soon KWh, Dato Sri Abang Haji Johari Tun Openg, Dato Sri Adenan Haji Satem and Datuk Michael Manyin.
河滨公园对面的工程终于解开谜底了,原来是要建设大桥通往市中心与对面港之路,难以置信吧?!

其实那个桥还没那么简单,重要的是能吸引游客。。对面港还有许多地方都会规划呢。。适合拍照的地区。。呵呵 |

偶常说10年后才看看古晋如何。。也不是登了。。嘻嘻
但 10 年之间,我觉得古晋经济会转化。只是预算但不保证但很肯定的是不会到破产城市的啦,政府自己也预算好的了。要不然做么古晋每天都在赶工 |

其实那座大桥的最终目的是为了足进北市与南市之间的沟通更加方便,使到南北市之间的距离拉近,另一方面就是您说的,旅游用途吧。
北市目前的计划多到吓死人,呵呵。南市也有很多正兴建的建筑,期待2020年宏愿的到来,到时的古晋不知是怎样的。。。 |

是啊,北市很多漂亮的建筑物。。当初游客都无法到达。。除了用木船。。但也只能到港边走走而已
古晋对面港的图书馆多么美,后面还有人造湖但几个游客去过呢?我是偶尔有去的
有了那个桥,那么什么都容易。。那么还可让游客拍摄更多高楼在对面港
petra jaya 会很展望。。尤其砂大在那带,砂大已经宣布是将会是国际大学。那么有很多发展是不可思议。到什么程度还难去预测但很清楚的是一定能 |
