租屋者没有缴交房租该怎么办？急！

年头我出租屋子给一户家庭。They start rent from 1/2/13. so base our agreement, they suppose pay the rental before 7th.
but  every month i need to call call call & ask for the rental. mostly they pay at the due date (7th.)
but this month, until today they still 没有缴交房租. 我已经打了很多通电话追她，但她一直在拖我，我已经向他说如果这15号再不还 JUN‘13 房租请她月尾搬走（jun rental contra with deposit)，但她不是很愿意要搬，我该怎么办？请教教我。
我每个月都等收房租来还屋期。等我的loan的LOG-IN PERIOD过了我就要买掉。

你是否有给她 forfeiture notice？没有的话，你还不能收回你的屋子。如果不会写的话，可以请律师为你代劳 （因为你的 notice需要comply with the requirement imposed by National Land Code）。

当期限过后，她没有 comply你才可以收回你的屋子。不过，如果她不愿意把她的东西搬走，你也很难租出去。因为你不可以自己把她的东西搬出去/丢掉，除非你确定她不会反过来告你。

通常，我们都会建议采取 distress action, claim for double rent and Order for VP。不过这很花时间跟金钱。

can i ask? if i got make police report than lock door+ cut elec and water make them leave can ar?

It's against the law! You may be liable for trespassing and breaches the covenant of peaceful and quiet enjoyment of the property. The proper ways is to obtain court order before you can recover possession of the property.

对不起，这么迟才回复。
我已经问了很多人，他们都说不能做什么。只能等agreement到期。
就算我找lawyer啊, police啊，他赖死不走的话，我也不能怎样的。
