那么Sarawak plaza 和 tun jugah 也应该有个天桥或地下购物通道。

里面时常都是臭臭的积水。。。。
还有 Plastic 套...

日本路， 三中与对面的商店，也有地下通道。
后来发生抢劫，强奸案件等。




不管如何，我觉得有地下通道最好！

建议：
因为青统大厦与对面Naim的商业区也希望有地下通道。

大石路Maybank , KFC , Chicago 7
三角洲一代有地下隧道很好。

The Spring 与对面商业区应该要有。

这不会被视为 “偏帮”私人集团，“
受贿吃钱“的吧。

丑度和one borneo有的比。
看起来就有一点像独立广场的警察局。
而且购物中心的格局设计很奇怪。到底是谁的设计？

很好的建议
不过要先克服，下雨时地下通道不会积水的问题。
可能就是独立广场失败的经验，在加上即使有天桥或通道，市民还是喜欢冒险越过马路。

建设其实很容易，但是后续的管理就不易了，就像你说的 plastic 和罪案的问题如何解决？
西马天桥很多广告牌挡住视线，而发生很多罪案。
古晋广告条例明显照顾到这一点。（没注意的人是不会观察到的）

做小生意，明显出现在一些比较集中的住宅区及商业区，而且这类商场都是分层地契，卖出去了就可以拍拍屁股走人。。。

Ascott launches first Citadines serviced residence in M'sia

SINGAPORE - CapitaLand's wholly-owned serviced residence business unit, The Ascott Limited (Ascott), has on Wednesday launched its first Citadines serviced residence in Malaysia - Citadines Kuching Uplands.

The property is slated for completion by first-half 2012 and will offer 215 apartments ranging from studios to one- and two-bedroom units. Its facilities include a restaurant, sauna, swimming pool and gymnasium.

The latest news reinforces Ascott's lead as the biggest international serviced residence owner-operator in Malaysia. 'With Citadines Kuching Uplands and other properties due to open in Malaysia, Ascott's operating apartments in the country will more than double from the current 455 units to a total of 1,168 units across nine properties by 2013,' Ascott said in a release on Wednesday.

It recently bagged a management contract for its second Ascott branded serviced residence in Kuala Lumpur, while its third Somerset property in Malaysia will open next year.

Citadines Kuching Uplands is in the Jalan Simpang Tiga area which is set to be a hub for education and local federal government administration offices. The location is also a fast developing district with commercial and retail operations as well as medical facilities.

这座公寓是坐落在新帮迪卡路，预定会在2012年初完成，但是确实地点就不知道了。。。

由CapitaLand建设的，这个集团在新加坡算是数一数二的，几乎超过50%的购物中心都是它家投资建设的，没想到那么大的财团也会看准古晋的市场。。。

为什么CapitalLand不要在古晋建商场？现在tHe Spring周末非常拥挤，停车场也不够，戏院又爆满，建多一个类似tHe Spring的商场是绝对没有问题的。（可惜Standard Parade已经抢先建City One Mall了，不过我质疑他们的管理能力，店面单位100%出售，这种mall会有水准吗？）
到目前为止,CapitalLand发展和拥有的Gurney Plaza还是槟城最顶尖的商场，连比较新和大间的Queensbay Mall都要让步。

Citadines Kuching Uplands is scheduled for completion by the first half of 2012. The property is a 10-minute drive from the Samajaya Free Industrial Zone with many multinational and local companies.
