贺达产托次季净利跌12%
2016年8月2日
(吉隆坡1日讯)利息开支增加,加上梳邦百利广场(Subang Parade)带来的营业额减少,拖累贺达产托(HEKTAR,5121,主板产业信托股)截至6月30日次季,净利按年下跌12.10%。
该产托次季净赚1042万9000令吉,相等于每单位2.6仙,低于上财年同季的1186万4000令吉或2.96仙。
同时,营业额亦从3098万令吉,按年微跌0.13%至3094万1000令吉。
累计首半年,净利按年减少7.94%至2113万5000令吉,或相等于每单位5.28仙;营业额则略升0.57%至6254万4000令吉。
派息2.6仙
此外,该产托也宣布派发每单位2.6仙的第二次中期股息,将在8月15日除权。
贺达产托表示,今年的大马零售业务将持续面对挑战,特别是在经济放缓之际。
不过,吉打的中环广场(Central Square)完成资产增值计划(AEI)后,预计会为产托带来贡献,而新世纪广场(Landmark Central)目前则在进行着相关计划。【e南洋】

贺达产托第3季少赚7%

(吉隆坡16日讯)贺达产托(HEKTAR,5121,主板产业信托股)截至9月杪第三季,净利按年下跌6.58%。
该产托第三季净赚1001万5000令吉,或每单位2.5仙,低于上财年同季的1072万令吉或每单位2.68仙。
营业额亦从3139万令吉,按年微跌1.69%至3086万令吉。
累计首9个月,贺达产托净利按年减少7.5%,至3115万令吉或相等于每单位7.78仙;营业额则略降0.19%,达9340万4000令吉。
利息开支增加,加上梳邦百利广场及皇冠百利广场的营业额下滑,导致贺达产托首9个月净利下跌。
派息2.6仙
另外,贺达产托也宣布派发每单位2.6仙的第三次中期股息,除权日为本月30日,享有权益日为下个月2日。
总执行长拿督西山奥曼在文告中表示:“在这充满挑战的零售环境中,我们的团队极力维持高租用率。我们所有购物广场目前的租用率,都维持在90%以上。”
他说,基于目前市场情绪,公司的营业额略微下降。然而,公司预料在更新租约后,会改善租赁水平。
“董事部今年的重点是资本增值,收购1Segamat购物广场的事如期进行,除非有关当局和单位持有人的申请审批有所延误,我们预料会在明年4月完成收购。”【e南洋】

贺达产托末季赚1200万
2017年2月15日
(吉隆坡14日讯)贺达产托(HEKTAR,5121,主板产业信托股)截至去年12月31日末季,净赚1200万8000令吉或每股净利3仙,而上财年同季则净亏2891万8000令吉或每股净亏7.22仙。
该产托在末季取得净利,主要是因为在重估投资产业中,获得一笔合理价值收益。
不过,首季营业额却按年下跌2.39%至3116万7000令吉。
至于净产业收入则因为较高服务和维修费用,而按年下跌4.1%至1870万令吉。
合计全年净利按年飙涨8.07倍,至4315万8000令吉或每股10.77仙;而营业额则按年微跌0.75%,达1亿2457万令吉。
该产托也宣布派发每单位2.7仙的终期股息,除权日落在2月27日。
贺达资产管理私人有限公司总执行长拿督西山奥曼在文告中表示,随着资产组合没有增加净出租面积(NLA),2016财年营业额按年持平。
“不过,随着收购1Segamat购物广场和提升新世纪广场(Landmark Central),NLA将在今年大幅增加。在专注资产增长之际,2017年会是令人振奋的一年。”
他补充,虽然零售情绪疲弱,但截至去年12月31日的出租率高达96.2%,比我国商场平均82%的出租率高。
重新申请新单位上市
另一方面,贺达产托向马交所报备,随着原任主席拿督嘉化逝世后,间接持股的大股东有变动,该公司已决定撤回有关附加单位计划新单位的上市申请。
不过,董事部仍有意持续进行附加单位计划,并预计在2月20日之前,提呈新的上市申请给马交所。
去年,该产托宣布发行附加单位,筹集高达7500万令吉,作为收购昔加末第一(1Segamat)购物广场的融资方式之一。【e南洋】

