〖古晋〗MetroCity Square《北市造新市中心,整体计划预计2030年完成!》

【简要】

1) MetroCity Square首期阶段计划预计可在2017年完工,第二期阶段计划将在2017年开始至2030年完成。

2) 目前进行第二期综合发展计划耗资三亿令吉,其中工程项目包含两栋18层高386个公寓单位和124个商业单位;600个多层停车位及22个3层式高级商业店屋。

3) 一栋8层高220个房间的帝宫酒店以及富丽华百货霸市也将于2017年完成。

4) 第二期阶段发展计划将划分为5大区域:

- 金融行政中心 (包括A级办公大楼:联邦及州政府办公大厦、银行、保险公司等)

- 时尚区 (包括1,500,000平方尺的大型购物广场、酒店、办公大厦、会议厅、娱乐休闲场所等)

- 两个商业公园地段 (包括中小型企业、展览厅、3S汽车服务中心、高级办公楼、饮食中心、得来速以及加油站等)

- 市中心居住区 (包括高层公寓大厦、高速网路服务,坐落在教育中心附近)

- 时尚主题医疗居住区 (包括高层高级公寓大厦、人造湖、园林强化区等)

MetroCity to transform Matang into vibrant, modern metropolis

MetroCity has been approved as a central business district commercial and mixed-use development with Special Development Area status.


Some of the dual-frontage shops will face the SoHo Towers and Imperial Matang, an eight-storey 220-room hotel with a Boulevard departamental store cum supermarket on the lower levels.

KUCHING: CKH Realty Group (CKH Realty) is confident that its MetroCity development will transform Matang into a vibrant and modern metropolis.

Spanning 183 acres, Metropolis is an ongoing commercial and mixed-use development situated along Jalan Matang, five kilometres from Kuching city centre.

In a briefing with the media, CKH Realty chairman and managing director Dato Chong Kia Hoi explained that MetroCity was conceptualised with the governing vision of transforming Matang into a modern metropolis.

“Many have questioned my decision to launch such an ambitious project in Matang. My reasons are simple: there are no longer large parcels of land available within five kilometres of our city centre for a properly planned large-scale development.

“It took decades for Kuching City South to develop into the state it’s in today. It is near impossible for instance, to implement a grid road network infrastructure as what we are doing at MetroCity,” Chong said.

In fact, Chong pointed out that it was Former Chief Minister Tun Pehin Sri Abdul Taib Mahmud who encouraged CKH Realty to develop Kuching City North as he wanted to see a balanced development in both areas of Kuching.

“I am also thankful to the current chief minister Datuk Patinggi Tan Sri Adenan Satem for approving MetroCity as a central business district development to increase economic activities and growth in Kuching City North,” he added.

On that note, CKH Realty is grateful towards the government for the commencement of several infrastructure projects including the upgrading of Jalan Matang from Kubah Ria to MetroCity, the RM145 million construction of a four-lane highway and new bridge to Stapok linking directly to MetroCity’s western boundary and the RM50 million underpass at Datuk Abang Kipali Abang Akip roundabout.

CKH Realty has already invested RM25 million out of a total of RM80 million for the internal road network infrastructure including public car parks and open space covering 25 per cent of the total land area.

The group has also invested in a multi-million dollar fiber optic networking infrastructure for the entire development in partnership with Telekom Malaysia Bhd (TM).

“With such enhanced infrastructure and accessibility MetroCity will become the premier destination for business, dining, leisure and entertainment in accordance to what we have envisioned,” Chong said.

Another highlight of MetroCity is that the project has been approved as a central business district commercial and mixed-use development with Special Development Area status. This allows participation by foreign companies who wish to invest or jointly develop MetroCity with the group.

“We are in negotiations with a Fortune 500 Chinese construction company who is keen to participate in MetroCity.
“We can leverage on their expertise, technology and financial strength in our quest to develop and modernise Matang,” he added.

On the Stage 1 development, which began in December 2012, Chong revealed that he is satisfied with what the group has achieved in the relatively short time frame of three years.

He noted that all 314 units of three and four storey shops under Phase 1 have been completed.

Food and beverage (F&B) drive-thrus such as McDonalds and KFC, which have become a landmark for the area, continue to thrive with the opening of other stores like Pizza Hut, Nasi Lemak Antarabangsa and Penang Nasi Kandar.

In addition, departmental, electronics and textile stores, coffee shops, gyms, pharmacies and convenience stores have opened up in the area.

