(吉隆坡16日讯)贺达产托(HEKTAR,5121,主板产业信托股)截至3月31日首季,净赚按年上升6%,至1109万3000令吉,或相等于每股盈利2.77仙。

上财年首季净利为1045万9000令吉,或相等于每股盈利2.61仙。

受益于资产提升计划完成后,带动双溪大年的中环广场(Central Square)营业额改善,进而推动盈利增长。

同期营业额达3121万1000令吉,按年提升3.4%,优于去年同期的3017万7000令吉。

当季的产业营运开销略增至1259万238令吉,而产业收入则按年上涨5.8%,报1860万令吉。【南洋网财经】

贺达次季派息2.6仙

(吉隆坡14日讯)受惠于租金调整和资产提升举措,贺达产托(HEKTAR,5121,主板产业信托股)次季净利扬3.4%,达1186万4000令吉;并派发每单位2.6仙的收入分配。

截至6月30日次季,营业额起2.6%,报3098万令吉。

累计上半年,净利增长4.7%,写2295万7000令吉;营业额攀扬3%,报6219万1000令吉。

该公司宣布派发每单位2.6仙的收入分配,将上半年的收入分配推高至5.2仙。

贺达产托表示,营业额获得改善,推动上半年净利取得增长。

这归功于首邦百利广场(Subang Parade)的租金调整,和中环广场(Central Square)完成了资产提升举措。

未来,贺达产托计划在世纪广场(Landmark Central)推行资产提升举措,从中改善收益。【南洋网财经】

第3季净收入跌1.4% Hektar派息2.6仙

(吉隆坡29日讯)Hektar实业投资信托(HEKTAR,5121,实业投资信托)宣布,截至9月杪的2015财年第3季派发2.6仙的每单位股息,与上财年同季的派息相同。

根据该公司透过大马交易所发布的文告,本财年第3季净收入按年下滑1.42%至1072万令吉。

然而,Hektar信托2015财年第3季的净产业收入,则按年走升2.63%至1867万令吉,上财年同季为1820万令吉。

文告披露,现财年单季营业额由2014财年第3季的3079万令吉,年增1.94%至3139万令吉。

Hektar信托总执行长拿督查法阿都哈密在另一份文告中指出,在经济情况波动下,该公司仍可维持良好与稳定的表现,出租率仍旧企高。

“不过,我们也容易受到市场因素影响,像是利率提高。事实上,银行已基于市况不稳而提高利率。”

Hektar信托是国内多家零售商场的业主,像是梳邦再也首邦百利广场(Subang Parade)、马六甲皇冠百利广场(Mahkota Parade)、麻坡威德百利广场(Wetex Parade),以及吉打双溪大年中环广场(Central Square Shopping Centre)。

文告说,该实业信托旗下商场资产面积合共170万平方尺,截至2014年12月的资产总值共计10亿6000万令吉。

该公司现财年累计9个月的每单位股息维持在7.8仙,而净收入则按年扬升2.64%至3368万令吉,净产业收入则走高4.65%至5695万令吉。

合共3季营业额报9358万令吉,上财年同期为9116万令吉,涨幅为2.65%。

Hektar信托累计3季净收入企高,主要是首邦百利广场和中环广场调整租金所致。

它表示,该公司将致力于提升其他商场的资产素质,以确保旗下商场的业务表现走好。

以宏观角度来看,Hektar信托称,该公司2015年的大马零售业务将持续面临挑战,购物者受我国政府实施消费税所影响。【光华日报财经】

(吉隆坡19日讯)贺达产托(HEKTAR,5121,主板产业信托股)获证券监督委员会批准,委任拿督西山奥曼为贺达产托管理公司贺达资产管理私人有限公司的总执行长。

根据文告,西山奥曼将从下月1日开始,出任贺达资产管理公司的总执行长,同时,他也将加入贺达产托,担任非独立执行董事。

贺达注资2000万扩充吉打商场

(吉隆坡25日讯)贺达房地產基金(HEKTAR,5121,主板房產信託股)將注资2000万令吉来扩充位於吉打居林的商场LandmarkCentral,以提升可租用面积(NLA)。

该公司主席兼首席执行员拿督嘉化阿督哈密表示,今年对零售领域而言並非好年,他们將持续进行一系列的商场提升计划,并拨出2000万令吉扩充LandmarkCentral。

这家商场的提升计划预计在明年次季完成,可租用面积届时可从现有的180万平方呎,扩充2万平方呎,至182万平方呎。他在贺达房地產基金股东大会后的记者会上对媒体如是表示。