增出租面积和吸引力.贺达产托7千万提升2商场
(吉隆坡26日讯)商场营运环境挑战依旧,贺达产业信托(HEKTAR,5121,主板产业投资信托组)拨出7000万令吉资产增值措施予旗下两座商场,额外出租面积最高可增加6万平方尺。
该公司执行董事兼首席执行员拿督希山奥曼在股东大会后表示,今年商场营运环境预期并不会比去年来得艰钜,惟挑战仍在。
“公司将会提升吉打的新世纪广场及工雪州的首邦百利商场,前者将增加2万平方尺的出租面积,后者则最多可增加至4万平方尺的出租面积,预期两座商场分别在今年8月及明年中竣工。”
2016年,贺达产业信托总收入跌1.05%至1亿2491万5901令吉,5座商场的租金平均滑落9%。
针对上述问题,希山奥曼表示,公司期望今年透过提升旗下商场素质、吸引更多人潮、提高出租率等,以提振公司的业绩表现。
他补充,公司除了收取固定租金外,亦共享租户部份营业额。
贺达产业信托产业5座商场平均出租率为96.2%,到访总人数为3010万人次。
发附加股筹7500万
询及发售附加股一事,首席财务员扎丽拉表示,公司将会筹集7500万令吉,附加股文件已经呈交给监管单位,预期在1个月后召开股东特大,至于附加股的发售价尚未定夺。
她说:“上述筹集的资金,主要用于收购1Semangat商场,完成附加股程序后,预期可减缓公司的负债比。”
贺达产业信托的负债比为0.45倍。
扎丽拉补充,1 Semangat商场可对公司的每股盈利做出正面贡献。
1 Semangat位于柔佛,占地17万4534平方尺,设有412个停车位,原为怡嘉控股(ECOFIRS,3557,主板产业组)资产,以1亿400万令吉脱售予贺达产业信托。
询及网购对商场的影响,此外,希山奥曼也坦言,网购崛起也对商场造成了一定的影响,惟公司透过更便利的服务予市场,以吸引更多人到访。
希山奥曼补充,公司目前也正在物色巴生河流域以外的商场,以伺机收购。

(吉隆坡22日讯)消费者情绪走疲侵蚀购物商场盈利贡献,贺达产业信托(HEKTAR,5121,主板产业投资信托组)截至2017年3月31日为止,录得962万2000令吉的第一季净利,按年下降10.13%。
首季营业额按年微挫2.35%至3085万7000令吉。
根据文告,该公司之所以净利受损,主要因市场消费情绪疲弱,导致梳邦百利广场(Subang Parade)盈利下滑。
尽管零售业或在今年内难以提振,贺达产业信托目前正进行昔加末1 Segamat购物商场的收购活动,并计划探索更多资产提升计划。

巴生谷地区饱和
贺达产托转攻邻里商城

(吉隆坡13日讯)贺达产托(HEKTAR,5121,主板产业信托股)计划在巴生谷以外,寻找收购邻里商城的商机。
在今日的股东特别大会后,贺达产托总执行长拿督希山奥曼向记者披露,目前巴生谷地区已呈现饱和状态,因此公司开始筹集高达7500万令吉,收购昔加末第一购物广场。
早前,贺达产托宣布耗资1亿400万令吉,收购昔加末第一购物广场,并通过发售附加单位,筹集部分资金,剩余资金则通过银行贷款,预计今年第三季完成收购,届时,旗下投资组合资产总值将推高至12亿令吉。
昔加末第一属于二线购物广场,目前约有约120名租户,是该地惟一的购物广场,堪称垄断市场。
“我们放眼回酬率维持6至7%,接下来收购的资产,冀望回酬率可超过7%。”
贺达产托不断探索商机,收购位置优越且有潜能的资产。
有信心负债不破顶
“处处都是商机,我们不会设限,然而收购计划并非数月就能完成,整个商讨和收购过程,需要数年时间。”
截至3月杪首季,贺达产托营业额微跌2.35%,归咎于消费情绪疲弱,导致梳邦百利广场盈利下滑。
尽管如此,该公司仍持乐观态度。
希山奥曼说:“梳邦百利广场地理位置优越,公交系统便捷,轻快铁、单轨火车等日益发展,未来发展空间甚大。”
截至去年12月杪,贺达产托的负债水平达44.94%,接近大马证券监督委员会产托指南的50%门槛顶限。
对此,希山奥曼称,与其他产托比较,负债率虽然高,但对于公司来说是正常水平,并有信心维持50%以内。
贺达产托将继续进行资产增值举措(AEI),为产业增值提高租金收入。
贺达产托的产业组合,包括梳邦再也的梳邦百利广场、马六甲的皇冠百利广场、麻坡的威德百利广场,以及吉打的中环广场和世纪广场。【e南洋】 |