“Many other business premises are currently under renovation, including Wisma CKH, our new 20,000 square feet (sqft) corporate office and sales gallery.

“We intend to extend our operating hours from 8.30am – 9.30pm to better serve our customers,” Chong said CKH Realty has also lined up many events to take place regularly at MetroCity including Sarawak’s first mid-week market (MetroCity Rabu Market), Sarawak Motor Sports Carnival 2016, quarterly school music band and sports competitions and more.

CKH Realty is currently focused on the development of Phase 2 which features MetroCity Square, a RM300 million mixed development comprising 386 SoHo apartments, 124 arcade shops, an integrated multi-storey 600 bay car park and 22 units of premium three-storey shop offices.

The group will commence construction of the 22 units of premium commercial shop offices in March. Some of the dual-frontage shops will face the SoHo Towers and Imperial Matang, an eight-storey 220-room hotel with a Boulevard departmental store cum supermarket on the lower levels.

“We have also completed piling works for the 18-storey twin SoHo towers. The tender exercise for the construction will be completed by the end of this month.


“The tender managed to attract interest from several local and foreign-based construction companies. We expect to award the contract by April/May this year,” Chong said.

Chong has projected that the entire MetroCity Square project will be completed in 36 months. He said that by that time, the new Stapok bridge and four-lane highway linking MetroCity’s western boundary will have been completed and this would complement the next thrust of the group’s development at MetroCity.

Meanwhile, some of the exciting projects CKH Realty is working on include a private international boarding school.
“We firmly believe Kuching is an ideal place for education: English, BM and Chinese are widely spoken; the weather is excellent all year round with no natural calamities to speak of while tuition fees in ringgit are much more affordable to the international market,” he said.

In fact, CKH Realty lauds the introduction of direct flights between Hong Kong and Kuching as the Chinese market is a natural choice for the group.

“Sarawak has much to offer and we have received much interest regarding our boarding school initiative. The Chinese love coming to Sarawak and Kuching in particular as there is no barrier in terms of language and food.

“Sarawak is also an excellent place to learn English and even migrate to for retirement under the Malaysia My Second Home (MM2H) programme,” he added.

As for CKH Realty’s next thrust of development under Stage 2, Chong revealed that it is to be completed over the period 2017 to 2030.

This would involve the creation of additional precincts: the Financial and Administrative precinct, Lifestyle precinct, two Business Park precincts, Downtown Living precinct and Themed Lifestyle and Healthcare Residential precinct The Financial and Administrative precinct comprises of grade A office buildings for banks, insurance companies and government agencies, both state and federal.

The Lifestyle precinct comprises a large-scale commercial mall (1.5 million sqft), hotel, office suites, functions and events hall, entertainment and recreational facilities.

There are also two Business Park precincts offering individual plots of land approved for SME-related office premises, showrooms, 3S outlets, executive office suites, F&B outlets or drive thrus or petrol filing station.

The Downtown Living precinct is targeted for young professionals or small families desiring the convenience and security of high-rise living with high-speed broadband connectivity. It will be situated close to the educational institutions in MetroCity.

Lastly there is a Themed Lifestyle and Healthcare Residential precinct, a gated and guarded high-end development with man-made lakes and intensive landscaping. The group has reserved an area within this exclusive precinct for the provision of aged care services.

雨后春笋。
如果公交也可以搞一搞会更好。
没有汽车可就不便了, 这里一些哪里一些, 不过也有好处, 至少不会在同一个地方塞车。

相信发展商已意识到古晋的情况,要不然第二阶段发展的蓝图也不会有所串改(之前公布的蓝图都是平地发展,新的蓝图变成高楼发展)。

交通阻塞日益严重,这都是城市发展规划不当而造成。据了解州政府之前下达在市区内建高楼的禁令,导致人口严重分布不均,因而造成今天的交通阻塞以及市中心商业活动低迷的悲剧。其实高楼发展好处多,不但可汇集人口促进商业活动更蓬勃也助于减少交通的使用量 (前提是公交要完善),但万能的政府却忽略了这一点。

这是一项长达15年的城市发展计划,相信到时候人口自然会暴增至100万。

现在最少也有750k,只是被分布在几个地区,再加上很多出国念书,工作的人。。。

还有15年,1百万不是什么大问题,最大问题应该是,华人应该会变成第三大种族,而非第二了。
