它外围的一块木片移开了,看似故意让人家可以了望内部的情形。

今天经过就顺便探测下,得知已开始建筑一楼。

富丽华好像建得比新欣快。。己有“建起来”的structure了,应该两个在“比赛”吧,抢先出镜。。。哈

富丽华快是理所当然的,毕竟开工时间比新欣整整早了一年。也就是说富丽华需时3年来完成;新欣只需2年时间竣工。
富丽华 - 2004年尾动工 至 2007年10月10日完成
新欣 - 2006年头动工 至 2007年尾完成

City & Country: Banking on The Spring

James Ling, managing director of Kuching-based construction company Perbena Emas Sdn Bhd, faced resistance from his partners and his wife when he shared his plans of putting up a larger-than-usual retail centre in the Sarawak capital. They told him that Kuching did not need a big shopping centre, at least not one on the scale he was considering.

But he was confident that it was the best plan for the 12-acre site which he purchased back in 1994. "I was the boss, so I insisted on having my way and went ahead with the plan despite the resistance," he recalls. The result of his insistence is The Spring, a 2½-level shopping centre with 450,000 sq ft of lettable space under construction and scheduled for completion by the end of next year.

More than 36% of the space has been booked and Ling is confident it would hit 50% take-up by year-end. Rents are expected to range from RM10 to RM15 psf. Parkson Corp Sdn Bhd has committed to Perbena Emas' wholly-owned subsidiary, PSB Realty Sdn Bhd (developer of The Spring), to take up some 100,000 sq ft of space at The Spring. The department store currently has a presence in Kuching at Riverside Shopping Complex, occupying some 65,000 sq ft.

The Spring is designed by a New Zealand-based architect, and this arose from the frequent trips Ling made to Christchurch where his children were studying. "My wife was staying there, so I used to travel there about four times a year. I was very impressed by the concept and design of the shopping centres there," he says.

Ling says the concept of The Spring will be somewhat similar to Suria KLCC, although the brand outlets The Spring will feature may not be high end. "We will have a proper bookstore, departmental store, gourmet supermarket and feature brands that are currently in Kuala Lumpur," he says. While the shopping centre sits on a 10-acre site, the adjoining 2-acre plot has been planned to feature a business-class hotel, but approvals for this have yet to be obtained. "We will commence this once The Spring is ready," says Ling.

Essentially a construction company, the total amount of contracts awarded to Perbena Emas has surpassed RM650 million to date. Its current order book of RM350 million will keep the company busy until the end of next year
The Spring marks the company's major foray into property development. It has dabbled in property development with smaller scale housing projects and recently completed a 34-unit housing project near Kuching city centre, which is 90% sold. Made up of terraced houses, semi-detached and bungalow units, the homes are pegged at about RM320,000, RM450,000 and from RM700,000 respectively.

Ling has grand plans to grow the company's property development business focus from the current 5% to 50% over the next three years. Currently, its only landbank other than the 12 acres is a 10-acre plot in Kuching approved for a housing project and a 2-acre site in Bintulu. Ling says the area of concentration would be in Kuching and Bintulu. On whether there are any plans to look for opportunities in Peninsular Malaysia, Ling offers: "Kuala Lumpur has some interesting prospects, but not for now because we think the market there is saturated."

Having qualified as an engineer in the 1970s, Ling set up his own consultancy specialising in civil and structural works in 1975 in Kuching. Four years later, he established Perbena Emas and the company has been involved in mostly construction jobs building high-rise apartments, hotels and hospitals among others. This is unlike most other construction bigwigs in Sarawak, which have concentrated on infrastructure jobs. Perbena also started off with a niche, having been involved in the first liquefied natural gas (LNG) plant in Bintulu in the late 1970s. Subsequently, it was also involved in the second and third LNG plants in Bintulu as well as the gas pipeline project in Miri.

Another job that Ling lists as being a meaningful endeavour is the construction of longhouses under the Bakun resettlement scheme.

Clearly, Ling has a lot of help moving the company to new heights. For one, all his five children work with the company. And they are all qualified in fields that would benefit a construction-cum-property development firm. "My eldest daughter is an accountant, the second one is a landscape architect, my third son is a quantity surveyor and my twin girls studied civil engineering and IT and marketing respectively!," he shares.

今天The Edge报刊有新欣相关的资讯,他们公布其中一些已与新欣签定和约的企业名称,据报导指出目前有:MPH Bookstore, Starbucks, MNG, Padini, Nike, Secret Recipe。。。迟些我会贴上比较完整的名单。

"More Mainstream Retailers Sign Up for Kuching's Latest & Biggest Mall, The Spring"

apart from Parkson who has taken up the department store space with their new revamped concept and image, some other major tenancies have been confirmed by Starbucks, MPH Bookstore, MNG, Secret Recipe, Padini, Giordano, Optical88, Nike Performance, FOS, Apple Computers, Habib Jewellery and City Chain.

Padini's Managing Director, Mr. Yong Pang Chaun, says the opening of The Spring next year is well timed as most established KL retailers are being drawn to this part of the country right now. Padini's Concept Store in The Spring will house the Padini, PDI, P&Co., Seed, Miki Maternity Wear, Padini Authentics and Vincci brands.

Starbucks confirmed their presence in The Spring which will be their first outlet in Sarawak.

没错,City & Chain是香港著名的手表专卖店。

呵呵,的确是值得让人兴奋不已的消息啊,相信这是古晋第一家具有高档规模的商场。许多著名品牌的进驻,也意味着古晋市的消费力已攀上新的一个阶段,未来的趋势更是值得观望的。

突然对The Spring起了信心。我相信建成后一定能吸引到很多人潮,因为爱买书的人一定会往里面转。希望他们的帕车系统是使用per entry的,这样一来就可以整天在里面逛而不用担心停车费贵~~~

The Spring座落的位置非常恰好,附近的消费水平处于中上等级的,刚好有这个市场在那,所以品牌商行是足以生存的。而一些喜欢到KL购物的人可能会因新欣的作业而留步,这对砂州尤其古晋市的经济刺激多了不少作用。

有关新欣泊车系统,暂时不能断定其是如何运作,不过应该是收费制的。

搞不好是KL的次货卖不出才拿来这里卖。。

就算真的如你所说相符,那我们也只好响应它的招待了,总之这些品牌都是首次在古晋甚至首次在砂州开业的。我觉得以乐观的角度来看待的话,这前景意味着不仅提升了古晋市的生活素质,也将提高消费水平到另一层次。

这更新已在前几页讨论过了,若有兴趣不妨爬文下。

日前并没有其它零售业者有意进军古晋,所以百货单位仍然由已驻久留的百盛取得合同。

Crown Square都没有什么人,如果开在哪里的话真的是送死。
话说回来,Crown Square到底是如何扩建?有变得很大吗?

我想也是,毕竟那里人流不多。

扩建完成至今我还没踏入过,所以不清楚。