零售商场面对逆风.贺达产托料难调高租金
(吉隆坡21日讯)零售市场持续面对逆风,分析员看淡贺达产业信托(HEKTAR,5121,主板产业投资信托组)今明两年租约更新率,不过,相信新收购的产业能够抵销部份利空,因此料可维持超过95%的派息率。

肯纳格研究看淡贺达产业信托在2017至2018财政年前景,主要是因为该公司有高达59%的租约将于今年到期(约占租金收入的56%),在面对零售市场逆风打击下,可想而知,租约更新及盈利将面对更大的压力。
“加上贺达产业信托的广场设在较小的城镇,相对大型广场,客户流量和租户销售都相对较低,因此,预计2017和2018财政年租约更新将分别下挫7%和3%,不过,有望从新收购的1Segamat处获得抵销,预测今明两年的出租率能持平。”
肯纳格认为,在2016财政年,该公司旗下广场流失2%的购物者流量至3020万人,尤其是梳邦百利广场(Subang Parade)和新世纪广场(Landmark Central)分别下跌6.2%和6.3%,因此,相信该公司目前将更努力提升出租率。
肯纳格认为,贺达产业信托在收购1Segamat后,将面对融资成本及花费增加,因此,预计该公司在2017至2018财政年的净收入(RNI)为3840万至3990万令吉之间。
肯纳格表示,贺达产业信托收购1Segamat购物商场的计划料将于今年第三季完成,预计可在2017至2018财政年带来400万至1000万令吉的营业额贡献(相等于2至6%的营业额),不过,此乃长远收入,因此,在2018财政年后始能看到更大的贡献。
“在过去3年,贺达产业信托皆维持10.5仙的每单位分利,相等于94%至97.5%的派息率,我们相信该公司将尽力维持95%以上的派息率。”
肯纳格认为,该公司2017至2018财政年的每单位分利约9.4-9.6仙,相等于6.5%至6.6%的周息率。
肯纳格指出,贺达产业信托目前处于合理价,因此,从“买入”评级调整至“无评级”,并给予1令吉25仙目标价。

(吉隆坡9日讯)贺达产托(HEKTAR,5121,主板产业信托股)截至6月30日次季净利按年微升0.65%,并派发每单位4仙第二次中期股息。
该产托当季净赚1049万7000令吉或每股2.62仙,上财年同季达1042万9000令吉或2.6仙。
营业额从3094万1000令吉,按年下跌0.5%,至3078万7000令吉。
由于营运开销增加,拖累净产业收入下跌4.5%,达1800万令吉。
合计首半年,该产托净利按年下跌4.81%,达2011万8000令吉,或每股5.02仙;营业额则减少1.44%,达6164万4000令吉。
贺达资产管理私人有限公司总执行长拿督西山奥曼在文告中指出,由于经济信心疲弱,且巴生谷购物广场供应过剩,整个市况更挑战。
新世纪广场(Landmark Central)升级工程将在9月完工,至今已有85%的新单位获得新租客,收购1Segamat购物广场也预计在9月完成。【e南洋】
