安国控股发展首个执行共管公寓项目

款待业及产业集团安国控股(Amara Hldgs)即将进军执行共管公寓(EC)领域,连同新加坡特速置地(SingXpress Land)及Kay Lim Holdings在淡滨尼发展公司的首个建屋发展局(HDB)执行共管公寓项目。公司将参考其核心款待业务的概念,为该称为CityLife@Tampines的项目建设由酒店设施所启发的设施,如6个天空花园、度假村式的景观及礼宾(concierge)服务,以便在其他EC中脱颖而出。公司的总裁张福泉表示,公司在此时进军EC市场正合时宜,因为中产阶级的市场日益蓬勃及组屋业主希望提升住宅的欲望越来越高。鉴于对EC的需求稳健及EC的价格大众化,张福泉补充道:“我们将在其他商机出现时继续参与产业发展项目,而这在很大程度上有赖于土地价格及建筑成本。”

启示:上述项目的地皮在今年5月结束政府招标活动时,得标价为2亿3,350万元(或每平方英尺373.40元),乃是自土地出售活动于2010年恢复以来的第二高成交价。市场观察人士预期,CityLife@Tampines的售价将与其他附近的EC项目不相上下,譬如一间三房式单位的呎价为780-850元。

PhillipCapital starts Amara Holdings (A34.SG) at Buy with a $0.74 target.

While Amara has a hotel, luxury hotel, retail podium, and office tower in Singapore, the house notes that growth is coming from substantial overseas developments.

It tips Amara has a "visible growth profile from a pipeline of assets under development," including Amara Bangkok and Amara Signature, Shanghai.

It also tips a potential catalyst in a memorandum of understanding to develop a hotel in Yangon, Myanmar. The house notes that shares currently trade at an over 50% discount to its RNAV, "representing a value opportunity."

Amara Holdings Considering Hotels Real Estate Investment Trust

Sept. 9 (Bloomberg) -- Amara Holdings Ltd., a Singapore-based hotel operator, may sell hospitality assets as a realestate investment trust.

A "REIT has always been one of the options that one can consider to go asset-light," the company said in an e-mailed response to questions from Bloomberg News. "There are no concrete plans at the moment and we are continuously evaluating all options including the feasibility of launching a hospitality REIT."

Amara, led by Chief Executive Officer Albert Teo, is considering putting its 27-year-old Amara Singapore Hotel, along with the adjacent 100 AM shopping mall and Amara Sanctuary Resort Sentosa into a a REIT and selling the assets in an initial public offering, according to a person with knowledge of the matter.

The IPO could take place next year, the person said, asking not to be identified as the deliberations are private. Amara declined to comment on any IPO plans.

Fraser & Neave Ltd., the Singapore real estate developer controlled by Thailand's richest man, said last month it was considering a hospitality trust. It has received proposals from investment banks in relation to a trust IPO, though considerations are at a preliminary stage, F&N said Aug. 27.
Ascendas Hospitality Trust, Far East Hospitality Trust and OUE Hospitality Trust are among companies that have seized on Singapore's expanding market for trust IPOs to raise money by selling hotel assets. Ascendas and Far East are trading below their offer prices in Singapore, while OUE is little changed.

Bangkok Hotel

Shares of Amara have risen 15 percent this year, giving it a market capitalization of S$303 million ($238 million). Amara's businesses range from hotel management to residential and commercial property development as well as restaurants, according to its website. Operating profit at its hotels unit rose to S$17.6 million last year from S$14.9 million in 2011, data compiled by Bloomberg show.

The company listed S$426 million of assets at the division as of Dec. 31, according to the data.

Amara plans to open a hotel in Bangkok next year, and a hotel, retail and office building in Shanghai is expected to be completed by 2015, its website shows. The company said in April it signed an agreement for hotel and real estate projects in Myanmar.