另外,接下来翻修对象则是梳邦百利(SubangParade)。他指出,与其他地区相比,当地受市场放缓的衝击最大,不过仍然是该公司主要的收入贡献来源。

谈及资產收购事宜,嘉化表示,仍然在寻找併购机会,而虽然该公司过去持续进行商討,不过仍未遇到符合条件的资產。

「我们收购的对象或在大马任何一处,包括东海岸及东马。我们倾向於多元化区域,原因是当一处表现放缓时,另一项资產可起到相互抵消的效果。」

目前该公司旗下商场有5家,分別位於梳邦再也、马六甲、柔佛麻坡、吉打双溪大年及居林。而收购资金將来自贷款及发股集资,比例则將视情况而定。

与此同时,他透露,由於市场放缓,因此梳邦百利的忠实租户要求暂时削减租金以度过艰难时期。嘉化表示,贺达房地產基金將与这些租户共进退,不过,未透露调降幅度。

与此同时,贺达房地產基金的负债率由2014財政年的40.89%,提升至2015財政年的44.27%。对此,他指出,这项比例仍低於证券监督委员会指引的50%水平。

「资產价值下跌是使得负债率提升的因素之一,因此,相信在年末若资產价值回升,情况將会有所回调。」

值得一提的是,嘉化今天是最后一次以首席执行员的身份出席贺达房地產基金股东大会,从5月1日起他將卸下该职务,并將棒子交给拿督希山奥斯曼。不过,嘉化仍將保留非执行主席一职。

另外,贺达房地產基金2016財政年首季(截至3月31日止)净利按年下滑3.5%,至1071万令吉,去年同期为1109万令吉;营收按年微增1.3%,至3160万令吉,去年同期为3121万令吉。

该基金也宣布派发每股2.6仙第1次中期股息,占每股盈利2.7仙的97.4%,除权日落在5月9日。【东方网财经】

出租率96% 租户多元化
贺达产托1亿购1Segamat

(吉隆坡10日讯)贺达产托(HEKTAR,5121,主板产业信托股)宣布,以1亿400万令吉向益可第一(ECOFIRS,3557,主板产业股)独资子公司Tashima发展,收购昔加末第一(1Segamat)购物广场。1Segamat购物广场是一座3层零售广场,位于昔加末市镇的交通中心。

在2013年8月25日开幕的1Segamat购物广场,目前出租率高达96.35%,并有多元化的租户,包括国家和国际品牌,如UO Superstore、Lotus Five Star电影院、屈臣氏(Watsons)、Guardian等等。

该产托管理公司贺达资产管理私人有限公司的总执行长拿督西山奥曼表示:“作为昔加末市镇唯一一家专门兴建的购物广场,1Segamat购物广场具有主导该地区零售格局的优势。”

此外,他表示,有信心该资产有进一步增长的潜能,挂收会采取与麻坡的威德百利广场(Wetex Parade)相同的策略,后者出租率和租金已显著提高。

配合产托取得更多收入和多元化市场的目的,该项收购也代表着产托达到另一个里程碑。

一旦完成收购之后,该产托将拥有6座零售广场,地点从吉打到柔佛南部,而多元化市场也让这些资产进行交叉补贴,并产生更好的抗跌能力。

贺达产托将会通过发售附加单位,筹集部分资金,剩余资金则通过银行贷款。

发附加单位筹7500万

今日,贺达产托也建议发售附加单位,计划筹集高达7500万令吉,但目前仍未决定发售价和认购比例。

贺达产托通过发售附加单位,融资部分收购资金,以便控制负债水平。

截至去年12月31日,该产托的负债水平达44.3%,假设完全通过举债融资收购计划,将会增加至49%,接近大马证券监督委员会产托指南的50%负债门槛顶限,届时将限制未来收购融资的弹性。

获收购费104万

此外,根据2012年附加信托契据(Trust Deed),产托管理公司可从收购价中最高取得相1%的收购费,也就是104万令吉。

产托管理公司将通过从发售附加单位活动所筹得的资金,取出52万令吉支付给产托管理公司,而剩余的52万令吉,则会通过发行新单位给产托管理公司。

On behalf of the Board of Directors of Hektar Asset Management Sdn Bhd (“Manager”), Maybank Investment Bank Berhad wishes to announce that AmTrustee Berhad, being the trustee of Hektar REIT, had on 10 June 2016 entered into a conditional sale and purchase agreement with Tashima Development Sdn Bhd, a wholly-owned subsidiary of EcoFirst Consolidated Bhd which is listed on the Main Market of Bursa Malaysia Securities Berhad, for the proposed acquisition of the Subject Property (as defined in Section 1 of the Announcement) for a cash consideration of RM104.0 million (“Proposed Acquisition”).

In conjunction with the Proposed Acquisition, the Manager proposes to undertake the following:
1. renounceable rights issue of new units in Hektar REIT (“Units”) to the unitholders of Hektar REIT on an entitlement date to be determined later to raise gross proceeds of up to RM75.0 million to part-finance the Proposed Acquisition (“Proposed Rights Issue”); and

2. issuance of new Units to the Manager as part of the Acquisition Fee (as defined in Section 4 of the Announcement) due to the Manager (“Proposed Issuance to Manager”).

The Manager also proposes to seek authority to allot and issue new Units for part payment of the management fee to the Manager in the form of new Units (“Proposed Authority”).

Pursuant to the foregoing, the Manager proposes to increase the existing approved fund size of Hektar REIT to facilitate the increase in the number of Units pursuant to the Proposed Rights Issue, Proposed Issuance to Manager and Proposed Authority (“Proposed Increase in Fund Size”).
