KUCHING: Rakyat Elite’s managing director Steve Ng explained yesterday that the new traffic flow near the site of the Plaza Merdeka project at Jalan Barrack here was instituted in consultation with Kuching City North Hall (DBKU) and the local merchant association.
“The tender for the project will be out early next month and we anticipate work to start by the middle of the year,” Ng told Eastern Times here yesterday .
Ng said he held a briefing for the local merchants last week in response to the concerns expressed by some who were operating along Jalan Barrack near the Sarawak Tourism Complex (formely the Old Court House) here.
He said at the briefing, the Jalan Barrack merchants expressed their desire for the authorities to keep the road open to traffic but agreed that during the construction phase, this would not be possible.
Ng added that a number of suggestions were put forward including creating a tunnel under the project and maintaining the existing traffic flow.
“We explained that these were not feasible as they conflicted with the concept of an integrated complex that will bring additional value to the area.”
Ng also pointed out that only an integrated complex could attract major tenants who would draw people from near and far and help to establish the old Kuching City centre as a desirable destination for all shoppers and tourists.
“In the interest of maintaining harmony in the area between the developer, the Jalan Barrack shopkeepers and the merchants from India Street and Kuching City centre, some merchants have proposed that the commercial vehicle road (25 feet wide) that passes through the side of the complex be made accessible to all vehicles and that Jalan Barrack should not be developed into a pedestrian mall,” he said, adding that the proposals were now being studied by various parties.
Rakyat Elite is the developer of Plaza Merdeka in partnership with the Sarawak Incorporated Sdn Bhd. The RM350 million project is expected to be completed by mid 2010. The whole area for the project is 3.8 acres.
Upon completion, the shopping mall will boost a gross area of over half a million sq ft with nett lettable area of approximately 350,000 sq ft.
The discerning feature of the mall will be its huge 9,000 sq ft four-storey high garden podium for promotions and exhibitions.
There will be a departmental store, a supermarket, coffee shops as well as a food court. The mall is targeted at the medium and upper class markets.
There is an ample car park spread over six acres of space on levels B2 and B3 with multiple access points to the mall.
The traffic flow in the area will also be revised to alleviate congestion. The ample parking spaces will also serve to enhance the pedestrian flow from the surrounding streets.
The project will not be purely a commercial project; it will be a landmark which adds to the tourist attractions in the area.
Ng said the mall would serve as an oasis amidst the old historic buildings. With its unrivalled garden-like setting, its shopper-friendly layout and good retail mix, it will be a shopping destination that’s hard to beat. Complementing the mall will be a boutique business and hotel.
The hotel, situated above the mall, will have a panoramic view of the Sarawak River, the Astana, the new state-of-the art State Legislative Assembly complex and Fort Margherita on one side and Padang Merdeka and the Sarawak Museum on the other.
The hotel, to be housed over eight levels, will feature designer interiors with state-of-the-art connectivity for discerning businessmen and tourists.
It will be an integrated component of the complex and will be complement the area to enhance its potential as a destination in the heart of the city.
Ng said only 25% of the retail shops would be offered up for sale. The remaining shops will be managed by the group to maintain the original concept of the shopping mall.
“We are here not just to make profits. We want to ensure that the project will be a permanent feature that will add value to both locals and visitors including tourists in the heart of the city,” added Ng.

75 percent of space in Plaza Merdeka sold

KUCHING: 75 percent of space in Plaza Merdeka has been sold. The remaining 25 percent will be sold in due time, Steve Ng Plaza Merdeka Managing Director said yesterday.
Excavation and demolition works involving Sesco and Telekom will continue at the site until middle of this month. Ground work is expected to begin in October.
On the half-road closing near Padang Merdeka, Ng said it was a temporary measure and will be re-opened once the project is completed in 2011.
However, the total cost of construction would be increased by 20 percent due to the rising cost of building materials. The original cost of the project will remain the same, he later said.
The RM350 million project was launched by Chief Minister Pehin Sri Haji Abdul Taib Mahmud on May 8, last year.
Ng said the development of Plaza Merdeka was intended to be a part of the revitalisation of Kuching.
The Shopping Mall boasts a gross area of over half a million sqft with a nett lettable area of approximately 350,000 sqft. There will be a department store, supermarket, designer stores, tech centre, coffee shops as well as a food court.

Complementing the mall is a 290 room boutique business and tourist hotel.
The hotel, situated above the mall will have a panoramic view of the river, waterfront esplanade, Astana, the new DUN building and Fort Margherita on one side and the Merdeka Padang and Sarawak Museum on the other.
It will be housed over eight levels and will feature designer interiors.
This modern, state-of-the-art shopping mall and hotel within a classical building façade is designed by Yolanda David Reyes (YDR design, Manila Philippines). The project is undertaken by Rakyat Elite Sdn Bhd in partnership with Sarawak Incorporated Sdn Bhd.

会不会变成第二个 Sarawak Plaza ?
我最看不过的就是有一整堆的人吃饱没事做到处坐,
楼梯一堆,门口一堆,哪里都一堆,破坏风气,
不管有多 Class 的 shopping plaza 都会给他们败完
希望这一间不会发生这种现象
又 shopping complex 又酒店,
咱们的千年僵尸先生很会抓时机,商机的 |
